AN ORDINANCE VACATING, ABANDONING, AND CLOSING AND EXTIN-
GUISHING A PORTION OF CERTAIN UTILITY AND SANITARY SEWER
EASEMENTS LOCATED IN LOTS 1 AND 2, BLOCK 2, RIVER PARK
ADDITION; PROVIDING FOR REVERSION OF FEE IN SAID LANDS;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH AND PROVID-
ING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS:
SECTION 1.
THAT THE following be and the same are vacated, abandoned, and
permanently closed and extinguished as a public utility easement and
sanitary sewer easement, respectively:
A. A portion of that certain Texas Electric Service
Company utility easement located in Lots 1 and 2,
Block 2, River Park Addition, as described in deed
recorded in Volume 1296, Page 75, Deed Records,
Tarrant County, Texas, and being more particularly
described in Exhibit "A", attached hereto and incor-
porated herein;
B. A portion of that certain sanitary sewer easement
located in Lots 1 and 2, Block 2, River Park Addi-
tion, as described in deed recorded in Volume 7117,
Page 1702, Deed Records, Tarrant County, Texas, and
being more particularly described in Exhibit "B",
attached hereto and incorporated herein.
SECTION 2.
That the fee to the lands in the above described vacated public
utility easement and sanitary sewer easement are hereby released and
shall revert to the adjacent owner as provided by law.
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so or-
dained.

EASEMENT TO BE RELEASED
Being a strip of land situated in the James Rogers Survey, Abstract
Number 1265, City of Fort Worth, Tarrant County, Texas and being a portion
of that certain easement (of un-determined width) as described by deed to
Texas Electric Service Company and recorded in Volume 1296, Page 75,
Tarrant County Deed Records, said easement also being over, upon, and across
those certain Lots 1 and 2, Block 2, Riverpark, an addition to the City of
Fort Worth, Tarrant County, Texas, as recorded in Plat Volume 388/152, Pages
34 and 35, said Deed Records; The centerline of said easement being more
particularly described as follows:
COMMENCING at the intersection of the southeasterly right-of-way line
of Riverpark Drive, a variable width public right-of-way, with the north-
easterly right-of-way line of State Highway Number 183, a variable width
public right-of-way;
THENCE S 45° 29' 00" E, along said northeas terly right-of-way line,
55.00 feet;
THENCE S 49° 26' 00" W, continuing along said northeasterly right-of-
way line, 75.00 feet;
THENCE S 40° 34' 00" E, continuing along said northeasterly right-of-
way line, 141.42 feet to the centerline of the easement herein described,
THENCE S 71° 27' 06" E, leaving said northeasterly right-of-way line,
613.85 feet,
THENCE N 52° 10' 26" E, 294.31 feet,
THENCE .N 82° 56' 36" E, 376.47 feet;
THENCE S 89° 30' 59'° E, 901.54 feet to a point in the southeasterly
line of the aforementioned Lot 2, Block 2, Riverpark Addition, the end of

1 and 2, Block 2, Riverpark, an addition to the City ,of Fort Worth,
Tarrant County, Texas, as recorded in Plat Volume 388/152, Pages 34 and
35, said Deed Records, and being .more particularly described by metes
and bounds as follows• '
COMMENCING at the northeast corner of said Lot 2, Block 2;
THENCE S 89° 56' 00" W, 330.83 feet along the northerly line of said
Lots 1 and 2, Block 2;
THENCE S 40° 23' 2~4" W, leaving said northeast line, 23.76 feet to the
POINT OF BEGINNING of the easement herein described,
THENCE S 40° 23' 24" W, 1418.34 feet to a point in the northerly line
of a 20.00 foot wide utility easement, as recorded in said Plat Volume

River Park Joint~Venture, owner of all abutting property, has requested the
City vacate the following:
(1) A portion of that certain Texas Electric Service Co. utility easement of
undetermined width, as described by deed recorded in Vol. 1296, Page 75,
Tarrant County Deed Records and being over, upon and across Lots 1 and 2,
Block 2, River Park Addition, as recorded in Vol. 388/152, Pages 34 and
35, Plat Records Tarrant County, Tx; and
(2) A portion of a 20' wide sanitary sewer utility easement described by deed
to the City of Fort Worth, a municipal corporation, and recorded in
Vol. 7117, Page 1702, Tarrant County Deed Records and being across Lots
1 and 2, Block 2, Riverpark Addition, as recorded in Vol. 388/152, Pages
34 and 35, Plat Records, Tarrant County, Texas. The subject utility ~
easements are as shown on the attached map. ~
The subject utility easements, acquired by deed, are platted but contain no
utility facilities. The subject vacation request is made in order to incor~
porate the vacated easement rights-of-way with adjacent property, thus expanding
the building area and providing more usable yard space.
It is the opinion of the Real Property Department that the interest of the City ~
in the subject utility easements described in this vacation request, have no
monetary value to the City if same are vacated.
Reviewing City departments and private utility companies have raised no objec-
tions to this request.
RECOIKMEENDATION:
It is recommended that the City~Council adopt an ordinance vacating Texas
Electric Service Co. utility easement and the 20' wide sanitary sewer utility
easement in Lots 1 ~.nd 2, River Park Addition.
