ORDINANCE N0. ~~
AN ORDINANCE VACATING, ABANDONING AND CLOSING AND EXTIN-
GUISHING A PORTION OF MEADOWSIDE ROAD SOUTH, FIVE (5)
UTILITY EASEMENTS AND TWO (2) PUBLIC OPEN SPACE EASEMENTS
ALL LOCATED WITHIN THE QUAIL RIDGE ESTATES, PHASE 2, IN
THE CITY OF FORT WORTH, TARRANT COUNTY, TEXAS, ALL MORE
SPECIFICALLY DESCRIBED HEREIN; PROVIDING A REVERSION OF
FEE IN SAID VACATED PORTIONS OF MEADOWSIDE ROAD SOUTH;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; AND
PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
THAT THE 50 foot wide by 466.85 foot long portion of Meadowside
Road South as more specifically described in Exhibit "A" attached
hereto and incorporated herein by reference for all purposes, the
five (5) ten foot wide utility easements and two (2) twenty foot by
twenty foot public open space easements more specifically described
in Exhibit "B" which is attached hereto and incorporated herein by
reference for all purposes, all located in the Quail Ridge Estates,
Phase 2 Addition to the City of Fort Worth, Texas, the plat of said
Addition being described in Volume 388-201, Page 20 of the Plat
Records of Tarrant County, Texas, be and the same are vacated,
abandoned and permanently closed and extinguished.
SECTION 2.
That the fee to the above described vacated portion of the
public street and right-of-way is hereby released and shall revert
to the adjacent owner(s) as provided by law.

SECTION 3.
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so or-
dained.

A PORTION OF MEADOWSIDE ROAD SOUT}i
TO BE VACATED
BEING a 0.6519 acre tract located in the :}ohn F. Heath Survey, Abstract No. 641,
situated in the southwest portion of Fort Worth, Tarrant County, Texas, and
being a portion of the corrected plat of Quail. Ridge Estates, Phase 2, an
addition to the City of Fort Worth., Tarrant Count,=, Texas, as recorded in Volume
388-201., Page 20, Plat Records, Tarrant County, Texas and being more
particularly described as follows:
COMMENCING at the northwest corner of said Quail Ridge Estates, Phase 2, said
point lying in the south right-of-way line of Dutch Branch Road, a 68 foot
right-of-way as recorded in Volume 388-178, Page 32 and 33, Deed Records,
'Tarrant County, Texas;
THENCE North 50° - 27' - 52" East, along said south right-of-way line, a
distance of 110.00 feet to the POINT OF BEGINNING;
THENCE continuing North 50° - 27' - 52" East, along said south right-of-way
line, a distance of 50.00 feet to the beginning of a non-tangent curve to the
right whose radius is 343.65 feet and whose long chord bears South 30° - 02' -
17" East, a distance of 113.41 feet;
THENCE along said curve and with the east right-of-way line of Meadowside Road
South through a central angle of 18° - 59' - 42", an arc distance of 113.93 feet
to a point;
THENCE South 20° - 32' - 26" East, along said east right-of-way line, a distance
of 46h.85 feet to the beginning of a non-tangent curve to the left whose radius
is SO.OO feet and whose long chord hears South 69° - 27' - 34j1 West, a distance
of 50.00 feet;
THENCE along said curve through a central angle of 60° - 00' - 00", an arc
distance of 52.36 feet to a point i.n the west right-of-way line of said
Meadowside Road South;
TNENCF. North 20° - 32' - 26" West, along said west right-of-way line, a distance
of 466.85 feet to the beginning of a tangent curve to the l.ef.t whose radius is
293.65 feet and whose long chord bears North 30° - 02' - 17" West, a distance of
96.91 feet;

angle of. l8° - 59' - 42", an arc distance of 97.35 feet to the P01.NT OF

It is recommended City Council adopt an ordinance vacating the northern
portion of Meadowside Road South, a width of 50' and a length of 466.85',
southward from Dutch Branch Road adjacent to Lots 1 and 2, Quail Ridge
Estates, Phase 2, to vacate tow 20' X 20' public open space easements at the
intersection of Meadowside Road South with Dutch Branch Road located on Lot
29, Block 1 and Lot 15, Block 2, and to vacate five (5) 10' wide utility
easements located between Lots 10 and 11, Lots 5 and 6, Lots 27 and 28, Lots
21 and 22, and adjacent to Lots 10 thru 22 and the northern portion of Lot
23, all in Block 2, Quail Ridge Estates, Phase 2, as recorded in Vol.
388-201, Page 20, P R T.C T as recommended by the City Plan Commission
DISCUSSION
Mr James R. Harris representing Quail Ridge Joint Venture, owner of all
abutting property, has requested the City to vacate the above described
street, public open space easements and utility easements, a shown on the
attached map and further described in Exhibits 'A', 'B', and 'C'.
The subject street right-of-way, acquired by dedication, is unconstructed and
does not contain any utility facilities. The subject vacation request is
made in order to replat the subject properties creating a lot for the
location of a church on Dutch Branch Road
The Land Agent for the City of Fort Worth has determined that no monetary
consideration will be required as the street has not been improved, nor any
City utility facilities constructed on the property
Reviewing City departments and private utility companies have raised no
objection to this request, subject to the vacated right-of-way being
replatted with adjacent property A satisfactory replatA~~~ been submitted.
