AN ORDINANCE VACATING, ABANDONING, AND CLOSING AND EXTIN-
GUISHING EACH OF THE UTILITY EASEMENTS DESCRIBED MORE
SPECIFICALLY HEREIN LYING WITHIN THE AMERICAN STATE BANK
ADDITION AND THE RIDGMAR ADDITION TO THE CITY OF FORT
WORTH RESPECTIVELY; PROVIDING FOR REVERSION OF FEE IN SAID
LAND(S); REPEALING ALL ORDINANCES IN CONFLICT HEREWITH AND
PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS:
SECTION 1.
THAT THE 10' utility easement described more specifically in
Exhibit "A" attached hereto and incorporated-herein by reference for
all purposes, lying within Lot 1, Block 1 of the American State Bank
Addition to the City of Fort Worth, Tarrant County, Texas; and the
10' utility easement described more specifically in Exhibit "B"
attached hereto and incorporated herein by reference for all pur-
poses, lying within Block 104 of the Ridgmar Addition to the City of
Fort Worth, Tarrant County, Texas, be and the same are vacated,
abandoned, and permanently closed and extinguished.
SECTION 2.
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.

That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so or-
dained.

RECOMMENDATION
It is recommended that the City Council adopt an ordinance vacating a 10' wide
(north /south- east /west and northwest /southeast) utility easement, containing
9,220 square feet, located adjacent to the east and northerly property lines of
Lot 1, Block 1, American State Bank Addition, as recorded in Volume 338 -98, Page
31, P.R.T.C.T., and a 10' wide (east /west) utility easement, containing 4,263
square feet, located within the boundaries of Block 104, Ridgmar Addition, as
recorded in Volume 388 -151, Page 13, P.R.T.C.T.
DISCUSSION
Dan McFarland, on behalf of Plaza at Ridgmar Centre and Ridgmar Town Center,
owners of abutting properties, has requested that the City vacate the above -
described utility easements, as shown on the attached map. The subject ease-
ments, acquired by dedication, are platted but contain no utility facilities.
The subject vacation request is made in order to utilize the vacated easement
area as part of the subject property, thus expanding the building area and pro-
providing more usable yard space
The required and appropriate monetary consideration has been placed in escrow
with the Real Property Department, as required by the Land Agent for the City of
Fort Worth.
Reviewing City Departments and private utility companies have raised no objec-
tions to this request. A satisfactory replat, dedicating other required
utility easements, has been submitted.
