AN :ORDINANCE VACATING, ABANDONING, AND CLOSING AND EXTIN-
G:U,ISHING THE 5 FOOT WIDE UTILITY EASEMENT LOCATED ALONG
'THE EAST PROPERTY LINE OF LOT 1, BLOCK 1, WOODHAVEN EAST
~'#`f ADDITION, THE 10 FOOT WIDE UTILITY EASEMENT LOCATED ALONG
THE EAST PROPERTY LINE OF LOT 1, BLOCK 2, WOODHAVEN EAST
ADDITION, AND THE THREE 20 FOOT BY 20 FOOT OPEN SPACE
EASEMENTS LOCATED AT THE NORTHEAST AND SOUTHEAST CORNERS
OF LOT 1, BLOCK 2, WOODHAVEN EAST ADDITION AND THE NORTH-
EAST CORNER OF LOT 1, BLOCK 1, WOODHAVEN EAST ADDITION;
PROVIDING FOR REVERSION OF FEE IN SAID LANDS; REPEALING
ALL ORDINANCES IN CONFLICT HEREWITH AND PROVIDING AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS:
SECTION 1.
THAT THE following be and the same are vacated, abandoned, and
permanently closed and extinguished as public utility easements and
public open space easements, respectively:
A. 'The 5 foot wide utility easement located along the
east property 1 ine of Lot 1 , Block 1 , Woodhaven East
Addition, said easement being more particularly
described in Exhibit "A", attached hereto and ncor-
porated herein; and
8. The 10 foot wide utility easement located along the
east property line of Lot 1, Block 2, Woodhaven East
Addition, said easement being more particularly
described in Exhibit "A", attached hereto and incor-
porated herein; and
C. The three (3) 20 foot by 20 foot triang ular-shaped
public open space easements located at the northeast
and southeast corners of Lot 1, Block 2, Woodhaven
East Addition and the northeast corner of Lot 1,
Block 1, Woodhaven East Addition, said easements
being more particularly described in Exhibit "A",
attached hereto and incorporated her-e.in.
SECTION 2.
That the fee to the land in the above described vacated public
utility easements and public open space easements is hereby released
and shal l revert to the adjacent owner as prow ided by law.
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.

That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so or-

BEING two (2) utility easements and 3-20' x 20' public open space easements
{P 0 S E) situated in the W N Ray Survey, Abstract Number 1353 and the Wm
Mann Survey, Abstract Number 995, City of Fort Worth, Tarrant County, Texas
and being a portion of Lot 1, Block 1 and Lot 1, Block 2, Woodhaven East Addition
as recorded in Plat Volume 388/181, Page 61, County Records, Tarrant County,
Texas, said easements being more particularly described as follows
5' UTILITY EASEMENT
BEGINNING at the northeast corner of said Lot 1, Block 1,~Woodhaven East
Addition, said point being in the southerly right-of-way line of Bridge Street,
THENCE S 05° 38' 39" W, along the easterly line of said Lot 1, Block 1,
256 02 feet to the southeast corner of said lot,
THENCE S 89° 37' 09" W, along the southerly line of said Lot 1, Block 1,
5 03 feet,
THENCE N 05° 38' 39" E, leaving said southerly line, 256 09 feet to a point
in the southerly right-of-way line of Bridge Street, said point being the
beginning of a non-tangent curve to the right whose radius is 2,079.42 feet

Recommendation
It is recommended that the City Council adopt an ordinance vacating a 10' x
648.65' utility easement located along the east property line of Lot 1, Block 2,
toodhaven East Addition, a 5' x 256.02' utility easement located along the east
property line of Lot 1, Block 1, Woodhaven East Addition, three 20' x 20' trian-
gular shaped public open space easements located at the northwest and southwest
corners of the intersection of the I.H. East Loop 820 Service Road and Bridge
Street and the southwest corner of the I.H. Fast Loop 820 Service Road and Roca
Raton Boulevard, as shown on the attached map.
Discussion
Carter & Burgess, Inc., agents for Janet Rodman, representing Flyers Financial
Corporation, owner of all abutting property, have requested that the City vacate
the above described easements.
The subject easements, acquired by dedication, are platted, but contain no utili-
ty facilities. The subject vacation request is made in order to utilize the
vacated easements as part of the subject property, thus expanding the building
area and providing more usable yard space.
It is the opinion of the Real Property Department that the rights and interest of
the City in the subject easements described in this request can be satisfied with
the payment of a $1.OU consideration fee, which was paid to the Real Property on
July 19, 1985. Other reviewing City departments and private utility companies
have raised no objections to this request. A satisfactory replat has been sub-
mitted for Lot 1, Block 2, Woodhaven East Addition, along with a correction plat
for Lot 1, Block 1, Woodhaven East Addition.
