ORDINANCE NO.~~
AN ORDINANCE VACATING, ABANDONING, AND CLOSING AND EXTIN-
GUISHING THE FOLLOWING; A DRAINAGE EASEMENT, TWO UTILITIY
EASEMENTS, AND AN ELECTRIC DISTRIBUTION ]LINE EASEMENT
LOCATED AND LYING WITHIN BLOCK 52, RIDGLEA AI)DTTION TO THE
CITY OF FORT WORTH; PROVIDING FOR REVERSION OF FEE IN SAID
LANDS; REPEALING ALL ORDINANCES IN CONFLICT HEREWITH AND
PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS:
. SECTION 1.
THAT THE 10' wide utility easement lying on, over and with Lots
3-R and 4-A-R-2; the 10' utility easement lying on, over and with
Lots 4-A-R-2 and 4-A-R-1; the 15' drainage easement lying on, over
and within Lots 3-R and 4-A-R-2; all in Block 52 of the Ridglea
Addition to the City of Fort Worth as recorded in Volume 388-145,
Page 54 and in Volume 388-86, Page 15, Deed Record',s, Tarrant County,
Texas; and an easement for an electric distribution line contained
within former Lot 4, Block 52, Ridglea Addition t~~ the City of Fort
Worth as recorded in Volume 2973, Page 34, Deec~l Records, Tarrant
County, Texas. All of the easements listed herein are more particu-
larly described in Exhibit"A" attached hereto and incorporated
herein by reference in its entirety, be and thE~ same are hereby
vacated, abandoned, and permanently closed and extinguished as the
easements described herein.
SECTION 2.
That the fee to the lands in the above described vacated ease-
ments are hereby released and shall revert to the adjacent owners as
provided by law.
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so or-
dained.

Field notes for vacation of 10 feet wide utility easements for: -
A portion of 'Lot 3-R and Lot 4-A-R-2 in Block 52 of Ridglea, an
Addition in the City of Fort Worth in Tarrant County, Texas; and
embracing a portion of the 10 feet wide utility easement 5 feet
northerly and 5 feet southerly of the cornmon line of said Lots,
said lot line being the centerline of said 10 feet wide easement
and described as follows:
Commence at the common east corner of said lots in the west line
of Westridge Avenue; and then run, south 80 degrees-39 minutes
west, along the said lot line, 115-4/10 feet to the northeast
terminus and beginning point of the line being described.
Thence south 80 degrees-39 minutes west, continuing along said
lot line, 95-44/100 feet to the common west corner of said lots.
AND
Portions of Lots 4-A-R-1 and 4-A-R-2 in Block 52 of Ridglea, an
Addition in the City of Fort Worth in Tarrant County, Texas and
being a 10 feet wide utility easement 5 feet northwesterly and 5
feet southeasterly of the common line of said lots, said lot line
being tt~e centerline of said 10 feet wide easement and described
as follows:
Commence at the common east corner of said lots in the west line
of Westridge Avenue.
Thence north 50 degrees-46 minutes-53 seconds west, along the
said common line of lots, 171-93/100 feet to their west corn`~er.

Fort Worth, Tarrant County, Texas and being the 15 fast wide
easement des cribed in the storm drain easement to the City of
Fort Worth recorded in volume 5290, page 222 of the Tarrant
County Deed Records.
Limits of this easement shall be 7.5 feet each side of and
parallel to the center line as described below:
COMMENCING in the northeast corner of Lot 4-A, 81ock 52, Ridglea
Addition to the City of Fort Worth, Tarrant County, Texas;
THENCE: South 44 degrees 14 minutes West along the east boundary
line of said Lot and the west right-of-way line of Westridge
Avenue a distance of 68.1 feet to point of Beginni.ne~:
THENCE: South BO degrees 24 minutes West a distance of 55.75
feet to a point;
THENCE: West a distance of 36.50 feet to a point;
THENCE: North 45 degrees QO minutes West a distance of 33.53
feet to a point;

The subject drainaye electric distribution line, and util'~ity easements, acquired
by dedication, are being relocated and replaced by new easements. Existing uti-
lity facilities arse also being .relocated as required. The subject vacation
s made in order to utilize the vacated easements as part of the subject
request i

property, thus expanding the building area and providing more usable yard space.
A satisfactory replat has been submitted.
It is the opinion of the Real Property Department that the rights and interest of
the City in the subject drainaye, electric distribution line and utility ease-
ments denoted in this request have no monetary value, if vi~lcated. ,
.Reviewing City departments and private utility companies .have raised no objec-
tions to this request. ~ a
Recommendation
It is .recommended that the City Council adapt an ordinance vacating two 10' wide
utility easements collinear with the common lot lines for lots 4-A-R-1 & 4-A-R-2,
3-R & 9-A-R-2; a 15' wide drainage easement extending in a northeasterly/south-
westerly direction across portions of 13-R, 4-A-R-2; and an electric distribution
]iris easement, located within firmer Lot 4, all in Block 5c:, Ri. ~ n..
