WHEREAS, on May 4 , 1970, the City of Fort Worth and the Tarrant
County Junior College District entered into a lease of 43 , 900 square
feet of land for use by the district as a site for an aeronautical
technology facility at Fort worth Meacham Airport, said lease being
known as City Secretary Contract No. 6523, on file in the office of
the City Secretary of the City of Fort Worth; and
WHEREAS, on June 27, 1978, said City Secretary Contract
No. 6523 was amended to add 6 , 624 square feet of land for use by the
District as an aircraft parts storage yard, said amendment 'being
known as City Secretary Contract No. 9911 , on file in the office of
the City Secretary of the City of Fort Worth; and
WHEREAS, ON March 30, 1981 , said City Secretary Contract
No. 6523 , as amended, was amended a second time to add 30 ,452 square
feet of unimproved land to be used for automobile parking; and
WHEREAS , the City of Fort Worth and the Tarrant County Junior
College District desire to again amend said City Secretary Contract
No. 6523, as amended, to add 2, 100 square feet of unimproved land to
be used as a storage area;
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
The City of Fort Worth, a municipal corporation located in
Tarrant County, Texas, acting through its duly authorized Assistant
City Manager, Bob Terrell, hereinafter called "Lessor" , and the
Tarrant County Junior College District, acting through its duly
authorized President, Joe B. Rushing, hereinafter called "Lessee" ,
do hereby covenant and agree as follows:

City Secretary Contract No. 6523, as amended, on file in the
office of the City Secretary of the City of Fort Worth, is hereby
further amended by adding to the ground area leased thereunder the
following described land:
A tract of land comprising a total of 2, 100 square feet ,
adjacent to the western side of the hangar premises leased
under City Secretary Contract No. 6523, said site being
known as lease site "F" and being described more particu-
larly in field notes marked Exhibit "A-3" and outlined in
read on the plat marked Exhibit "B-1 " . All exhibits are
attached hereto and incorporated herein for all purposes
incident to this agreement.

City Secretary Contract No. 6523, as amended, is further
amended by increasing the annual rental due thereunder by One
Hundred Eighty-Four and 80/100 Dollars ($184.80 ) . The additional
rental is calculated at the following rate:
Eight and eight-tenths cents ( $.088) per square foot per
year for the additional premises leased hereunder, as
described in Exhibit "A-3" , attached hereto, said area
containing a total of 2, 100 square feet.
Said additional ground rental shall be payable in advance at
the office of the Airport Manager at Meacham Field in regular month-
ly installments coinciding with the other monthly rental payments
set forth in City Secretary Contract No. 6523, as amended.

The term of this amendment shall begin on October 1 , 1985 and
shall last so long as City Secretary Contract No-. 6523 remains in
force and effect.
4.
All terms , provisions and conditions of City Secretary Contract
No. 6523 (as previously amended) which are not amended hereby, shall
remain unchanged and in full force and effect, and, where applicable
will apply to this amendment the same as if written in a single
instrument.

A parcel of land out of the J . H. Duncan Survey , being a part of a
tract of land conveyed to the City of Fort Worth by deed recorded in
Volume 1615, Page 292, Deed Records, Tarrant County , Texas , and also
being a portion of the Fort Worth Meacham Airport , Meacham Field, more
particularly desrcribed using the Texas Coordinate System North
Central Zone, coordinates and bearings as follows:
BEGINNING at the southwest corner of Lease Site B, said point also be-
ing a building corner and a northwesterly corner of Lease Site A , the
coordinates of said beginning point are X=2,041 ,962.26, Y=417 ,803.56;
THENCE: South 3 degrees 11 minutes 44 seconds East along a westerly
line of Lease Site A, 100 .0 feet to the corner of a building;
THENCE: South 86 degrees 48 minutes 16 seconds West 21 .0 feet;
THENCE: North 3 degrees 11 minutes 44 seconds West 100 .0 feet;
THENCE: Horth 86 degrees 48 minutes 16 seconds East 21 .0 feet to
the place of beginning and containing 2, 100 square feet of land
more or less.

RECOMMENDATION
It is recommended that City Council authorize the City Manager to execute a lease
amendment with Tarrant Count y_ ,luniot.Co_lleege to lease additional land at Fort
Worth Meacham Airport.
DISCUSSION
Under City Secretary Contract Number 6523, as amended by Numbers 9911 and 11624,
arrant County Junior College leases a total of 80,976 square feet of land on the
est side of Fort Worth and Meacham Airport. The hanger facility, built by the
City of Fort Worth, is used by the college in its aeronautical technology
program. The remainder of the land is used for parking lots, aircraft ramp and
storage area.

pace on the west side of the building to be used as additional storage area.
ffective date of the amendment will be October 1 , 1985. Rental rate will be
$.088 per square feet per year for additional annual revenue of $184.80. In
ccordance with current policy, the rate will remain the same as those contained
in the original lease as amended. At its meeting on September 19, 1985, the
viation Advisory Board unanimously recommended approval of the lease amendment.
