ORDINANCE N0.
AN ORDINANCE VACATING, ABANDONING AND CLOSING AND EXTIN-
GUISHING A DRAINAGE EASEMENT LOCATED WITHIN THE RIVER
HILLS ADDITION TO THE CITY OF FORT WORTH, TEXAS, SAID
EASEMENT BEING MORE SPECIFICALLY DESCRIBED HEREIN;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; AND
PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT
WORTH, TEXAS:
SECT ION 1 .
THAT the thirty-five ( 35 ) foot wide by sixty ( 60 ) foot long
drainage easement located in Lot 1, Block C, of the River Hills
Addition to the City of Fort Worth, Tarrant County, Texas, as
shown on plat recorded in Volume 388-195, Page 8 of the Plat
Records, Tarrant County, Texas, and being more specifically
described in Exhibit "A" which is attached hereto and
incorporated herein by reference for all purposes, be and the
same is vacated, abandoned and permanently closed and
extinguished, SAVE AND EXCEPT for a ten foot ( 10' ) wide drainage
and utility easement dedicated and described in Volume 9632,
Page 1802, Deed Records, Tarrant County, Texas.
SECT ION 2 .
That all ordinances or parts of ordinances in conflict here-
with are hereby repealed.

SECTION 3 .
That this ordinance shall take effect and be in full force
and effect from and after the date of its passage, and it is so
ordained.

VACATION OF
35'`X 6U' DRAINAGE EASEMENT
Being a drainage easement situated in Lot 1, Block C according to the plat of
River II111s, Phase I, an addition to the City of Fort Worth, as recorded in
Volume 388-195, page 8, Deed Records, Tarrant County, Texas, and being more
particularly described by metes and bounds as follows:
BEGINNING at a 5/8" diameter capped iron pin located in the northerly
right-of-way line of John Ryan Drive, a public right-of-way of 68.0 feet in
width according to the plat of River Hills, Phase I, an addition to the City of
Fort Worth, ae recorded in Volume 388-195, page 8, Deed Records, Tarrant
County, Texas ,s said point also being the easterly southeast corner of Lot 1,
Block C, said River Hills Addition, said point also being the southeast corner
of the 0.0563 acre tract herein described;
TIIF.NCE North with the east boundary line of said Lot 1, Block C, and departing
said right-of-way line, 6U.U0 feet to a point for the northeast corner
of said 0.0563 acre tract herein described;
THENCE West departing said east boundary line, and with the north boundary line
of the 0.0563 acre tract herein described; 35.00 feet to a point for the
northwest corner this tract;
THENCE South departing said north boundary line, with the west boundary line of
said 0.0563 acre tract herein described, 80.57 feet to a point on a curve in
the northerly right-of=way line of said John Ryan Drive for the southwest
corner of tliia tract, from which point the radius point of said curve bears
South 32° - O1 - 30" East, a distance of 738.00 feet;
THE~NCF. with the curve to the right, along said northerly right-of-way line
through a central angle of 03° - 09' - 09" an arc distance of 40.60 feet to the
Place of Beginning and containing 2452.34 square feet or 0.0563 acres of land.

RECOMMENDATION:
It is recommended that the City Council adopt an ordinance vacating a 35'
wide x 60' long drainage easement located in Lot 1, Block C, River Hills Addi-
tion, as recorded in Vol. 388-195, Page 8, P.R.T.C.T.
DISCUSSION•
Mr. James R. Dunaway, consultan t and representative of all abutting proper-
. ties, has requested that the City vacate the above descr ibed drainage ease-
ment save and except for a 10' drainage and utility easement dedicated in
Vol. 9632, Page 1802, D.R.T.C.T., as shown on the attached map and further
described by the attached field no tes.
The subject easement, acquired by dedication, is platted. A substitute
drainage easement has been prov ided by separate instrument and has been
approved by the Transportation and Public Works Department.
The Director of Real Property Management has determined that a $1.00 consid-
eration fee satisfies the City of Fort Worth's interest in this request.
Reviewing City departments have raised no objection to this request.
