ORDINANCE
AN ORDINANCE AMENDING THE COMPREHENSIVE
ZONING ORDINANCE, ORDINANCE N0.3011, AS
AMENDED, SAME BEING AN ORDINANCE REGULATING
AND RESTRICTING THE LOCATION AI~1D USE OF
BUILDINGS, STRUCTURES, AND LAND FOR TRADE,
INDUSTRY, RESIDENCE OR OTHER PURPOSES, THE
HEIGHT, NUMBER OF STORIES AND SIZE OF
BUILDINGS AND OTHER STRUCTURES, THE SIZE OF
YARDS AND OTHER OPEN SPACES, OFF-STREET
PARKING AND LOADING, AND THE DENSITY OF
POPULATION, AND FOR SUCH PURPOSES DIVIDING
THE MUNICIPALITY INTO DISTRICTS OF SUCH
NUMBER, SHAPE AND AREA AS MAY BE DEEMED BEST
SUITED TO CARRY OUT THESE REGULATIONS AND
SHOWING SUCH DISTRICTS AND THE BOUNDARIES
THEREOF UPON "DISTRICT MAPS"; PROVIDING FOR
INTERPRETATION, PURPOSE AND CONFLICT;
PROVIDING THAT THIS ORDINANCE SHALL BE
CUMULATIVE OF ALL ORDINANCES; PROVIDING A
SAVINGS CLAUSE; PROVIDING A SEVERABILITY
CLAUSE; PROVIDING A ]PENAL CLAUSE; PROVIDING
FOR ENGROSSMENT AND ENROLLMENT; PROVIDING
FOR PUBLICATION AND NAMING AN EFFECTIVE
DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That Ordinance No. 3011, as amended, be and is hereby amended so
that the permitted uses in the hereinafter described areas be
altered, changed, and amended as follows:
Z-87-001 TRACT 1
PART of the Shelby County School Land Survey Block 33,
Abstract No. 1375, situated about 10 miles south 25
degrees east from the courthouse in Tarrant County,
Texas; and embracing a portion of the 100-02/100 acres
tract described in the deed to Everman Parkway-100
Joint Venture recorded in Volume 8.312, page 986 of the
Tarrant County Deed Records;
Z-87-001 COMMENCING at the northwest corner of said 100-02/100
(Cont.) acres tract being at the intersection of Rendon Road
(County Road No. 1015) and Enon Avenue (County Road No.
1051) for the northwest corner of said Block 33; and
then run, south 1,461 feet to the northwest and begin-
ning corner of the tract being described;
THENCE. east, 246-53/100 feet to the beginning of a
curve to the right having a radius of 914-56/100 feet;
THENCE along said curve to the right an arc length of
1,440-31/100 feet to its end, the long chord of said
1,440-31/100 feet arc is south 44 degrees-53 minutes
east 1,296-02/100 feet;
THENCE south no degrees-14 minutes west 250 feet to the
south line of said 100-02/100 acres tract in the north
line of Shelby Road (County Road No. 1097);
THENCE north 89 degrees-46 minutes west, along the said
south line of 100-02,/100 acres tract and said north
line of Shelby Road, 840 feet to the southerly south-
west corner of said 100-02/100 acres tract and the
southeast corner of a 0-16/100 of an acre tract
described in the deed recorded in Volume 6886, Page 50
of the said Deed Records;
THENCE north, along the west line of said 100-02/100
acres tract and the east line of said 0-16/100 of an
acre tract, 304-6/10 feet to an iron rod for the north
corner of said 0-16/100 of an acre tract;
THENCE north 8 degrees-25 minutes east, continuing
along the west line of said 100-02/100 acres tract,
362-1/10 feet to an iron rod for the northeast corner
of a 4-53/100 acres tract described in the deed
recorded in Volume 6681, Page 65 of the said Deed
Records and a reentrant corner of said 100-02/100 acres
tract;
THENCE north 89 degrees-41 minutes west, along a south
line of said 100-02/100 acres tract and north line of
said 4-55/100 acres tract, 373 feet to the westerly
southwest corner of said 100-02/100 acres tract in said
Rendon Road;
THENCE north, along the said west line of 100-02/100
acres tract in said Road, 500 feet to the PLACE OF
BEGINNING and containing 21/861/1000 acres.

SEC'.CI-.ON 2.
That the zoning regulations a~zc1 districts, as herein established,
have been made in accordance with the comprehensive plan for the
purpose of promoting the health, safety, morals and general wel-
fare of the community. They have been designed to lessen conges-
tion in the streets; to secure safety from fire, panic, flood and
other dangers; to provide adequate light and air; to prevent over-
crowding of land; to avoid undue concentration of population; to
facilitate the adequate provisions of transportation, water,
sewerage, parks and other public requirements. They have been made
after a full and complete publi~~ hearing, with reasonable conside-
ration, among other things, of the character of the district and

its peculiar suitability for ithe particular uses and with a view
of conserving the value of bu:i]_ding and encouraging the most
appropriate use of land throughout the community.
SECTION 3.
That this ordinance shall be cumulative of all other ordinances of
the City of Fort Worth affecting zoning and shall not repeal any
of the provisions of such ordinances, except in those instances
where provisions of such ordinances are in direct conflict with
the provisions of this ordinance.
SEC'T'ION 4.
That all rights or remedies of` the City of Fort Worth, Texas, are
expressly saved as to any and al.l violations of Ordinance No. 3011
or of any amendments thereto ghat have accrued at the time of the
effective date of this ordinance; and, as to such accrued viola-
tions, and all pending litiga'~tion, both civil or criminal, same
shall not be affected by this ordinance but may be prosecuted
until final disposition by the courts.
SECTION 5.
It is hereby declared to be thE~ intention of the City Council that
the sections, paragraphs, sentences, clauses and phrases of this
ordinance are severable, and i.f any phrase, clause, sentence,
paragraph or section of this ordinance shall be declared void,
ineffective or unconstitutional. by the valid judgment or decree of
any court of competent jurisdicition, such voidness, ineffective-
ness or unconstitutionality sriall not affect any of the remaining
phrases, clauses, sentences, paragraphs or sections of this
ordinance, since the same world have been enacted by the City
Council without the incorporation herein of any such void, ineffec-
tive or unconstitutional phrase, clause, sentence, paragraph or
section.
SECTION 6.
That any person, firm or co;r~oration who violates, disobeys,
omits, neglects or refuses to comply with or who resists the
enforcement of any of the provisions of this ordinance shall be
fined not more than One Thousand Dollars ($1,000.00) for each
offense. Each day that a violation is permitted to exist shall
constitute a separate offense.

SEC~'ION 7.
That the City Secretary of the City of Fort Worth, Texas, is
hereby directed to engross and enroll this ordinance by copying
the caption and penalty clauses of same in the minutes of the City
Council of the City of Fort ~lorth, Texas, and by filing the
ordinance in the ordinance records of said City.
SECTION 8.
That the City Secretary of i:he City of Fort Worth, Texas, is
hereby directed to publish this ordinance for two (2) days in the
official newspaper of the City of Fort Worth, Texas, as authorized
by Article 1176b-1, Revised Civil Statutes of Texas.
SECTION 9.
That this ordinance shall be in full force and effect from and
after the date of its passage anal publication as required by law,
and it is so ordained.
