ORDINANCE N0.
AN ORDINANCE VACATING, ABANDONING AND CLOSING AND EX-
TINGUISHING A PORTION OF AN EMERGENCY ACCESS AND
UTILITY EASEMENT LYING WITHIN AND COMPRISING A PART OF
LOT C, BLOCK 2, OF THE WEST PLAZA ADDITION TO THE CITY
OF FORT WORTH, AS FURTHER DESCRIBED HEREIN; REPEALING
ALL ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That the portion of an emergency access and util ity easement,
more specifically described in Exhibit "A" attached hereto and
incorporated herein by reference, lying within and comprising a part
of Lot C, Block 2, of the West Plaza Addition to the City of Fort
Worth, Tarrant County, Texas, be and the same is vacated, abandoned
and permanently closed and extinguished.
SECTION 2.

That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.
SECTION 3.
That this ordinance shall take effect and` be~•• in: fu l_ force and
effect from and after the date of its passage, and it is so or-
dained.

Field notes for the partial abandonment of a 26.0 foot emergency access and utility
easement as shown on a plat of Lot C, Block 2, West Plaza Addition, filed with the
City of Fort Worth, Tarrant County, Texas, also being 5 000 acres situated in the
HAYS COVINGTON SURVEY, Abstract No. 256, City of Fort Worth, Tarrant County, Texas,
centerline of said easement being more particularly described by metes and bounds
as follows
COMMENCING at an iron pin at the Southeast corner of Lot A, Block 2, WEST PLAZA
ADDITION, as recorded in Volume 388-44, Page 97, Tarrant County Deed Records, said
point being on the North -line of Calmont A-venue (an 80 foot R-Q W ),
THENCE, along a curve to the left having a radius of 1887.53', a sub-cord dis-
tance of 23.09' and a sub-cord bearing of S.87°01'10"E ~ ''-- -
THENCE, N.02°02'W., a distance of 320.11 feet to the point of curvature of a
curve to the right having a central angle of 50°00', a radius of 40 00' and tangents
of 18 65', which is the Point of Beginning of the abandonment of the centerline of
said easement,
THENCE, along said curve a distance of 34.91 feet to a point of tangency,
THENCE, N.47°58'E., a distance of 235.70 feet to a point of curvature of a
curve to the right having a central angle of 40°00', a radius of 40 00 feet and
tangents of 14.56 feet,
THENCE, along said curve of distance of 27.93 feet to a point of tangency,
THENCE, N.87°58'E a distance of 44 00 feet to the point of curvature of a
curve to the right having a central angle of 90°00', a radius of 40.00 feet and
tangents of 40 00 feet,
THENCE, along said curve a distance of 62.83 feet to a point of tangency, which
is the end of the abandonment of the centerline of above referenced easement.

Recommendation
It is recommended that the City Council adopt an Ordinance vacating the most
northerly 279.7' x 26' northeast/east portion of a 26' wide emergency access and
utility easement, located within the current boundaries of Lot C, Block 2, West
Plaza Addition, as shown on the attached map.
Discussion
Neal Irving R~ Associates, representing Petirement Inns of America, owner of all
abutting property, have requested that the City vacate the above-described
portion ~f an emergency access anti utility easement.
The subject easement portion, acquired by dedication, is platted but contains no
utility facilities. The subject vacation request is made in order to relocate
the vacated easement portion of the easement in accordance with existing
construction on the site.
It is the opinion of the Real Property Department of the City that the rights and
interest of the City in the suhject easement will be served with the dedication
of a reE,lacement easement on the required replat.
Other reviewing pity departments and private utility companies have raised no
ohjections to this request. A satisfactory replat, which dedicates the required
relocation and extension of the 26' wide er~ergency access and utility easement,
has been submitted.
