Re: First five(5)year lease renewal for the lease (CSC#38910 and CSC#38910-E1)with
the Armory Building,LLC to lease 1289 Hemphill Street,Suites 151 and 251,for use as
office space for the FWPD.
Dear Mr. Gutierrez:
Per section 3.04 of the lease (CSC#38910) between the City of Fort Worth and The Armory
Building, LLC,this letter shall serve as notice the City of Fort Worth would like to exercise the
first five (5) year renewal option to renew the lease at 1289 Hemphill suite 151 and 251.
The term and rental payments for the renewal term are as follows:
Renewal Term Monthly Rental Payment
Year 1: June 1, 2020 - May 31, 2021 $23,892.04
Year 2: June 1, 2021 - May 31,2022 $24,608.81
Year 3: June 1, 2022 - May 31, 2023 $25,347.07
Year 4: June 1, 2023 - May 31,2024 $26,107.48
Year 5: June 1, 2024 - May 31, 2025 $26,890.70
If The Armory Building, LLC is in agreement with this renewal and rental rate,please have this
renewal notice signed by the appropriate party and email back to Mark Brown at
m ark.brown,c fortworthtexas.gov or mail to Mark Brown, City of Fort Worth, Property
Management, 900 Monroe, #400 Fort Worth,Texas, 76102, for execution and the assignment of
a contract number in the Office of the City Secretary of Foil Worth. A fully executed copy will
be returned to you for your files.
