THAT this Modification of Lease Agreement is made and entered into between
Basswoodbeach Crossing, Ltd.,, a Texas limited partnership ("Lessor") and the City of
Fort Worth, a municipal corporation, acting by and through its duly authorized
representatives ("Lessee") for an in consideration of One Dollar ($1.00) and other good
and valuable consideration, receipt of which is hereby acknowledged.

1. Lessor and Lessee acknowledge that certain Lease Agreement for office space
dated April 28, 2000, City Secretary Contract No. 25 809 (as amended by
subsequent renewals and modifications, the "Lease") for approximately 1,982
square feet of office space located at 7451 Beach Street (formerly known as 4301
Basswood Boulevard), Suite 180, Fort Worth, Tarrant County, Texas 76104 (the
"Leased Premises") will expire effective July 31, 2012. By execution of this
Modification of Lease Agreement the parties hereto agree that the Lease is hereby
extended pursuant to the terms therein except as modified herein.
2. Lessor and Lessee agree that effective August 1, 2012 the Lease shall be extended
for a term of two (2) years and shall expire on July 31, 2014. The base rent during
the extension term will be $3,200 per month.
3. The lease shall be renewable for three successive one-year extensions at City's
option. To exercise such an extension, City must notify Lessor in writing at least
30 days prior to the expiration of the current term. The base monthly rental rate
for the renewal terms will be $3,520.
4. All other terms and conditions of the original Lease remain unchanged and in full
force and effect.

SUBJECT: Authorize Lease Modification and Extension Agreement with Basswoodbeach Crossing,
Ltd., for Office Space at 4301 Basswood Boulevard, Suite 180 for the Police Department
(COUNCIL DISTRICT 4)
RECOMMENDATION:
It is recommended that the City Council:
1. Authorize the execution of a lease modification and extension for office space located at 4301
Basswood Boulevard, Suite 180 with Basswoodbeach Crossing Ltd.; and
2. Approve a lease term of two years effective August 1, 2012 and expiring on July 31, 2014 with
three one year renewal terms.
DISCUSSION:
The Housing and Economic Development Department, Real Property Services Division, at the
request of the Police Department, has negotiated a lease Agreement extension and modification with
Basswoodbeach Crossing, Ltd., for approximately 1,982 square feet of office space located at 4301
Basswood Boulevard, Suite 180.
The terms of the lease are:
The initial lease term is for two years.
The monthly rental rate during the initial term will be $3,200.00 per month.
The lease will permit three successive one year renewals at City's option.
The monthly rental rate during the renewal terms will be $3,520.00.
The City is responsible for the payment of all utility costs and telephone service.
The modifications to the existing lease include the term extension, the addition of the renewal options
and the increased rental rates.
The City has leased this space since July 2000.
This property is located in COUNCIL DISTRICT 4.
FISCAL INFORMATION/CERTIFICATION:
The Financial Management Services Director certifies that funds are available in current operating
budget, as appropriated, of the Crime Control and Prevention District Fund.
