ORDINANCE NO. ~~~~~,~
AN ORDINANCE VACATING, ABANDONING, AND CLOSING AND EXTIN-
GUISHING A 50 FOOT BY 6.3 FOOT PORTION OF A 22.5 FOOT WIDE
EAST/WEST UTILITY AND DRAINAGE EASEMENT LOCATED 16.2 FEET
NORTH OF THE SOUTH PROPERTY LINE OF LOT 11-R, BLOCK 16,
QUEENSBOROUGH HEIGHTS ADDITION; PROVIDING FOR REVERSION OF
FEE IN SAID LAND; REPEALING ALL ORDINANCES IN CONFLICT
HEREWITH AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS:
SECTION 1.
THAT a 50 foot by 6.3 foot portion of the 22.5 foot wide east/
west utility and drainage easement located 16.2 feet north of the
south property line of Lot 11-R, Block 16, Queensborough Heights
Addition, said portion of said easement being more particularly
described in Exhibit "A", attached hereto and incorporated herein,
be and the same is vacated, abandoned, and permanently closed and
extinguished as a public utility and drainage easement.
SECTION 2.
That the fee to the land in the above described vacated public
utility and drainage easement is hereby released and shall revert to

the adjacent owner as provided by law.
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so or-
dained.

EASEMENT VACATION DESCRIPTION
Being the northern 6.3 feet of a 22.5 foot utility and drainage easement, and being
more particularly described as;
COMMENCING at the southeast corner of Lot IIR, Block 16, Glueensbourgh
Heights Addition, qs recorded in Volume 388-81, Page 47, Plat Records, Tarrant
County, Texas;
THENCE North OI degrees 02 minutes West 16.2 feet to the POINT OF
BEGINNING;
THENCE West, 50.0 feet;
THENCE North Ol degrees 02 minutes West, 6.3 feet;
THENCE East, 50.0 feet;
THENCE South OI degrees 02 minutes East, 6.3 feet to the POINT OF BEGINNING,
and containing 31.5 square feet, more or less.

Don Rodgers, a partner for L&D Apartments, the owner of all abutting property,
has requested that the City vacate a 5U' x 6.3' section of a 22.5' wide east/west
utility and drainage easement, located 16.2' north of the south property line of
Lot 11R, Block 16, Queensborough Heights Addition, as shown on the attached map.
The subject utility easement, acquired by dedication, is platted but contains no
utility facilities within the portion requested for vacation. The subject vaca-
tion request is made in order to utilize the vacated easement as part of the
subject property, thus expanding the building area and providing more usable yard
space.
The necessary and appropriate monetary consideration has been placed in escrow
with the Real Property department of the City.
Reviewiny City departments and private utility companies have raised no objec-
tions to this request.
Recommendation
It is recommended that the City Council adopt an ordinance vacating the 50' x
6.3' section of a 22.5' wide east/west utility drainage easement located near the
south property line of Lot 11R, Block 16, Queensborough Heights Addition.
