HomeMy WebLinkAboutContract 34184AMENDMENT NO. 1 TO AGREEMENT FOR ARCHITECTURAL DESIGN SERVICES GUINN ELEMENTARY SCHOOL RENOVATION STATE OF TEXAS CITY SECRETARY CONTRACT NO. COUNTY OF TARRANT WHEREAS, The City of Fort Worth and Komatsu Architecture, Inc. (Architect) made and entered into City Secretary Contract No. 33939 (The Contract) which was authorized by the City Council by M&C C-21619, the 15th day of August, 2006; and WHEREAS, further amendment is necessary to reimburse the Architect for including conceptual planning for a commemorative area for a historic elementary school structure as part of the design services agreement; and NOW THEREFORE, City and Architect, acting herein by and through their duly authorized representatives, enter into the following agreement which amends the Contract: Article 1.1, SECTION I — SERVICES OF THE ARCHITECT, a fourth paragraph is added to read as follows: "Provide additional design services to include conceptual design for a commemorative area in the vicinity of the historic elementary school structure. The cost of this additional service is $9,000.00 (including $1,500.00 for coordination with Public Art artist) plus up to $500 in reimbursable expenses. The scope of services is described more fully in the Komatsu Emails dated September 8 and 18, 2006, subject: Guinn Elementary School — Commemorative Plaza Additional SOW which are attached hereto as Attachment "A" and made a part of this Agreement." 2. Paragraph 1 of SECTION V - COMPENSATION TO ARCHITECT, is amended as follows: "The total compensation for all of the assignments to be performed by Architect as described in CHARACTER AND EXTENT of ARCHITECT'S SERVICES hereof shall be a fixed fee of $182,546.62 plus up to $2,936.00 in reimbursable expenses." 3. The extent of this project may be generally described as a commemorative plaza for a historic elementary school structure to be used for city offices in Fort Worth, Texas. This agreement is to be with Komatsu Architects and the City of Fort Worth. The Komatsu team with Studio Tincup, and Profile Consultants have developed this Scope of Work (SOW) for your consideration as follows: KOMATSU ARCHITECTURE SCOPE OF WORK: The scope of services (SOW) includes: A. Komatsu Architecture shall provide concept planning and development, construction documentation (where applicable), construction administration and cost estimation by phase for the following scope items for the area directly adjacent to and including the Elementary School Building Commemorative Plaza: • Conceptual commemorative memorial design/theme • Coordination of consultants (landscape, electrical, structural, and civil • Materials • Landscape fencing and gates coordination(if applicable) • Initial Public Art process (preparation for artist input). • Community process. Studio Tincup shall provide design development, construction documentation, construction administration and cost estimation by phase for the following scope items for the area directly adjacent to and including the Elementary School Building Commemorative Plaza: • Finish grading and surface drainage of pedestrian pavements and planting areas. • Pedestrian pavements • Landscape fencing and gates (if applicable) • Planting and soil amendment. • Site furniture including planter pots and seating devices. • Irrigation downstream from main -line point -of -connection. B. Studio Tincup will coordinate with the following professional consultants, whose services are not included in this proposal: • Structural engineering for landscape elements, including slabs on grade and landscape fencing and gates (if applicable). Studio Tincup will draw design developed by others, for stamp by project structural engineer. • Site lighting design and circuitry (if applicable). • Site civil engineering, including sizing of storm drainage, stubs to storm system for landscape drainage, and design and construction documents for vehicular pavements, curbs and gutter. • Public Artists or Art Consultants. PROCEDURE Design Development Upon Client's authorization to commence design development, Studio Tincup shall prepare design development drawings and an estimate of probable construction cost for Studio Tincup's portion of the work. The design development plans will define the character and essentials of the project, including selection of materials. This design will be based on the existing conditions analysis and master plan previously developed by Komatsu Architects. Construction Documentation Upon Client's approval of the design development plans and preliminary cost estimate, Studio Tincup will develop working drawings to construct the work and shall prepare a final estimate of probable construction cost. Specifications will also be issued during this phase of the project. All document formats and issue notations shall be coordinated with Komatsu Architects 550 BAILEY AVENUE SUITE 102 FORT WORTH, TX 76107-21 1 1 817 332 1914 VOICE 817 429 7463 METRO 817 8 FAX T KOMATS U A R C H I T E C T U R E Construction Administration / Observation Upon request, Studio Tincup will make up to two (2) visits to the site to familiarize itself generally with the progress and quality of construction and to determine in general if the construction is proceeding in accordance with Studio Tincup's design intent and construction documents. On the basis of its observations while at the site, Studio Tincup will keep the Client informed of the progress of construction. Studio Tincup may recommend to the Client the rejection of work failing to conform to the contract documents. Studio Tincup shall prepare and process change orders only with prior approval of Client. As with other phases, travel for construction observation will be billed as a reimbursable expense. Studio Tincup can make additional visits upon approval by client and time expended will be billed at an hourly rate of seventy five dollars ($75). Studio Tincup shall endeavor to secure compliance by the contractor to the plans. Studio Tincup shall not be responsible for construction means, methods, techniques, sequences or procedures, or job -site safety, in connection with the work and Studio Tincup shall not be responsible for the contractor's errors or omissions, or failure to carry out the work in accordance with;the contract documents. DEVELOPMENT BUDGETS A. A proposed development budget for all items of work will be established during the Design Development Phase, and at the completion of each subsequent phase of service. B. In the event that the approved development budget (at the completion of Schematic Design) is reduced or increased by more than 20% between the time of approval of the Schematic Design Phase and the time of award of a construction contract, cost of modification of drawings and specifications to meet the changed project budget shall be considered Extra Services. MEETINGS AND WORK SESSIONS This proposal includes Professional Service time for meetings as outlined below: Design Development: one (1) Construction Documents: one (1) Construction Administration: two (2) Additional meetings shall be billed as Extra Services. Fees for Professional Services shall be.billed monthly for progress payment based upon percentage of work complete. Reimbursable Costs shall be billed with fee invoices. We estimate the following fee breakdown by phase: Design Development: $2860.00 Construction Documents: $4290.00 Construction Administration: $800.00 $ 7,950.00 CAMPOS ENGINEERING INC. SCOPE OF WORK Fee Total: Exterior lighting and electrical distribution to plaza area; extension or new irrigation branch field (coordinated by landscape architect); no surface drainage systems anticipated.
