ORDINANCE N0.
AN ORDINANCE AMENDING THE COMPREHENSIVE ZONING ORDINANCE
OF THE CITY OF FORT WORTH, BEING ORDINANCE N0. 3011, AS
AMENDED, CODIFIED AS APPENDIX "A" OF THE CODE OF THE
CITY OF FORT WORTH, TEXAS (198b), AS AMENDED, BY
AMENDING THE FOLLOWING SECTIONS TO CLARIFY AND EXPRESSLY
PROVIDE THAT HEIGHT AND AREA REGULATIONS APPLY TO BOTH
BUILDINGS AND STRUCTURES: SECTION 2C, "MH" MOBILE HOME
DISTRICT, SUBSECTION II, MOBILE HOME SUBDIVISIONS;
SECTION 2D, "IP" INDUSTRIAL PARK DISTRICT; SECTION 3,
"A" ONE-FAMILY DISTRICT; SECTION 3A, "A-R" RESIDENTIAL
DISTRICT; SECTION 4, "B" TWO-FAMILY DISTRICT;
SECTION 4A, "R-1" RESIDENTIAL DISTRICT; SECTION 4B,
"R-2" RESIDENTIAL DISTRICT; SECTION 5, "C-R" MULTI-
FAMILY DISTRICT; SECTION 6, "C" MULTI-FAMILY DISTRICT;
SECTION 7, "D" MULTI-FAMILY DISTRICT; SECTION 7A,

SECTION 15, "K" HEAVY INDUSTRIAL DISTRICT; PROVIDING
THAT THIS ORDINANCE SHALL BE CUMULATIVE; PROVIDING A
SEVERABILITY CLAUSE; PROVIDING A SAVINGS CLAUSE; PRO-
VIDING FOR PUBLICATION IN PAMPHLET FORM; PROVIDING A
PENALTY; PROVIDING FOR PUBLICATION IN THE OFFICIAL NEWS-
PAPER; AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That Section 2C, "MH" Mobile Home District, Subsection II,
Mobile Home Subdivision, of the Comprehensive Zoning Ordinance,
being Ordinance No. 3011, as amended, codified as Appendix "A" of
the Code of the City of Fort Worth, Texas (1986), as amended, is
hereby amended by changing Subsection B to read as follows:
B. HEIGHT AND AREA REGULATIONS.

All construction of buildings or structures shall
conform to the following regulations:
1. Height: Maximum thirty-five (35) feet.
2. Front Yard: Minimum twenty (20) feet.
3. Rear Yard: Minimum five (5) feet.
4. (a) Side Yard, .Interior Lot: Minimum five
(5) feet.
(b) Side Yard, Corner Lot: Minimum ten (10)
feet adjacent to side street unless
front yard set-back required.
5. Width_of Lot: Minimum forty (40) feet.
6. Lot Area Per Mobile Home Unit: Minimum four-
thousand (4,000) square feet.
7. Lot Coverage: Maximum 0.50 or fifty (50} per
cent.
8. No more than one dwelling unit may be located
on any one mobile home subdivision lot.
SECTION 2.
That Section 2-D, "IP" Industrial Park District, of the
Comprehensive .Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the Code of the City of Fort
Worth, Texas (1986), as amended, is hereby amended by changing
Subsection B to read as follows:
B. Height and Area Regulations:
In the "IP" District the height of buildings and struc-
tures and minimum dimension of yards shall be as fol-
lows, provided that the yard areas shall be used only
for landscaping, except that driveways permitting access
to parking and loading facilities, and side walks
leading to the buildings are permitted in yard areas:
1. Height: No building or structure shall exceed
thirty-five (35) feet in height.
2. Front Yard: There shall be a front yard of not
less than fifteen (15) feet.
3. Rear Yard: There shall be a rear yard which shall
be determined as follows:

a) When abutting the "I", "J", or "K" District,
no rear yard shall be required.
b) When abutting the "E-R", "E-P", "E", "F-R",
or "F", "G" or "H" District, there shall be a
rear yard of not less than ten (10) feet.
c) When abutting the "AG", "CF", "MH", "A",
"A-R", "B", "C-R", "C", "D", "D-HR1", or
"D-HR2" District, there shall be a rear yard
of 20 feet.
d) When abutting more than one district the more
restrictive requirement shall apply.
4. Side Yard: There shall be a side yard which shall
be determined as follows:
a) When abutting the "I", "J", or "K" District,
no side yard shall be required.
b) When abutting the "E-R", "E-P", "E", "F-R",
"F", "G", or "H" District, there shall be a
side yard of not less than 10 feet.
c) When abutting the "AG", "CF", "MH", "A",
"A-R", "B", "C-R", "C", "D", "D-HRl" or
"D-HR2" District, there shall be a side yard
of not less than 20 feet.
d) When abutting more than one district the more
restrictive requirement shall apply.
SECTION 3.
That Section 3, "A" One-Family District, of the Comprehensive
Zoning Ordinance, being Ordinance No. 3011, as amended, codified
as Appendix "A" of the code of the City of Fort Worth, Texas
(1986), as amended, is hereby amended by changing Subsection D to
read as follows:
D. Height and Area Regulations:
In the "A" One-Family District, the height of buildings
and structures, the minimum dimension of lots and
yards, and the minimum lot area per family shall be as
follows: (For exceptions, see Section 18)

1. Height: Maximum of thirty-five (35) feet, except
in accordance with the provisions of Section
18.A.1.
2. Front Yard: Minimum of twenty (20) feet; provided
that where a front yard of more than twenty (20)
feet, measured between the property line and the
main wall of the building, is required, then the
ordinary projection of sills, belt courses, cor-
nices, buttresses, ornamental features and eaves,
canopies, open canopies, and open porches shall be
permitted to extend from the main wall of the
building to the required minimum twenty (20) foot
front yard line or platted front yard line.
3. Rear Yard: Minimum of five (5} feet.
4. Side Yard:
a) Interior Lot - Minimum five (5) feet.
b) Corner Lot - Minimum ten (10) feet adjacent
to the side street, unless projected front
yard setback is required.
5. Width of Lot: The minimum width of a lot shall be '
fifty (50) feet at the building line, provided
that where a lot of record and in separate owner-
ship prior to March 1, 1953 has less width than
herein required, this regulation shall not pro-
hibit the erection of a one-family dwelling.
6. Lot Area Per Family: Not less than five thousand
(5,000) square feet per family; provided however,
that where a lot has less area than herein
required and was of record in separate ownership
prior to March 1, 1953 said lot may be occupied by
not more than one family. In areas not served by
sanitary sewer the minimum lot area per family
shall be subject to the approval of the Director
of Public Health, based on the conditions and
requirements of septic tanks.
7. Lot coverage: Maximum 0.50 or fifty (50) percent.
SECTION 4.
That Section 3A, "A-R" Residential District, of the
Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the Code of the City of Fort

Worth, Texas (1986), as amended, is hereby amended by changing
Subsection C to read as follows:
C. Height and Area Regulations:
Unless the development regulations applicable in the "A"
One-Family District are used, the height of buildings
and structures, the minimum dimensions of lots and
yards, the parking spaces, the lot area per dwelling
unit, the platting, and the yard pattern shall be as
follows (for exceptions, see Section 18):
1. Height: Maximum thirty-five (35) feet.
2. Front Yard: Minimum of twenty (20) feet.
3. Rear Yard: Minimum five (5) feet.
4. Side Yard:
a. Interior Lot - Minimum on one (1) side of ten (10)
feet and one (1) zero side yard on the paralleling
side.
b. Corner Lot - Minimum of ten (10) feet adjacent to
side street unless front yard setback is required.
5. Width of Lot: Minimum thirty-five (35) feet.
6. Parking Spaces: Minimum of two (2) off-street parking
spaces per dwelling unit.
7. Lot Area Per Dwelling Unit: Minimum of thirty-five
hundred (3500) square feet.
8. All lots using the zero yard concept shall be platted or
replatted.
9. The first dwelling unit constructed on a lot within a
block shall set the zero lot line pattern of yards for
the remaining lots within the block.
SECTION 5.
That Section 4, "B" Two-Family District, of the Comprehensive
Zoning Ordinance, being Ordinance No. 3011, as amended, codified
as Appendix "A" of the Code of the City of Fort Worth, Texas

(1986), as amended, is hereby amended by changing Subsections C,
D, E, and F to read as follows:
C. Height and Area Regulations - Attached Dwell
Unless the development regulations applicable in the
"A-R" Residential District are used, the height of
buildings and structures, the minimum dimensions of lots
and yards, the minimum lot area per family, and the lot
coverage shall be as listed in this paragraph, provided,
however, that no more than one detached dwelling may be
constructed on a lot or site under this paragraph. (See
Paragraphs D, E, and F below for regulations governing
detached dwelling units and zero lot line construction.
For exceptions, see Section 18.)
1. Height: Maximum thirty-five (35} feet, except in
accordance with the provisions of Section 18.A.1.
2. Front Yard: Minimum of twenty (20) feet.
3. Rear Yard: Minimum of five (5) feet.
4. Side Yard:
a} Interior Lot - Minimum five (5) feet.
b) Corner Lot - Minimum ten (10) feet adjacent
to the side street, unless front yard setback
is required.
5. Width of Lot: Minimum of fifty (50) feet provided
that where a lot of record and in separate owner-
ship prior to March 1, 1953, has less width than
herein required, this regulation shall not pro-
hibit the erection of a one or two-family dwel-
ling.
6. Lot Area Per Family:
a} One-family dwellings - minimum of five thou-
sand (5,000) square feet per family; pro-
vided, however, that where a lot has less
area than herein required and was of record
in separate ownership prior to March 1, 1953,
said lot may be occupied by not more than one
family; and
b) Two-family dwellings - minimum of two thou-
sand, five hundred (2,500) square feet per
family.

In areas not served by sanitary sewer the minimum

D. Height and Area Regulations - Detached Dwelling
Units
The following regulations must be met regarding
buildings and structures when two detached dwelling
units are constructed on a lot or site:
1. Height: Maximum thirty-five (35) feet, except in
accordance with the provisions of Section 18.A.1.
2. Front Yard: Minimum twenty (20) feet.
3. Rear Yard: Minimum of ten (10) feet.
4. Side Yard:
a) Interior lot - minimum five (5) feet.
b) Corner lot - Minimum ten (10) feet adjacent
to side street, unless front yard setback is
required.
5. Width of Lot: Minimum of fifty (50) feet.
6. Lot Area: Minimum of seven thousand five hundred
(7,500) square feet.
7. Lot Coverage: Maximum 0.50 or fifty (50) percent.
8. Ingress and egress shall be made available to both
dwelling units located upon the lot or site by
paved driveways operating in such a fashion that
independent access shall be provided each unit
through the installation of separate driveways. If
one unit is to the rear of the lot behind a second
unit, a back-up turn-around shall be provided. A
parking space shall be provided adjacent to each
unit.
9. A minimum separation of ten (10) feet shall be
maintained between units.
10. Landscaping: All yards shall be planted in ground
cover except for those areas occupied by building,

driveways, sidewalks, flower beds, treewells, and
other landscaped areas.
E. Special Area Regulations For Zero Lot Line Con-
struction - Detached
The following regulations must be met regarding
buildings and structures when one zero side yard and lot
width of less than fifty (50) feet are provided:
1. Height: Maximum thirty-five (35) feet, except in
accordance with the provisions of Section 18.A.1.
2. Front Yard: Minimum twenty (20) feet.
3. Rear Yard: Minimum five (5) feet.
4. Side Yard:
a) Interior Lot - Minimum on one (1) side of ten
(10) feet and one (1) zero side yard on the
paralleling side.
b) Corner Lot - Minimum of ten (10) feet adja-
cent to side street unless front yard setback
is required.
5. Width of Lot: Minimum twenty-five (25) feet.
6. Lot Area Per Family: Minimum two thousand five
hundred (2,500) square feet per family.
7. Lot Coverage: Maximum 0.50 or fifty (50) percent.
8. All lots using the zero yard concept shall be
platted or replatted.
9. The first dwelling unit constructed on a lot
within a block shall set the zero lot line pattern
of yards for the remaining lots within the block.
F. Special Area Regulations for Zero Lot Line
Construction - Attached by Common Wall
The following regulations must be met regarding
buildings and structures when zero side yard and lot
width of less than fifty (50) feet are provided.
1. Height: Maximum thirty-five (35) feet, except in
accordance with the provisions of Section 18.A.1.
2. Front Yard: Minimum twenty (20) feet.

3. Rear Yard: Minimum five (5) feet.
4. Side Yard:
a) Interior Lot - Minimum width of five (5) feet
and one zero side yard abutting a zero side
yard on an adjacent lot.
b) Corner Lot - Minimum ten (10) feet adjacent
to the side street unless front yard setback
is required.
5. Width of Lot: The minimum width of lot shall be
twenty-five (25) feet.
6. Lot Area Per Family:
a) Minimum of five thousand (5,000) square feet
for one family dwelling.
b) Minimum of two thousand five hundred (2,500)
square feet per family.
7. Lot Coverage: Maximum 0.50 or fifty (50) percent.
8. All lots using the zero yard concept shall be
platted or replatted.
9. The first dwelling unit constructed on a lot
within a block shall set the zero lot line pattern
of yards for the remaining lots within the block.
SECTION 6.
That Section 4A, "R-1" Residential District, of the
Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the Code of the City of Fort
Worth, Texas (1986), as amended, is hereby amended by changing
Subsections C and D to read as follows:
C. Heictht and Area ReQUlations:
Unless the `development regulations applicable in the "B"
Two-Family District are used, the height of buildings
and structures, the minimum dimensions of lots and
yards, the parking spaces, the lot area per dwelling
unit, the platting, the yard pattern, and the maximum
number of units shall be as follows (for exceptions, see
Section 18):

1. Height and Area Regulations for Zero Lot Line
Construction - Detached
a) Under this provision one zero side yard and
lot width of less than fifty (50) feet may be
permitted provided that the following height
and area regulations are met:
1) Height: Maximum thirty-five (35) feet.
2) Front Yard: Minimum of five (5) feet,
except that garage must be set back min-
imum of eighteen (18) feet if required
off-street parking is in the front yard.
3) Rear Yard: Minimum five (5) feet.
4) Side Yard:
a. Interior Lot - Minimum on one (1)
side of ten (10) feet and one (1)
zero side yard on the paralleling
side.
b. Corner Lot - Minimum of ten (10)
feet adjacent to side street unless
front yard setback is required.
5) Width of Lot: Minimum twenty-five (25)
feet.
6 ) Parking Spaces : Minimum of two ( 2 ) of f-
street parking spaces per dwelling unit.
7) Lot Area Per Dwelling Unit: Minimum of
twenty-five hundred (2500) square feet.
8} All lots using the zero yard concept
shall be platted or replatted.
9) The first dwelling unit constructed on a
lot within a block shall set the zero
lot line pattern of yards for the
remaining lots within the block.
10) The maximum number of dwelling units per
acre on average shall be thirteen (13)
units.
2. Height and Area Regulations for Zero Lot Line
Construction-Attached
a) Under this regulation one zero side yard and
lot width of less than fifty (50) feet may be

permitted provided that the following height
and area regulations are met:
I) Height: Maximum thirty-five (35) feet.
2) Front Yard: Minimum five (5) feet,
except that garage must be set back a
minimum of eighteen (18) feet if
required off-street parking is in front
yard.
3} Rear Yard: Minimum five {5) feet.
4) Side Yard:
a. Interior Lot - Minimum on one (I}
side of five (5) feet and one (1)
zero side yard on an adjacent lot.
b. Corner Lot - Minimum ten (10) feet
adjacent to the side street unless
front yard setback is required.
5) Width of Lot: Minimum of Twenty-five
(25} feet.
6) Parking Spaces: Minimum of two (2) off-
street parking spaces per dwelling unit.
7) Lot Area Per Dwelling Unit: Minimum of
twenty-five hundred (2500) square feet.
8) All lots using the zero yard concept
shall be platted or replatted.
9) The first dwelling unit constructed on a
lot within a block shall set the zero
lot line pattern of yards for the
remaining lots within the block.
10) The maximum number of dwelling units per
acre on average shall be thirteen (13)
units.
D. Special Area Regulations for Cluster Housing for
One and Two Family Dwellings
Under this provision, clustering of residential units
may be permitted where such units cluster around a
common access road or feed from a loop or cul-de-sac and
provided that such development shall conform to the fol-
lowing regulations regarding buildings and structures:

1. Such properties are platted showing any of the
following:
a. Public streets;
b. Private streets and private access;
c. Private open space and open space easements;
d. Utility easements;
e. Public Parks;
f. Pedestrian walkways and bicycle trails;
g. Lot, block and addition name.
2. Open Space: The open space, exclusive of paved
areas, parking spaces and patios, must be not less
than 15~ of the total lot area.
3. Provisions, such as a homeowner's association
shall be instituted to provide maintenance for all
common open space.
4. Height: Maximum thirty-five (35) feet.
5. Side Yard: Minimum of five (5) feet adjacent to
any public street; except at the intersection of
two public streets, the setback on both streets
shall be ten (10) feet.
6. Ten (10) foot minimum building separation.
7. Minimum of two (2) off-street parking spaces
required per dwelling unit.
8. Maximum number of dwelling units per acre~on aver-
age shall be fifteen (15) units.
9. No more than one residential building may be
located on any lot.
SECTION 7.
That Section 4B, "R-2" Residential District, of the
Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the Code of the City of Fort

Worth, Texas (1986), as amended, is hereby amended by changing
Subsection C to read as follows:
C. Height and Area Regulations:
Unless the development regulations applicable in the R-1
Residential District are used, the height of buildings
and structures, the minimum dimensions of lots and
yards, the parking spaces, the lot area per dwelling
unit, the platting, the yard pattern, and the maximum
number of units shall be as follows (for exceptions, see
Section 18):
Under this provision, townhouses, row houses or the
clustering of residential units may be permitted where
such units cluster around a common access road or cul-
de-sac and provided that such development shall conform
to the following regulations:
1. Such properties are platted showing any of the
following:
a. Public streets;
b. Private streets and private access;
c. Private open space and open space easements;
d. Utility easements;
e. Public parks;
f. Pedestrian walkways and bicycle trails;
g. Lot, block and addition name.
2. Open Space: The open space, exclusive of paved
areas, parking spaces and patios, must be not less
than 15~ of the total lot area.
3. Provisions, such as a homeowner's association,
shall be instituted to provide maintenance for all
common open space .
4. Height: Maximum thirty-five (35) feet.

That Section 5, "C-R" Multi-Family District, of the
Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the Code of the City of Fort
Worth, Texas (1986), as amended, is hereby amended by changing
Subsection B to read as follows:
B. Height and Area Regulations
1. Except for residential uses, all construction of
buildings or structures for those uses specified
in Paragraph A above shall conform to the fol-
lowing regulations:
a. Height: A maximum thirty-five (35) feet
except in accordance with Section 18.A.1.

Residential, "B" Two-Family or "R-1" Residential
districts or the Unified Residential Development
provisions in Section 16A.
SECTION 9.
That Section 6, "C" Multi-Family District, of the
Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as appendix "A" of the Code of the City of Fort
Worth, Texas (1986), as amended, is hereby amended by changing
Subsection B to read as follows:
B. Height and Area Regulations
1. Except for residential uses, all construction of
buildings or structures for those uses specified

SECTION 10.
That Section 7, "D" Multi-Family District, of the
Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the Code of the City of Fort
Worth, Texas (1986), as amended, is hereby amended by changing
Subsection B to read as follows:
B. Height and Area Regulations
1. Except for residential uses, all construction of
buildings or structures for those uses specified
in Paragraph A above shall conform to the fol-
lowing regulations:
a. Height: A maximum of thirty-five (35) feet
except in accordance with Section 18.A.1.

SECTION 11.
That Section 7A, "D-HR-1" Multi-Family High-Rise District, of
the Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the Code of the City of Fort

Worth, Texas (1986), as amended, is hereby amended by changing
Subsection B to read as follows:
B. Height and Area Regulations:
1. Except for residential uses, all construction of
buildings or structures for those uses specified
in Paragraph A above shall conform to the fol-
lowing regulations:
a. He_ fight: Maximum of one hundred forty-four
(144) feet, except in accordance with the
provisions of Section 18.A.1.
b. Front Yard: A minimum of twenty (20) feet.
c. Rear Yard: A minimum of five (5) feet.
d. Side Yard:
{1) Interior Lot: Minimum of five (5) feet.
(2) Corner Lot - A minimum of ten (10) feet
adjacent to side street unless front
yard setback is required.
e. Notwithstanding anything contained herein to
the contrary, no portion of a building over
thirty-five feet in height shall be located
closer than one-half (1/2) of its height from
the nearest property line of any property
zoned "A" One-Family, "A-R" Residential, "B"
Two-Family or "R-1" Residential; further, all
buildings over thirty-five {35) feet in
height shall be set back a minimum of twenty-
five (25) feet from all property lines.
f. Width of Lot: A minimum of fifty (50) feet.
g. Lot Area: Minimum of five thousand {5,000)
square feet.
h. Lot Coverage: Maximum of 0.50 or fifty (50)
percent.
2. Multi-Family Residential Development shall conform
to the provisions outlined in Section 16A -
Unified Residential Development Provisions.
3. One and two-family dwelling units must meet the
regulations of "A" One-Family, "A-R" Residential,
"B" Two-Family, "R-1" or "R-2" Residential

Districts or the Unified Residential Development
provisions in Section 16A.
SECTION 12.
That Section 7B, "D-HR-2" Multi-Family High-Rise District, of
the Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the Code of the City of Fort
Worth, Texas (1986), as amended, is hereby amended by changing
Subsection B to read as follows:
B. Height and Area Regulations
1. Except for residential uses, all construction of
buildings or structures for those uses specified
in Paragraph A above shall conform to the fol-
lowing regulations:
a. Height: Maximum of two hundred forty (240)
feet, except in accordance with the provi-
sions of Section 18.A.1.
b. Front Yard: A minimum of twenty (20) feet.
c. Rear Yard: A minimum of five (5) feet.
d. Side Yard:
(1) Interior Lot: Minimum of five (5) feet.
(2) Corner Lot - Minimum of ten (10) feet
adjacent to side street unless front
yard setback is required.
e. Notwithstanding anything contained herein to
the contrary, no portion of a building over
thirty-five feet in height shall be located

the regulations of the "A" One-Family, "A-R"
Residential, "B" Two-Family, "R-1" or "R-2"
Residential districts or the Unified Residential
Development provisions of Section 16A.
SECTION 13.
That Section 8, "E-R" Restricted Commercial District, of the
Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the Code of the City of Fort
Worth, Texas (1986), as amended, is hereby amended by changing
Subsection B to read as follows:
B. Height and Area Regulations:
In the "E-R" Restricted Commercial District, the height
of buildings and structures and the minimum dimensions
of yards shall be as follows (for exceptions, see
Section 18):
1. Height: Same as district "A", except that where
the frontage on one side of the street between two
intersecting streets is located partly in District
"E-R" and partly in a district permitting a
greater height, the height limitation for District
"E-R" may be increased to three (3) stories, but
not to exceed forty-five (45) feet.
2. Front Yard: Same as District "A".
3. Rear Yard: Same as District "A".
4. Side Yard: Where a lot abuts upon the side of a
lot zoned for dwelling purposes there shall be a
side yard of not less than five (5) feet, other-
wise no side yard for a commercial building shall
be required, but if provided, it shall be not less
than three (3) feet. On corner lots, with lots
having reversed frontage at the rear, the side
yard requirements shall be the same as District
,. A., .

5. Width of Lot: If used for dwelling purposes, it
shall be fifty { 50 ) feet, except as provided in
the "A" One-Family District.
SECTION 14.
That Section SA, "E-P" Restricted Commercial District, of the
Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the Code of the City of Fort
Worth, Texas (1986), as amended, is hereby amended by changing
Subsection B to read as follows:
B. Height and Area Regulations:
In "E-P" Planned Commercial District, the height of
buildings and structures, the minimum dimensions of
yards, the lot area, off-street parking, and plan
approvals shall be as follows {for exceptions, see
Section 18):
1. Height: The maximum permitted height in the "E-P"
Planned Commercial District shall be four (4)
stories but not to exceed 45 feet.
2. Yards: There shall be a yard of not less than 25
feet between any street or alley or property line
of adjacent property in separate ownership, and
the main wall of the building.
3. Lot Area: An "E-P" Planned Commercial District
shall have a minimum land area of not less than
120,000 square feet, which shall be under unified
control.
4. Off-Street Parking: Paved parking and maneuvering
areas for motor passenger vehicles shall be fur-
nished on the site in a ratio of not less than
four square feet of parking and maneuvering area
for each one square foot of gross floor area.
5. Approval of Plans: A permit for construction,
reconstruction, additions to, change of size or
layout, or change of height of buildings on an "E-
P" District, under unified control, shall not be
issued unless and until a complete site plan,
showing that the layout shall conform to the above
requirements, has been submitted to the City
Traffic Engineer, the City Plan Commission, recom-
mended to the City Zoning Commission, and further

recommended by the City Zoning Commission to the
City Council.
In the event of failure to construct the installation in
accordance with plans submitted, within a period not to
exceed three years from the date of final approval by
the City Council, the City Zoning Commission shall set a
public hearing and after such public hearing may recom-
mend to the City Council that the said District "E-P" be
reclassified to a more restricted district to be speci-
fied by the Zoning Commission.
SECTION 15.
That Section 8B, "0-M" Office-Midrise District, of the
Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the Code of the City of Fort
Worth, Texas (1986), as amended, is hereby amended by changing
Subsection B to read as follows:
B. HEIGHT AND AREA REGULATIONS:
In the "0-M" Office-Midrise District the height of
buildings and structures and the minimum dimensions of
yards shall be as follows:
HEIGHT: Maximum of six (6) stories, not to
exceed 80 feet.
FRONT YARD*: Minimum of 20 feet
REAR YARD*: Minimum of 5 feet
SIDE YARD*: A. Interior Lot, Minimum of 5
feet
B. Corner Lot, Minimum of 10 feet
adjacent to the side street
unless front yard setback is
required.
* Notwithstanding anything contained herein to the
contrary, all buildings shall be set back from the
nearest property line of any property zoned "A-1"
Family, "A-R" Residential, "B-2" Family, "R-1"
Residential or "R-2" Residential, a distance of
one foot for each foot in height of the building.

SECTION 16.
That Section 9, "E" Commercial District, of the Comprehensive
Zoning Ordinance, being Ordinance No. 3011, as amended, codified
as Appendix "A" of the Code of the City of Fort Worth, Texas
(1986), as amended, is hereby amended by changing Subsection B to
read as follows:
B. Height and Area Regulations:
In the "E" commercial District, the height of buildings
and structures and the minimum dimensions of yards shall
be as follows. (For exceptions see Section 18.):
1. Height: Same as District "E-R".
2. Front Yard: Same as District "A".
3. Rear Yard: There shall be a rear yard of not less
than ten (10) feet except where the "E" District
abuts on a dwelling district there shall be a rear
yard of not less than fifteen (15) feet.
4. Side Yard: Same as District "E-R".
5. Width of Lot: Same as District "E-R".
SECTION 17.
That Section 9A, "FR" Restricted Commercial District, of the
Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the Code of the City of Fort
Worth, Texas (1986), as amended, is hereby amended by changing
Subsection B to read as follows:
B. Height and Area Regulations
In the "F-R" Restricted Commercial District, the
height of buildings and structures and the minimum
dimensions of yards and minimum lot area, and shall be
as follows (for exceptions, see Section 18:
1. Height: No building hereafter erected, recon-
structed, altered, or enlarged shall exceed three

(3) stories, nor shall it exceed forty-five (45)
feet.
2. Front Yard: Where all,the frontage on one side of
the street between two intersecting streets is
located in an "F-R" District, no front yard shall
be required. Where the frontage on one side of
the street between two intersecting streets is
located partly in an "F-R" District and partly in
a Dwelling District, or an "E-R" or an "E"
District, the front yard requirements of the
Dwelling District and the "E-R" or the "E"
Districts shall apply to the "F-R" District.
3. Rear Yard: There shall be a rear yard of not less
than ten (10) feet except where the "F-R"
Restricted Commercial District abuts on a dwelling
district there shall be a rear yard of not less
than fifteen (15} feet.
4. Side Yard: Same as District "E-R"
5. Width of Lot: Same as District "E-R".
SECTION 18.
That Section 10, "F" Commercial District, of the
Comprehensive zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the code of the City of Fort
Worth, Texas (1986), as amended, is hereby amended by changing
Subsection B to read as follows:
B. Height and Area Re ulations
In the "F" Commercial District, the height of
buildings and structures and the minimum dimensions of
yards shall be as follows (for exceptions see Section
18.)
1. Height: No building hereafter erected, recon-
structed, altered, or enlarged shall exceed three
(3) stories, nor shall it exceed forty-five (45}
feet.
2. Front Yard: Where all the frontage on one side of
the street between two intersecting streets is
located in an "F" District, no front yard shall be
required. Where the frontage on one side of the
street between two intersecting streets is located

partly in an "F" District and partly in a
Dwelling District, or an "E" .District, the front
yard requirements of the Dwelling District and
the "E-R" or the "E" Districts shall apply to the
"F" District.
3. Rear Yard: There shall be a rear yard of not less
than ten (10) feet except where the "F "Commercial
District abuts a dwelling district there shall be
a rear yard of not less than fifteen (15) feet.
4. Side Yard: Same as District "E-R".
5. Width of Lot: Same as District "E-R".
SECTION 19.
That Section 11, "G" Commercial District, of the
Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the Code of the City of Fort
Worth, Texas (1986), as amended, is hereby amended by changing
Subsection 8 to read as follows:
B. Height and Area Regulations:
In the "G" Commercial District, the height of
buildings and structures and the minimum dimensions of
yards shall be as follows (for exceptions see Section
18):
1. Height: No building hereafter erected, reconstructed,
altered, or enlarged shall exceed twelve (12) stories,
nor shall it exceed one hundred and twenty (120) feet.
2. Front Yard: Same as District "F".
3. Rear Yard: There shall be a rear yard of not less than
ten (10) feet.
4. Side Yard: Where a lot abuts upon the side of a lot
zoned for dwelling purposes there shall be a side yard
of not less than five (5) feet. In all other cases a
side yard for a commercial building shall not be
required, but if provided it shall not be less than
three (3) feet.
5. Width of Lot: Same as District "E-R".

SECTION 20.
That Section 12, "H" Business District, of the Comprehensive
Zoning Ordinance, being Ordinance No. 3011, as amended, codified
as Appendix "A" of the Code of the City of Fort Worth, Texas
(1986), as amended, is hereby amended by changing Subsection B to
read as follows:
B. Height and Area Regulations
In the "H" Business District the height and yard
requirements for buildings and structures shall be as
follows:
1. Height: No restrictions.
2. Front Yard: None.
3. Rear yard: None.
SECTION 21.
That Section 13, "I" Light Industrial District, of the
Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the code of the City of Fort
Worth, Texas (1986), as amended, is hereby amended by changing
Subsection B to read as follows:
B. HEIGHT AND AREA REGULATIONS
In the "I" Light Industrial District the height of
buildings and structures and the minimum dimensions of
yards shall be as follows:
1. Height: No building hereafter erected, recon-
structed, altered or enlarged shall exceed three
(3) stories, nor shall it exceed forty-five {45)
feet.
2. Front Yard: Same as District "F".
3. Rear Yard: No rear yard shall be required except
where the "I" District abuts on a Dwelling
District, in which case there shall be a rear yard
of not less than ten (10) feet.

SECTION 22.
That Section 14, "J" Light Industrial District, of the
Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the Code of the City of Fort
Worth, Texas (1986), as amended, is hereby amended by changing
Subsection B to read as follows:
B. HEIGHT AND AREA REGULATIONS
In the "J" Light Industrial District, the height of
buildings and structures and the minimum dimensions of
yards shall be as follows:
Height: No building hereafter erected, reconstructed, altered
or enlarged shall exceed twelve (12) stories nor shall it
exceed one hundred and twenty (120) feet.
Front Yard: Same as District "F"
Rear Yard: No rear yard shall be required except where a "J"
District abuts on a Dwelling District, in which case there
shall be a rear yard of not less than ten (10) feet.
Side Yard: Where a lot abuts upon the side of a lot zoned for
dwelling purposes there shall be a side yard of not less than
five (5) feet, otherwise no side yard is required, but if
provided it shall be not less than three (3) feet.
SECTION 23.
That Section 15, "K" Light Industrial District, of the
Comprehensive Zoning Ordinance, being Ordinance No. 3011, as
amended, codified as Appendix "A" of the Code of the City of Fort
Worth, Texas {1986), as amended, is hereby amended by changing
Subsection B to read as follows:
B. Height and Area Regulations
In the "K" Heavy Industrial District the height of
buildings and structures and the minimum dimensions of
yards shall be as follows:

1. Height: No building hereafter erected, recon-
structed, altered or enlarged shall exceed twelve
(12) stories, nor shall it exceed one hundred and
twenty (I20) feet.
2. Front Yard: Same as District "F".
3. Rear Yard: No rear yard shall be required except
where a "K" District abuts in a Dwelling District,
in which case there shall be a rear yard of not
less than ten (10) feet.
4. Side Yard: Same as District "J".
SECTION 24.
This ordinance shall be cumulative of all provisions of
ordinances and of the Code of the City of Fort Worth, Texas
(1986), as amended, except where the provisions of this ordinance
are in direct conflict with the provisions of such ordinances and
such Code, in which event conflicting provisions of such ordi-
nances and such Code are hereby repealed.
SECTION 25.
It is hereby declared to be the intention of the City Council
that the sections, paragraphs, sentences, clauses and phrases of
this ordinance are severable, and, if any phrase, clause, sen-
tence, paragraph or section of this ordinance shall be declared
unconstitutional by the valid judgment or decree of any court of
competent jurisdiction, such unconstitutionality shall not affect
any of the remaining phrases, clauses, sentences, paragraphs and
sections of this ordinance, since the same would have been enacted
by the City Council without the incorporation in this ordinance of
any such unconstitutional phrase, clause, sentence, paragraph or
section.

SECTION 26.
Any person, firm or corporation who violates, disobeys,
omits, neglects or refuses to comply with or who resists the
enforcement of any of the .provisions of this ordinance shall be
fined not more than Two Thousand Dollars ($2,000.00) for each
offense. Each day that a violation is permitted to exist shall
constitute a separate offense.
SECTION 27.
All rights and remedies of the City of Fort Worth, Texas, are
expressly saved as to any and all violations of the provisions of
Ordinance No. 3011 or any other ordinances affecting zoning which
have accrued at the time of the effective date of this ordinance;
and, as to such accrued violations and all pending litigation,
both civil and criminal, whether pending in court or not, under
such ordinances, same shall not be affected by this ordinance but
may be prosecuted until final disposition by the courts.
SECTION 28.
The City Secretary of the City of Fort Worth, Texas, is
hereby authorized to publish this ordinance in pamphlet form for
general distribution among the public, and the operative provi-
sions of this ordinance as so published shall be admissible in
evidence in all courts without further proof than the production
thereof, as provided in Chapter XXV, Section 3, of the Charter of

the City of Fort Worth, Texas.
SECTION 29.
The City Secretary of the City of Fort Worth, Texas, is
hereby directed to publish the caption, penalty clause and effec-

tive date of this ordinance for two (2) days in the official
newspaper of the City of Fort Worth, Texas, as authorized by
Section 52.013, Texas Local Government Code.
SECTION 30.
This ordinance shall be in full force and effect from and
after its passage and publication as required by law, and it is so
ordained.
