AN ORDINANCE AMENDING SECTION 2 OF ORDINANCE NO. 2082, KNOW AS
THE ZONING ORDINANCE OF THE CITY OF FORT WORTH, AND BEING AN
ORDINANCE REGULATING AND RESTRICTING THE LOCATION AND USE OF
BUILDINGS, STRUCTURES AND LAND FOR TRADE, INDUSTRY, RESIDENCE
OR OTHER PURPOSES, THE HEIGHT, NUMBER OF STORIES, AND SIZE OF
BUILDINGS AND OTHER STRUCTURES, THE ,SIZE OF YARDS AND OTHER
OPEN SPACES, AND THE DENSITY OF POPULATION, AND FOR SAID PUR-
POSES TO DIVIDE THE CITY OF FORT WORTH AND ALL OF ITS ANNEXED
AREAS INTO DISTRICTS OF SUCH NUMBER, SHAPE AND AREA AS ARE
DEEMED BEST SUITED TO CARRY OUT THESE REGULATIONS, WHICH
DISTRICTS AND THE BOUNDARIES OF SUCH DISTRICTS ARE SHORN UPON
MAPS AND MADE A PART OF THIS ORDINANCE, AND BEING DESIGNATED
AS THE "DISTRICT MAPS," AND SAID MAPS AND ALL OF THE NOTATIONS,
REFE1WCE3 AND OTHER INFORMATION SHOOT THEREON SHALL AND DO
CONSTITUTE A PART OF THIS ORDINANCE THE SAME AS IF THE MATTERS
AND INFORMATION SET FORTH BY SAID MAPS WERE ALL FULLY DESCRIBED
HEREIN; PRESCRIBING A SAVING CLAUSE; PROVIDING A FINE OF NOT
LESS THAN FIVE DOLLARS ($5.00) NOR MORE THAN FIFTY DOLLARS
($50.00) FOR THE VIOLATION THEREOF, AND THAT EACH DAY THAT
VIOLATION IS PERMITTED TO EXIST SHALL CONSTITUTE A SEPARATE
OFFENSE; AND NAMING AN EFFECTIVE DATE.
WHEREAS, by virtue of an election held on the 17th day of December,
A. D. 1946, for the purpose of amending the Charter of the City of Fort
Worth, large areas were annexed and made a part of the said City, and it
is essential that these areas be brought within the provisions of Ordi-
nance No. 20820 down as the Zoning Ordinance of said City; and,
WHEREAS$ the CitV Council of the City of Fort Worth deems it neces-
sary to lessen congestion on streets, to secure safety From fire, panic
and other dangers, to prevent nuisances and health menaces, to promote
the general welfare, to provide adequate light and air, to prohibit the
over-crowding of land, to avoid undue concentration of population, to
facilitate the adequate provisions of transportation, water, sewerage,
schools, parks and other public requirements, to conserve the value of
property, and to encourage the most appropriate use of land throughout
the areas, all in accordance with a comprehensive plan; NOW, THEREFORE,
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS:
SECTION 1,
That Section 2 of Ordinance No. 2082 be amended, and after being
amended, it shall read as follows:
Section 2. Districts.
In order to regulate and restrict the location of trades
and industries and the location of buildings erected or al-
tered for specified uses, and to regulate and limit the
height and bulk of buildings hereafter erected or altered,
to regulate and determine the area of yards and other open
spaces, and to regulate and limit the density of population,
the City of Fort Worth is hereb divided into districts, of
which there shall be eleven (11�, known as:
"A" thee-Family District.
"B" Two-Family District.
"C" Apartment District.
"D" Apartment District.
"E" Commercial District.
"F" Commercial District. e
"G" Commercial District.
"H" Business District.
"I" Light Industrial District.
"J" Light Industrial District.
"K" Heavy Industrial District.
The districts aforesaid and the boundaries of such districts
are shown upon the maps attached hereto and made a part of this
ordinance, being designated as the "District Maps," and said maps
and all the notations, references and other information shown
thereon shall be as much a part of this ordinance as if the mat-
ters and information set forth by said maps were all fully de-
scribed herein.
Except as hereinafter provided:
First: No building shall be erected, reconstructed or struc-
turally altered, nor shall any building or land be used for any
purpose other than is permitted in the district in which such build-
ing or land is located.
Second: No building shall be erected, reconstructed or struc-
turally altered to exceed the height or bulk limit herein estab-
lished for the district in which such building is located.
Third: No lot area shall be so reduced or diminished that
the yards or other open spaces shall be smaller than prescribed
byrthis ordinance, nor shall the density of population be increased
in any manner except in conformity with the area regulations here-
in established.
Fourth: No yard or other open space provided about any build-
ing for the purpose of complying with the provisions of these regu-
lations shall be considered as providing a yard, or 'open space for
any other building; provided further that no yard or open space
on an adjoining property shall be considered as providing a yard
or open space on a lot whereon a building is to be erected.
Fifth: Every building hereafter erected shall be located on
a lot as herein defined and in no case shall there be more than
one (1) building on one (1) lot, except as hereinafter provided.

SECTION 2.
This ordinance shall be and is hereby declared to be cumulative of
all other ordinances of the City of Fort Worth affecting zoning, and shall
not operate to repeal or affect any such ordinance or ordinances except
insofar as the provisions of such ordinance or ordinances are inconsistent
or in conflict with the provisions of this ordinance, in which instance
or instances those provisions shall be and they are-hereby repealed.
SECTION 3.
Should any section, clause or provision of this ordinance be declared
by the court to be invalid, the same shall not affect the validity of
the ordinance as a whole, or any part thereof, other than the part so de-
clared to be invalid.
SECTION 4,
Any person, firm or corporation who violates, disobsys, omits, neg-
lects or refuses to comply with or who resists the enforcement of any of
the provisions of this ordinance shall be fined not less than Five Dollars
($5.00) nor more than Fifty Dollars (050.00) for each offense. Each day
that violation is permitted to exist shall constitute a separate offense.
SECTION 5. °
This ordinance shall be in full force and effect from and aft$r its
passage and publication as provided by law.
