ORDINANCE NO. ~~
AN ORDINANCE VACATING, ABANDONING AND CLOSING AND EXTIN-
GUISHING FOUR 10-FOOT WIDE UTILITY EASEMENTS LOCATED IN
BLOCKS 1 AND 2 OF WILLOW CREEK ADDITION, PHASE ONE; PRO-
VIDING FOR REVERSION OF FEE IN SAID LANDS; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING AN EFFEC-
TIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
THAT the following be and the same are vacated, abandoned and
permanently closed and extinguished as public utility easements:
A. The 10-foot wide utility easement located along the
common lot line of Lots 7 and 8, Block 1, Willow
Creek Addition, Phase One, extending from the north
line of San Rafael Street northwestward a distance of
90.38 feet, as more particularly described in
Exhibit "A", attached hereto and incorporated herein;
B. The 10-foot wide utility easement located along the
common lot line of Lots 6 and 7, Block 1, Willow
' Creek Addition, Phase One, extending from the north
line of San Rafael Street northwestward a distance of
109.11 feet, as more particularly described in
Exhibit "B", attached hereto and incorporated herein;
C. The 10-foot wide utility easement located along the
common lot line of Lots 4 and 5, Block 1, Willow
Creek Addition, Phase One, extending from the north
line of San Rafael Street northward a distance of
105.0 feet, as more particularly described in
Exhibit "C", attached hereto and incorporated herein;
and
D. The 10-foot wide utility easement located along the
common lot line of Lots 7 and 8, Block 2, Willow
Creek Addition, Phase One, extending from the south
line of San Rafael Street southeastward a distance of
104.06 feet, as more particularly described in
Exhibit "D", attached hereto and incorporated herein.
SECTION 2.
That the fee to the lands in the above described vacated public
utility easements is hereby released and shall revert to the adja-
cent owner as provided by law.
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.

SECTION 4.
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so or-
dained.

The James R. Harris Company, Inc., by James R. Harris, Jr., owner of all
abutting property, has requested that the City vacate four »tility easements
described as follows:
(1) A 10' wide utility easement located parallel to and collinear with the
common lot line. of Lots 7 ~ 8, Block ~1, Willow Creek Addition, Phase One,
extending from the north line of San Rafael Street northwestard a distance
of 90.38 feet;
(2) A 10° wide utility easement located parallel to and collinear with the
common lot line of Lots 6 & 7, Block 1, Willow Creek Addition, Phase one,
extendine from the north line of San Rafael Street northwestard a distance
of 109.11 feet;
(3) A 10° wide l~tility easement lor.ated parallel to and collinear with the
common lot line of Lots 4 & 5, Block 1, Willow Creek Addition, Phase One,
extenciinQ from the north line of San Rafael Street northward a distance of
105.0 feet;
(4) A 10' wide ».tility easement located parallel to and collinear with the

The subject easements, acquired by dedication, are currently platted and in
hart contain street light and electric utility facilities. The subject °tility
easement vacations have been. requested in order to renlat and realign. the lot
pattern along this portion of San Rafael Street, in order to expand the
building area and provide more ».s able yard ar.ea..
It is the opinion of the Real Property Department that the rights and interest
of the Citv in the subject utility easements will have been properly served if
new easements as required for necessary utility facilities are dedicated where
necessary.
RevieT.rinQ City departments and private »tility companies have raised no
objections subject to the necessa.rv replacement easements being provided on a
renlat, as noted above. A satisfactory renlat has been submitted.

Recommendation
It is recommended that the City Council adopt an ordinance vacating the
following fo»r easements:
(1) A 10' wide utility easement located parallel to and collinear with the
common lot line of Lots 7 & 8, Rlock 1, Willow Creek Addition, Phase One,
extending from the north line of San Rafael Street northwestward a
distance of 90.38 feet;
(2) A 10' wide utility easement located parallel to and collinear with the
common. lot line of Lots 6 & 7, Block 1, Willow Creek Addition, Phase_ One,
extending from the north line of San Rafael Street northwestaward a
distance of 109.11 feet;
(3) A. 10' wide utility easement lcoated parallel to and collinear with the

extending from the north line of San Rafael Street northward a distance of
105.0 feet,
