ORDINANCE NO.~~~
AN ORDINANCE VACATING, ABANDONING, AND CLOSING AND EXTIN-
GUISHING A PORTION OF A 20 FOOT WIDE SANITARY SEWER/STORM
DRAIN EASEMENT, LOCATED IN THE SOUTHWEST HILLS ADDITION TO
THE CITY OF FORT WORTH, TEXAS AS MORE SPECIFICALLY DE-
SCRIBED HEREIN; REPEALING ALL ORDINANCES IN CONFLICT
HEREWITH AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS:
SECTION 1.
THAT THE portion of the 20 foot wide sanitary sewer/storm drain
easement as more specifically described in Exhibit "A" which is at-
tacked hereto and incorporated herein by reference for all purposes;
said easement being located in the Southwest Hills Addition to the
City of Fort Worth, Texas as recorded in Volume 388-45, Page 42, of
the Plat Records of Tarrant County, Texas, be and the same is
vacated, abandoned, and permanently closed and extinguished.
SECTION 2.
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.
SECTION 3.
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so or-
dained.

A portion of Lot A in Block 10 of Southwest Hills, an Addition in
the City of Fort Worth in Tarrant County, Texas as said Block
appears upon the map recorded in volume 388-45, page 42 of the
Tarrant County Deed Records, being a portion of a 20 feet
easement for sanitary sewer and storm drain.
Commencing at an iron for the north corner of said Lot A and
south corner of Lot 21 in said Block 10 in the southeast line of
McCart Street; and then run, south 39 degrees-52 minutes west,
along the northwest line of said Lot A and said southeast line of
McCart Street, 430-50/100 feet to the north line of said 20 feet
easement.
Thence south 39 degrees-52 minutes west, along the said northwest
line of Lot A and said southeast line of McCart Street, 20-28/100
feet.
Thence south 59 deyrees-35 minutes east, along the southwest line
of said 20 feet easement, 461:16/100 feet.
Thence north 30 degrees-25 minutes east, 20 feet to the northeast
line of said 20 feet easement.
Thence north 59 degrees-35 minutes west, along the said northeast
line of 20 feet easement, 457-84/100 feet to the place of
beginning and containing 9,190 square feet.

It is recommended that the City Council adopt an ordinance vacating portion of
a 10' wide utility easement that extends from the northerly property line in a
southwesterly direction to the southeast edge of an existing building location
in Lot A, Block 10, Southwest Hills Addition (further described in Exhibit ,A),
and a section (20' x 461.16') of a 20' wide sanitary sewer/storm drain easement
beginning at the west property line, 430' south of the northerly property line
and extending 461.16' easterly from the west property line of Lot A, Block 10,
Southwest Hills Addition (further described in Exhibit B), as recorded in
Volume 388-45, Page 45, P.R.T.C.T.
Discussion
William Robertson, headmaster and chief administrator for Trinity Valley
School, owner of adjacent property, has requested that the City vacate the two
(2) above described easements, as indicated on the attached map
The subject easements, acquired by dedication, are platted, but contain no
utility facilities. The subject vacation request is made in order to utilize
the vacated easements as part of the subject property, thus expanding the
building area and providing more usable yard space
The required and appropriate monetary consideration fee ($1.00) has been paid
to the Real Property Department, as required by the Land Agent for the City of
Fort Worth
Reviewing City departments and private utility companies have raised no
objections to this request A satisfactory replat has been submitted.
