AN ORDINANCE VACATING, ABANDONING AND CLOSING AND EXTIN-
GUISHING AN EMERGENCY ACCESS AND UTILITY EASEMENT, A
UTILITY EASEMENT, AND TWO PUBLIC OPEN SPACE EASEMENTS,
ALL MORE PARTICULARLY DESCRIBED HEREIN AND ALL LOCATED
WITHIN THE RIDGMAR MEADOW ADDITION TO THE CITY OF FORT
WORTH, TARRANT COUNTY, TEXAS; REPEALING ALL ORDINANCES
IN CONFLICT HEREWITH; AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT
WORTH, TEXAS:
SECTION 1.
THAT the following easements, all located within Block 3-R,
Ridgmar Meadow Addition to the City of Fort Worth, Texas, as
recorded in Volume 388-204, Page 43 of the Plat Records of
Tarrant County, Texas, be and the same are vacated, abandoned and
permanently closed and extinguished:
(1) A twenty-six (26) foot wide by approximately one
hundred eighty (180) foot long emergency access and
utility easement as more specifically described in
Appendix A which is attached hereto and incorporated
herein;
(2) A ten (10) foot by fifteen (15) foot utility easement
located within Lot 5;
(3) A twenty (20) foot by twenty (20) foot public open
space easement located within Lot 4; and
(4) A twenty (20) foot by twenty (20) foot public open
space easement located within Lot 5;
all as shown on the map attached hereto and incorporated herein
as Appendix "B".

SECTION 2.
That all ordinances or parts of ordinances in conflict here-
with are hereby repealed.
SECTION 3.
That this ordinance shall take effect and be in full force
and effect from and after the date of its passage, and it is so
ordained.

DESCRIPTION OF PART OF 26 FOOT EP1ERGENCY ACCESS EASEMENT
TO BE VACATED
SITUATED in the City of Fort Worth, Tarrant County, Texas, and being a portion of
that certain 26 foot wide private street and emergency access and utility
easement called Square Lane, shown on plat of Block 3-R, RIDGMAR MEADOW, recorded in
Volume 388-204, Page 43, of the Tarrant County Plat Records, and said portion being
more fully described as follows
BEGINNING at the southwest corner of said Square Lane easement, in the north line of
Ridgmar Pleadow Road (60 foot wide right-of-way) and in the south line of Lot 5 in
said Block 3-R, and said point being the beginning of a curve whose center bears
South 89 degrees, 41 minutes, 44 seconds East, 73.0 feet,
THENCE northeasterly with said curve and with the westerly line of said Square Lane
easement, a distance of 52.58 feet to the end of said curve,
THENCE North 41 degrees, 34 minutes, 35 seconds East with the northwesterly line of
said Square Lane easement, 184.06 feet to a point from which the north corner of
Lot 4 and the west corner of Lot 3 in said Block 3-R bears South 48 degrees, 25
minutes, 25 seconds East, 13.0 feet, said point being the beginning of a curve whose
center bears South 48 degrees, 25 minutes, 25 seconds East, 116.42 feet;
THENCE southerly with said curve, crossing a common line between said Lots 4 and 5,
and crossing said Square Lane easement, a distance of 79.33 feet to a point in the
southeasterly line of said easement,
THENCE South 41 degrees, 34 minutes, 35 seconds West with said southeasterly line of
Square Lane easement, crossing a common line between said Lots 4 and 5, 110.73 .feet
to the beginning of a curve whose center bears South 48 degrees., 25 minutes, 25
seconds East, 47.0 feet,
THENCE southerly with said curve and with said southeasterly line of Square Lane
easement, a distance of 33.86 feet to the end of said curve and the southeast corner
of said easement in said north line of Ridgmar Meadow Road and south line of Lot 5;
TI~ENCE North 89 degrees, 41 minutes, 44 seconds West with said south, line of Lot 5
and north line of Ridgmar Meadow Road, 26.0 feet to the PLACE OF BEGINNING, and
containing 4607 square feet (0.1058 acre).

t~`t, J in Lot 5 of the same addition and two (2) 20' x 20' public open space ease-
ments (P.O.S.E.s) located in Lots 4 and 5 of the same addition, as recom-
mended by the City Plan Commission.

Mr. Gerry Curtis, surveyor, representing the owners of all abutting property,
has requested that the City vacate the above described utility and public
open space easements (P.O.S.E.) as delineated in Appendix A and further iden-
tified in the detailed map, Appendix B.
The subject easements, acquired by dedication, are platted but do not contain
any utility facilities. The subject vacation is made in order to utilize the
vacated easements as part of the development of the subject property.
The Director of Real Property Management has determined that a $1.00 consider-
ation fee satisfies the City of Fort Worth's interest in this request.
Reviewing_City departments and private utility companies have raised no objet-
- tion-to-this request. A satisfactory replat has been submitted.
