AN ORDINANCE AMENDING ORDINANCE NO. 3011, AS AMENDED,
THE COMPREHENSIVE ZONING ORDINANCE OF THE CITY OF FORT
WORTH, CODIFIED AS APPENDIX "A" OF THE CODE OF THE CITY
OF FORT WORTH ( 1986) , AS AMENDED, BY ADDING MODEL HOMES
AND PORTABLE TRAILERS TO BE USED AS TEMPORARY CONSTRUC-
TION AND/OR SALES OFFICES OR STORAGE TRAILERS AS T EMPO-
RARY PERMITTED USES IN THE "A" ONE-FAMILY DISTRICT; BY
AMENDING SECTION 19, OFF-STREET PARKING AND LOADING
REGULATIONS T 0 PROVIDE PARKING REQUIREMENTS IN CONNEC-
TION WITH MODEL HOMES AND PORTABLE TRAILERS; BY
CHANGING THE ON-PREMISE SIGN RESTRICTIONS; PROVIDING
THAT THIS ORDINANCE SHALL BE CUMULATIVE; PROVIDING A
SEVERABILITY CLAUSE; PROVIDING A PENALTY CLAUSE;
PROVIDING A SAVINGS CLAUSE; PROVIDING FOR PUBLICATION
IN PAMPHLET FORM; PROVIDING FOR ENGROSSMENT AND
ENROLLMENT; PROVIDING FOR PUBLICATION IN THE OFFICIAL
NEWSPAPER; AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT
WORTH, TEXAS:
SECT ION I .
That Section 3, "A" One-Family District, of the
Comprehensive Zoning Ordinance (Appendix "A") of the Code of the
City of Fort Worth) is hereby amended by adding to A. Use
Regulations the following:
13. Model Homes used as show homes and/or sales
offices located within a new subdivision to which
they pertain and subject to the following restric-
tions:
1. No more than three ( 3 ) model homes per
builder per platted subdivision;
2. Must be at least three hundred (300) feet
from any occupied residence;
3. Time limit of two (2) years.
14. Portable trailers used as sales offices,
construction offices or storage trailers located
within a new subdivision to which they pertain and
subject to the following restrictions:
1. No more than one ( 1 ) portable trailer per
builder per platted subdivision,;

2. Must be at least three hundred (300) feet
from any occupied residence;
3. Time limit of two (2) years.
SECTION YI.
That Section 19, Off-Street Parking and Loading Regulations,
of the Comprehensive Zoning Ordinance (Appendix "A") of the Code
of the City of Fort Worth ( 1986) , as amended, is hereby amended
by adding to Subsection (B) Specific Requirements the following:
25. Model Homes and Portable Tra~1T ers in New Subdivisions:
For every model home used as a show home and/or sales
office and every portable trailer used as a construc-
tion or sales office there shall be provided two (2)
an-site parking spaces behind the front property line
for each such unit.
SECTION III.
That Section 20, Board of Adjustment, of the Comprehensive
Zoning Ordinance (Appendix "A" ) of the Code of the City of Fort
Worth (1986), as amended, is hereby amended by deleting in its
entirety Paragraph C.S. as an Authorized Special Exception.
SECT ION IV.
That Section 17.B., On-Premise Signs, of the Comprehensive
Zoning Ordinance (Appendix "A") of the Code of the City of Fort
Worth ( 1986) , as amended, is hereby amended by changing
Subection D(1) to read as follows
D. T he following regulations shall apply to all on-premise
development signs (signs identifying a developer's
property and sales office/model home sites) which are
erected in the City of Fort Worth:
1. Sales office/model homes

a. Maximum sign area - 200 square feet;
b. Maximum height - 25 feet;
c. No sign shall be illuminated between the
hours of 10:00 p.m. and 7:00 a.m.;
d. Only one sign per developer or builder is
permitted;
e. The sign must be located on the site of the
model home;
f. No sign may be erected for more than two (2)
years.
SECTION V.
This ordinance shall be cumulative of all provisions of ordi-
nances and of the Code of the City of Fort Worth, Texas (1986),
as amended, except where the provisions of this ordinance are in
direct conflict with the provisions of such ordinances and such
Code, in which event conflicting provisions of such ordinances
and such Code are hereby repealed.
sECT IoN vI .
It is hereby declared to be the intention of the City
Council that the sections, paragraphs, sentences, clauses and
phrases of this ordinance are severable, and if any phrase,
clause, sentence, paragraph or section of this ordinance shall be
declared unconstitutional by the valid judgment or decree of any
court of competent jurisdiction, such unconstitutionality shall
not affect any of the remaining phrases, clauses, sentences,
paragraphs and sections of this ordinance, since the same would
have been enacted by the City Council without the incorporation

in this ordinance of any such unconstitutional phrase, clause,
sentence, paragraph or section.
sECraoN VII.
Any person, firm or corporation who violates, disobeys,
omits, neglects or refuses to comply with or who resists the
enforcement of any of the provisions of this ordinance shall be
fined not more than One Thousand Dollars ($1,000.00) for each
offense. Each day that a violation is permitted to exist shall
constitute a separate offense.
SECTION VIII.
All rights and remedies of the City of Fort Worth, Texas,
are expressly saved as to any and all violations of the provi-
sions of Ordinance No. 3011 or any other ordinances affecting
zoning which have accrued at the time of the effective date of
this ordinance; and, as to such accrued violations and all
pending litigation, both civil and criminal, whether pending in
court or not, under such ordinances, same shall not be affected
by this ordinance but may be prosecuted until final disposition
by the courts.
SECTION IX.
The City Secretary of the City of Fort Worth, Texas, is
hereby authorized to publish this ordinance in pamphlet form for
general distribution among the public, and the operative provi-
sions of this ordinance as so published shall be admissible in
evidence in all courts without further proof than the production

thereof, as provided in Chapter XXV, Section 3, of the Charter of
the City of Fort Worth, Texas.
SECT ION X.
The City Secretary of the City of Fort Worth is hereby
directed to engross and enroll this ordinance by copying the
caption and Sections I, II, III, IV, VYI and XII in the minutes
of the City Council and by filing the ordinance in the ordinance
records of the City.
SECT ION XI .
The City Secretary of the City of Fort Worth, Texas, is
hereby directed to publish the caption and Sections I, II, III,
IV, VII and XII of this ordinance for two (2) days in the
official newspaper of the City of Fort Worth, Texas, as
authorized by Section 52.013, Texas Local Government Code.
SECTION XII.
This ordinance shall be in full force and effect from and
after its passage and publication as required by law, and it is
so ordained.
