ORDINANCE NO.
AN ORDINANCE VACATING, ABANDONING AND CLOSING ANll EXTiN-
GUISHING A PORTION OF A STORM DRAIN UTILITY EASEMENT``
LOCATED IN THE RIDGLEA COUNTRY CLUB ESTATES ADDITION TO
THE CITY OF FORT WORTH, TEXAS, AS MORE SPECIFICALLY
DESCRIBED HEREIN; PROVIDING FOR REVERSION OF FEE IN SAID
LAND; REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; AND
PROVIDING AN EFFECTIVE DATE.
BE IT O RDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That a portion of an existing 35-foot storm drain utility ease-
ment located in the Ridglea County Club Estates Addition to the City
of Fort Worth, Texas, the plat of said addition being recorded in
Volume 388-123, Page 79 of th e Plat Records of Tarrant County,
Texas, said easement portion vacated hereby being more specifically
described in Exhibit "A" which is attached hereto and incorporated
herein by reference for all purposes, be and the same is vacated,
abandoned and permanently closed and extinguished.
SECTION 2.
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.
SECTION 3.
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so or-
dained.

PORTION OF EA5E117F.N'1' TO BE VACATED
Being a portion of a 35 foot wide storm drain easement situated in Lot
23, Block 1, Ridglea Country Club Estates, an addition to the City
of Fort Worth as recorded in Plat Volume 388/123, Page 79, County
Records, Tarrant County, Texas, said portion of said easement
being more particularly described by metes and bounds as follows
COMMENCING where the line common to said Lot 23, Block 1, and Lot
24, Block 1, intersects the southeasterly right-of-way line of
Ridglea Country Club Drive, the beginning of anon-tangent curve
to the right,
TIIENC} 17.50 feet along the arc of said curve, and along said
right-of-way line, through a central angle of 03° 52' 05", whose
radius is 259.27 feet, the long chord of which bears,
N 40° 40' 04" E, 17.50 feet,
THENCE S 49° 10' 00" E, 28.38 feet to the POINT OF BEGINNING,
THENCE S 49° 10' 00" E, 136.70 feet,
THENCE N 63° 57' 28" W, 19.13 feet,
THENCE N 52° 31' 45" W, 45.03 feet;
THENCE N 53° 10' 36" W, 24.73 feet,
THENCE N 47° 40' 48" W, 32.15 feet,
THENCE N 22° O1' 52" W, 1 8.46 fe et to the POINT OF BEGINNING and

It is recommended that the City Council adopt an ordinance vacating a portion
(described on the attached EXHIBIT) of an existing 35' wide storm drain utility
easement centered on the common property line of Lots 24 & 23, Block 1, Ridglea
Country Club Estates, with the portion (884 square feet) to be vacated being
within Lot 23, as recorded in Volume 388-123, Page 79, P.R.T.C.T.
Discussion
Ricky Tripp, owner of all abutting property, has requested that the City vacate
the above described portion of a storm drain utility easement, as shown on the
attached map.
The subject easement, acquired by dedication, is platted but contains no
utility facilities The subject vacation request is made in order to utilize
the vacated easement as part of the subject property, thus expanding the
building area and providing more usable yard space
The required and appropriate monetary fee consideration ($1.00) has been paid
to the Real Property Department, as required by the Land Agent for the City of
Fort Worth
Reviewing City departments and private utility companies have raised no
objections to this request
