AN ORDINANCE AMENDING THE COMPREHENSIVE ZONING
ORDINANCE, ORDINANCE N0.3011, AS AMENDED, SAME BEING
AN ORDINANCE REGULATING AND RESTRICTING THE LOCATION
AND USE OF BUILDINGS, STRUCTURES, AND LAND FOR TRADE,
INDUSTRY, RESIDENCE OR OTHER PURPOSES, THE HEIGHT,
NUMBER OF STORIES AND SIZE OF BUILDINGS AND OTHER
STRUCTURES, THE SIZE OF YARDS AND OTHER OPEN SPACES,
OFF-STREET PARKING AND LOADING, AND THE DENSITY OF
POPULATION, AND FOR SUCH PURPOSES DIVIDING THE
MUNICIPALITY INTO DISTRICTS OF SUCH NUMBER, SHAPE AND
AREA AS MAY BE DEEMED BEST SUITED TO CARRY OUT THESE
REGULATIONS AND SHOWING SUCH DISTRICTS AND THE
BOUNDARIES THEREOF UPON "DISTRICT MAPS", PROVIDING
FOR INTERPRETATION, PURPOSE AND CONFLICT, PROVIDING
THAT THIS ORDINANCE SHALL BE CUMULATIVE OF ALL
ORDINANCES, PROVIDING A SAVINGS CLAUSE, PROVIDING A
SEVERABILITY CLAUSE, PROVIDING A PENAL CLAUSE,
PROVIDING FOR ENGROSSMENT AND ENROLLMENT, PROVIDING
FOR PUBLICATION AND NAMING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS
SECTION 1.
That Ordinance No. 3011, as amended, be and is hereby amended so that the
permitted uses in the hereinafter described areas be altered, changed, and
amended as follows:
Z-87-055 A PORTION of Block B of L. W. Moore Subdivision in the City of Fort
Worth in Tarrant County, Texas as said Block appears upon the map
recorded in Volume 388-28, Page 409 of the Tarrant County Deed
Records,
BEGINNING at a 1/2" iron for the northeast corner of Block 6 and
easterly southeast corner of Lot 1 in Block A of Windrush Addition,
as it appears upon the map recorded in Volume 388-166, Page 34 of the
said Deed Records in the west line of Renzel Boulevard,
THENCE south no degrees-18 minutes west, along the east line of said
Block B and said west line of Renzel Boulevard, 416-87/100 feet to a
5/8" i ron,
THENCE north 89 degrees-42 minutes west, 300-03/100 feet to a 5/8"
iron in the west line of said Block B,

(Cont.) Block B, to and along an east line of said Lot 1, a distance of
419-49/100 feet to a 1/2" iron for the northwest corner of said Block
B and reentrant corner of said Lot 1;
THENCE south 89 degrees-12 minutes east, along the north line of said
Block B and a south line of said Lot 1, a distance of 300-04/100 feet
to the PLACE OF BEGINNING and containing 2-800/1000 acres of land.

From "C" Multi-Family to "PD-FR" Planned Development/ Restricted
Commercial, subject to the submission of an amended site plan
containing screened fencing around the perimeter of the subject
property, and a minimum of 10 feet wide buffering on the east and
north boundaries, between the property line and the screened fence.
Z-87-083 BEING a part of Lot 2, Block 18, Ridgecrest Addition to the City of
Fort Worth, Tarrant County, Texas, accoprding to the plat recorded in
Volume 388-90, Page 21, Deed Records, Tarrant County, Texas, and this
part is described as follows
BEGINNING at an iron pin at the Southeast corner of said Lot 2,
THENCE North 65 degrees 33 minutes West along the South line of Lot 2 "
and the North line of Lot 1, a distance of 306.1 feet to an iron pin
for the Southwest corner of said Lot 2 and the Northwest corner of
said Lot 1,
THENCE North O1 degrees 19 minutes East along the West line of said
Lot 2, a distance of 326.23 feet to an iron pin for corner,
THENCE South 65 degrees 33 minutes East 434.28 feet to an iron pin
for corner in the East line of Lot 2, in the West line of U. S.
Highway #377,
THENCE South 24 degrees 27 minutes West along the East line of Lot 2
and along the West line of said Highway 300.00 feet to the POINT OF
BEGINNING and containing 111,057.00 square feet of land or 2.55 acres
of land,
SAVE AND EXCEPT any portion of the above property which is zoned "F"
at the present time.

SECTION 2.
That the zoning regulations and districts, as herein established, have been made
in accordance with the comprehensive plan for the purpose of promoting the
health, safety, morals and general welfare of the community. They have been
designed to lessen congestion in the streets, to secure safety from fire, panic,
flood and other dangers, to provide adequate light and air; to prevent overcrowd-
ing of land; to avoid undue concentration of population, to facilitate the
adequate provisions of transportation, water, sewerage, parks and other public
requirements. They have been made after a full and complete public hearing, with
reasonable consideration, among other things, of the character of the district
and its peculiar suitability for the particular uses and with a view of conserv-
ing the value of building and encouraging the most appropriate use of land
throughout the community.
SECTION 3.
That this ordinance shall be cumulative of all other ordinances of the City of
Fort Worth affecting zoning and shall not repeal any of the provisions of such
ordinances, except in those instances where provisions of such ordinances are in
direct conflict with the provisions of this ordinance.
SECTION 4.
That all rights or remedies of the City of Fort Worth, Texas, are expressly
saved as to any and all violations of Ordinance No. 3011 or of any amendments
thereto that have accrued at the time of the effective date of this ordinance,
and, as to such accrued violations, and all pending litigation, both civil or
criminal, same shall not be affected by this ordinance but may be prosecuted
until final disposition by the courts.
SECTION 5.
It is hereby declared to be the intention of the City Council that the sections,
paragraphs, sentences, clauses and phrases of this ordinance are severable, and
if any phrase, clause, sentence, paragraph or section of this ordinance shall be
declared void, ineffective or unconstitutional by the valid judgment or decree
of any court of competent jurisdiction, such voidness, ineffectiveness or uncon-
stitutionality shall not affect any of the remaining phrases, clauses,
sentences, paragraphs or sections of this ordinance, since the same would have
been enacted by the City Council without the incorporation herein of any such
void, ineffective or unconstitutional phrase, clause, sentence, paragraph or
section.

SECTION 6.
That any person, firm or corporation who violates, disobeys, omits, neglects or
refuses to comply with or who resists the enforcement of any of the provisions
of this ordinance shall be fined not more than One Thousand Dollars ($1,000.00)
for each offense. Each day that a violation is permitted to exist shall consti-
tute a separate offense.
SECTION 7.
That the City Secretary of the City of Fort Worth, Texas, is hereby directed to
engross, and enroll this ordinance by copying the caption and penalty clause of
same in the minutes of the City Council of the City of Fort Worth, Texas, and by
filing the ordinance in the ordinance records of said City.
SECTION 8.
That the City Secretary of the City of Fort Worth, Texas, is hereby directed to
publish this ordinance for two (2) days in the official newspaper of the City of
Fort Worth, Texas, as authorized by Article 1176b-1, Revised Civil Statutes of
Texas.
SECTION 9.
That this ordinance shall be in full force and effect from and after the date of
its passage and publication as required by law, and it is so ordained.
