AN ORDINANCE VACATING, ABANDONING AND CLOSING AND EXTIN-
GUISHING AN ALLEY RIGHT-OF-WAY LOCATED IN BLOCK 3,
SEMINARY HILL ADDITION TO THE CITY OF FORT WORTH, AS MORE
SPECIFICALLY DESCRIBED HEREIN; PROVIDING FOR REVERSION OF
FEE IN SAID LAND; REPEALING ALL ORDINANCES IN CONFLICT
HEREWITH; AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That the fifteen (15) foot by two hundred sixty-five (265) foot
north/south alley right-of-way located between Lots 7 through 11 and
Lots 12 through 16, Block 3, Seminary Hill Addition, as shown on
plat recorded at Volume 310, Page 45, Plat Records, Tarrant County,
Texas, be and the same is vacated, abandoned and permanently closed
and extinguished as a public alley right-of-way.
SECTION 2.
That the fee to the land in the above described vacated public
alley right-of-way is hereby released and shall revert to the adja-
cent owner as provided by law, SAVE AND EXCEPT that easements are
retained for any and all existing and prospective utilities.
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.

That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so or-
dained.

It is recommended City Council adopt an ordinance vacating a 15' X 265' long
northlsouth alley located between Lots 7 thru 11 and 12 thru 16, Block 3,
Seminary Hill Addition, as recorded in Vol. 310, Page 45, P R.T C T as
recommended by the City Plan Commission
DISCUSSION
Mr James Lowe, architect, for the Southwestern Baptist Theological Seminary,
which is the owner of all abutting property, has requested that the City
vacate the above described alley right-of-way, as shown on the attached map
The subject alley right-of-way, acquired by dedication, presently contains
electric, water, sewer, and gas utility facilities. The subject vacation
request is made in order to replat the vacated alley right-of-way with
adjacent property for expansion of auxiliary parking for the Seminary.
The required and appropriate monetary consideration of $1,990 00 has been
placed in escrow with the Real Property Department as required by the Land
Agent for the City of Fort Worth
Reviewing City Departments and private utility companies have raised no
objection to this request, subject to the vacated right-of-way being
replatted with adjacent property, and any required utility easements being
retained or relocated at the applicant's expense A satisfactory replat has
been submitted
