AN ORDINANCE VACATING AND EXTINGUISHING PORTIONS OF
19' STREET, 28TH STREET, RIDGLEA LANE, WESTRIDGE AVENUE
AND AN ALLEY, SITUATED IN THE HAYS COVINGTON SURVEY,
ABSTRACT NO. 256 AND THE S H McENTIRE SURVEY, ABSTRACT
NO. 1006, THE CITY OF FORT WORTH, TARRANT COUNTY, TEXAS;
AS RECORDED IN THE PLAT RECORDS OF TARRANT COUNTY,
TEXAS AND CONTAINING APPROXIMATELY, RESPECTIVELY, 24,533
and 12,278 SQUARE FEET ACRE OF LAND MORE OR LESS;
PROVIDING FOR REVERSION OF FEE IN SAID LAND; PROVIDING
THAT THE CITY SHALL RETAIN ALL EXISTING UTILITIES
EASEMENTS; REPEALING ALL ORDINANCES IN CONFLICT
HEREWITH; AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That portions of the variable width rights-of-way of 19th Street, 28th Street, Ridglea Lane
and an adjoining sixteen (16) foot alley situated in the Hays Covington Survey, Abstract No. 256
of the City of Fort Worth, Tarrant County, Texas; as shown on the plat of Hawkins Scenic Hill
Addition, an addition to the City of Fort Worth, Tarrant County, Texas, recorded in the Plat
Records of Tarrant County, Texas, and containing approximately 0.563 acres or 24,533 square
feet of land more or less, and as more specifically described in Exhibits "A" and "C" attached
hereto and incorporated herein by reference be and the same is vacated and extinguished.
SECTION 2.
That a portion of the variable width right-of-way of Westridge Avenue, situated in the S
H McEntire Survey, Abstract No. 1006, and the Hays Covington Survey, Abstract No. 256, both
being in the City of Fort Worth, Tarrant County, Texas, as recorded in the Plat Records of
19th 28tH Ridglea, Westridge, alley ROW Vacation Ordinance No.22103-03-2016
(VA-15-005) Page 1 of 2
Tarrant County, Texas, containing approximately 0.282 acre or 12,278 square feet of land more
or less, and as more specifically described in Exhibits `B" and "C" attached hereto and
incorporated herein by reference be and the same is vacated and extinguished.
SECTION 3.
That the easements to the land in the above-described vacated street rights of way are
hereby released and shall revert to the adjacent owner as provided by law.
SECTION 4.
All existing utility easement be shall be retained by the City until such time all utilities
located in the easements are relocated at the adjacent owner's expense.
SECTION 5.
That all ordinances or parts of ordinances in conflict herewith are hereby repealed.
SECTION 6.
That this ordinance shall take effect upon adoption.

Alley in Block 510 Chamberlin Arlington Heights Addition to be Replatted by Ridglea LandCo, LLC, with the
Adjoining Property for Additional Parking for a Proposed Assisted Living Facility (COUNCIL DISTRICT 3)
RECOMMENDATION:
It is recommended that the City Council:
1. Adopt the attached ordinance vacating portions of 19th Street, 28th Street, Ridglea Lane, Westridge
Avenue and an alley in block 510 Chamberlin Arlington Heights Addition to be replatted by Ridglea
LandCo, LLC, with the adjoining property for additional parking for a proposed assisted living facility; and
2. Waive any and all purchase fee value of the vacated land in accordance with City Policy.
DISCUSSION:
Sempco Surveying, Inc., on behalf of Ridglea LandCo, LLC, has requested the vacation of these rights-of-
way, to be replatted with the adjoining property for additional parking for the proposed assisted living
facility. The City Plan Commission recommended approval of this request at its meeting on March 25,
2015. Acceptable final plat (FS-15-073) has been received in accordance with the Subdivision Ordinance.
The City of Fort Worth (City) originally obtained the above mentioned rights-of-way through the platting
process. The City does not own any fee interest in the rights-of-way or own any property adjacent to the

March 6, 2007 (M&C G-15624), Staff recommends waiving the fair market value or any portion thereof of
purchase price of the right-of-way easements for the streets and alley.

This M&C does not request approval of a contract with a business entity.
