AN ORDINANCE VACATING, ABANDONING AND CLOSING AND EXTIN-
GUISHING A DRAINAGE AND UTILITY EASEMENT LOCATED WITHIN
THE CHAPEL CREEK ADDITION TO THE CITY OF FORT WORTH,
TEXAS; PROVIDING FOR REVERSION OF FEE IN SAID LAND;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; AND PRO-
VIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT
WORTH, TEXAS:
SECTION 1.
THAT the three and one-half (3.5) foot wide portion of a
drainage and utility easement located adjacent to the north
property line of Lot 111, Block 1-R, Chapel Creek Addition, as
recorded in Volume 388-149, Page 56, P.R.T.C.T., and as more
specifically described in attached Exhibit "A", attached hereto
and incorporated herein, be and the same is vacated, abandoned
and permanently closed and extinguished.
SECTION 2.
That the fee to the land in the above described vacated
drainage and utility easement is hereby released and shall revert
to the adjacent owner as provided by law.
SECTION 3.
That all ordinances or parts of ordinances in conflict here-
with are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full force
and effect from and after the date of its passage, and it is so
ordained.

Being a portion of Lot 111, Block 1-R. Chapel Creek Addition to
the City of Fort Worth. Texas according to Plat recorded in
Volume 388-153, Page 75 Plat Records of Tarrant County, Texas and
being more particularly described as follows:
COMMENCING at the most westerly corner of Lot 111. Block 1-R.
Chapel Creek Addition said point being in the right-of-way for
Holly Grove Road;
THENCE north 49 degrees 37 minutes 31 seconds east alono the
common line between Lots 111 and 110, Block 1-R, Chanel Creek
Addition for a distance of 26.04 feet to a point;
THENCE south 40 degrees 22 minutes 29 seconds east for a distance
of 5.0 feet to the point of BEGINNING;
THENCE north 58 degrees 20 minutes S1 seconds east for a distance
of 32.97 feet to a point;
THENCE South 49 deq_rees 37 minutes 31 seconds west for a distance
of 33 36 feet to a point;

RECOMMENDATION:
It is recommended that the City Council adopt an ordinance vacating a 3.5' wide
portion of a drainage and utility easement located adjacent to the north property
line of Lot 111, Block 1-R, Chapel Creek Addition.
DISCUSSION:
D.R. Horton, builder, owner of all adjacent property has requested this vacation
(as identified in the attached map) in order to utilize the vacated easement as
part of the existing lot. The easement was acquired by dedication but does not
contain any utilities.
The Director of Real Property Management has determined that a $1.00 consider-
ation fee satisfies the City of Fort Worth's interest in this request.
Reviewing City departments and private utility companies have raised no
objections to this request. A satisfactory replat has been submitted.
