AN ORDINANCE VACATING, ABANDONING AND CLOSING
COVENTRY PLACE IN THE 200 BLOCK OF BAILEY AVENUE,
FROM BAILEY AVENUE WESTWARD TO ITS TERMINUS A
DISTANCE OF 235 FEET.AND A WIDTH OF 50 FEET AND
VARIABLE AND ALL UTILITY EASEMENTS WITHIN BLOCK
11, WESTGATE ADDITION TO THE CITY OF FORT WORTH,
TARRANT COUNTY, TEXAS ACCORDING TO PLAT RECORDED
IN VOLUME 388-B, PAGE 188, TARRANT COUNTY DEED
RECORDS, SAVE AND EXCEPT THE 8 FOOT UTILITY EASEMENT
CENTERED ON THE BACK LOT LINES OF LOTS 27 AND 26
OF SAID BLOCK AND TRAVERSING THE NORTHERN PORTION
OF LOT 25 OF SAID BLOCK; PROVIDING FOR REVERSION OF
THE FEE OF SAID LAND; REPEALING ALL ORDINANCES IN
CONFLICT HEREWITH AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS.
SECTION 1.
That Coventry Place in the 200 Block of Bailey Avenue,
from Bailey Avenue westward to its terminus a distance of 235 feet
and a width of 50 feet and variable more particularly described as
follows:
A 14,744 square foot public street right-of-way
for a 195 foot long cul-de-sac off of Bailey Avenue,
being platted as Coventry Place and being surrounded
by Block 11, Westgate Addition, City of Fort Worth,
Tarrant County, Texas, Volume 38,8-B, Page 188, and
being more particularly described:
COMMENCING at a point at the southwest corner of the
intersection of Bristol Road and Bailey Avenue, THENCE
N 35°26 'W across the Bristol Road right-of-way and
along the northeast property line of Block 11, Westgate
Addition, said property line also being the southwest
right-of-way of Bailey Avenue, a distance of 510.2
feet to a point being the southwest corner of the Coventry
Place and Bailey Avenue intersection, said point also
being the POINT OF BEGINNING;
THENCE S54034'W a distance of 100.0 feet to the beginning
of a curve to the left whose radius is 119.41 feet;
THENCE Along said curve to the left in a southwesterly
direction a distance of 59.75 feet;
THENCE S25°53'W a distance of 8.75 feet to the beginning
of a curve to the right whose radius is 50.0 feet;
THENCE Along said curve to the right a distance of 207.05
feet;
THENCE N83°15 'E a distance of 8.75 feet to the beginning
of a curve to the left whose radius is 119.41 feet;
THENCE Along said curve to the left in a northeasterly
direction a distance of 59.75 feet;
THENCE N54°34'E a distance of 100.0 feet to a point in
the southwest right-of-way line of Bailey Avenue;
THENCE S35°26 'E a distance of 50.0' to the POINT
OF BEGINNING and containing 14,744 square feet or
.38 acre.
be and the same is hereby vacated, abandoned and permanently closed
as street right-of-way.
SECTION 2.
That all utility easements within Block 11, Westgate
Addition to the City of Fort Worth as shown on plat recorded in
Volume 388-B, Page 188 of the Deed Records of Tarrant County, Texas
SAVE AND EXCEPT the 8 foot utility easement center on the back lot
lines of Lots 27 and 26 and traversing .the northern portion of Lot
25 all in said Block 11, Westgate Addition be and the same are
hereby vacated, abandoned and permanently closed as utility easements.
SECTION 3.
That the fee to the land in said right-of-way and utility
easements is hereby released and shall revert to the adjacent owners
as provided by law.
SECTION 4.
That all ordinances or parts of ordinances in conflict
herewith are hereby repealed.
SECTION 5.
That this ordinance shall take effect and be in full force
and effect from and after the date of its passage and it is so ordained.

Monticello Properties, owner of all abutting property, has requested that the
City vacate Coventry Place-in the. 200_block.-from Bailey Avenue,..westward to its
terminus, a distance of 235' and.a..width of-50' and variabl4j. '"and to vacate all
easements, except those located in_part..on_Lots-23.through -27, Block 11, Westgate
Addition ars showti'.on the attached map.
The subject street right-of-way, acquired by dedication, ispresently paved and
open. The subject utility.-easements,. acquired by-dedication, .contain sanitary
sewer, gas, telephone-and..electric facilities.
Reviewing Citydepartments-and private utility companies have raised no objec-
tions to the requested-vacations, provided the vacated street right-of-way and
easements are replatted with the abutting property and satisfactory relocation
arrangments: are made for existing utilities.
The City Plan Commission has reviewed this request and recommends that the
subject street right-of-way -and easements be vacated.
Recommendation
It is recommended,that the subject street right-of-way.and easements be vacated
as recommended by the City Plan Commission.
