1. This Unified Sign Agreement covers real property located at

hereto as Exbi.bit "B" (the "Sign Plan"). No signs shall be constructed on the
Property or allowed.to remain on the Property, except as reflected on. the Sign plan.
4- All parties hereto covenant and agree thal tlae Property covered by dais Unified Sign
Agreement will be collectively treated as a single premises for the limited purpose of
detemiining t1w jwirrbcr, size and location of on-premise signs pe.nnitted in
accordance with Section. 6.404(F) of the Compreh.ensive Zoning Ordinance of the
City of Fort Woilh, being Ordinance No. 13896, as amended.
5. The cover3.atits, limitations and .reerktions contained herein shall be covenants
running with the land with respect to the Property and shall be bin i1%

all parties having any right, title or interest in or to the Property, or any part thereof,
and their heirs,successors and assigns.
6. Owner agrees to defend, indemnify and hold harmless the City of Fort Worth from
and against all claims or liabilities arising out of or in connection with this Unified
Sign Agreement,
7. This Unified Sign Agreement will be governed by the laws of the State of Texas.
8. This Unified Sign Agreement may be amended or terminated only in accordance with
Section 6.404 (F)(7)(b) of the Comprehensive Zoning Ordinance of the City of Fort
Wozlh, Ordinance No. 13896, as amended,which reacts as follows:
(b) A Unified Sign Agreement may be amended or terminated as follows:
i) The amendment or termination agreement shall be executed by ail
owners of the properties included in the Unified Sign Agreement,
and all lien holders, other than a taxing entity,that have an interest in
land covered by the agreement or an improvement on such land.
ii) A termination agreement shall be approved by the City Council if all
signs on the property governed by the agreement are in compliance
with City sign regulations, as if no Unified Sign Agreement had been
executed. Any signs that are not in compliance shall be removed or
brought into compliance prior to approval of the agreement by the
City Council.
iii) In considering whether to approve an amendment to a Unified Sign
Agreement, the City Council shall consider the criteria for approval
of Unified Sign Agreements set out in Paragraph F.3.
9. Owner represents that there are no lien holders, other than taxing entities that have an
interest in the Property or any improvements on the Property. [Note: Modify as
needed. Lien holders must also execute this agreement.]

BEING a tract of land situated in the J. M. B. SMITH SURVEY, Abstract No. 1412, Tarrant County,
Texas, and being all of Lot 5R;Block 202 of WEDGWOOD ADDITION, an addition to the City of Fort
Worth as recorded in Volume 388-134, Page 2 of the Plat Records of Tarrant County, Texas (PRTCT),
and being a portion of LOT 6,BLOCK 202 of the WEDGWOOD ADDITION, an addition to the City of
Fort Worth as recorded in Volume 388-164, Page 52 of the Plat Records of Tarrant County, Texas
(PRTCT) and being more particularly described as follows:
BEGINNING at a point for corner from which a PK nail found bears South 42 deg 39 min 16 sec East a
distance of 1.23 feet, said point being the most southwesterly corner of Lot 6, Block 202 of
WEDGWOOD ADDITION, an addition to the City of Fort Worth as recorded in Volume 388-131,Page
52 (PRTCT) and being in the northerly right-of-way line of ALTA MESA BOULEVARD (165' right-
of-way);
THENCE departing the westerly line of said Lot 6, Block 202 and along the northerly right-of-way line
of said ALTA MESA BOULEVARD North 83 deg 39 min 29 sec West a distance of 402.58 feet to a
1/2 inch iron rod found for corner;
THENCE departing the northerly right-of-way line of said ALTA MESA BOULEVARD North 00 deg
