AN ORDINANCE AMENDING THE COMPREHENSIVE ZONING
ORDINANCE, ORDINANCE NO. 3011 , AS AIMIENIDED, SAME BEING
AN ORDINANCE REGULATING AND RESTRICTING THE LOCATION
AND USE OF BUILDINGS, STRUCTURES, AND LAND FOR TRADE,
INDUSTRY, RESIDENCE OR OTHER PURPOSES, THE HEIGHT,
NU�NIBER OF STORIES AND SIZE OF BUILDINGS AND OTHER
STRUCTURES, THE SIZE OF YARDS AND OTHER OPEN SPACES,
OFF-STREET PARKING AND LOADING, AND THE DENSITY OF
POPULATION, AND FOR SUCH PURPOSES DIVIDING THE ?,1UNICI-
PALITY INTO DISTRICTS OF SUCH NUT,,_-LBER, SHAPE AND AREA. AS
MAY BE DEEMED BEST SUITED TO CARRY OUT THESE REGUL-
ATIONS AND SHOWING SUCH DISTRICT AND TILE, BOUNDARIES
THEREOF UPON "DISTRICT MAPS" , PROVIDING FOR INTERPRETA-
TION, PURPOSE AND CONFLICT; PROVIDING THAT THIS ORDI-
NANCE SHALL BE CUMULATIVE OF ALL ORDINANCES AFFECTING
ZONING; PROVIDING A SAVINGS CLAUSE; PROVIDING A SEVERA-
BILITY CLAUSE; PROVIDING A PENAL CLAUSE; AND NAMING AN
EFFECTIVE=' DATE .
BE: IT ORDAINED BY TIIE CITY COUNCIL OF THE CITY OF FORT
WORTH, TEXAS :
SECTION 1 .
That. Ordinance No . 3011 be and is hereby amended so that
permitted uses in. the her;natter described area be altered,
changed., and amended as follows :
Z-78-050 All that certain tract or parcel of land lying and
being situated in the Robert Ray Survey, A-1290,
Tarrant. County, Texas , said tract or parcel of Land
being mart of a 31 . 24 acre tract as recorded in
Volume 3867, Page 60, Deed Records , Tarrant. County,
Texas , and -oart of a 62 . 50 acre tract- as recorded in
Volume 4-609, Page 68 , Deed Records , Tarrant. County,
Texas , and further described by metes and bounds as
follows :
BEGINNING at an existing steel rod in the Northeast
corner of said 31 . 24 acre tract. , said point being, by
deed description, South 2110 . 15 feet from the Northeast
corner of said Ray Survey;
THENE S 000 30 ' Vl , a distance of 1723 .4 feet to a steel
rod for corner;
THENCE 11 880 36 ' 50" W, a distance of 2090 . 20 feet to a
point for corner;
THENCE. I\1 000 30 ' E, parallel- to the east right-of-way
line of Interstate Loop 820, a distance of 944.98 feet
to a point for corner;
THENCE N 880 43 ' 00" W, a distance of 285 .02 feet to a
steel rod for corner in said east right-of-way line of
Interstate Loop 820;
THENCE F, 000 30 ' E, with said east right-of-way line a
distance of 100.0 feet to a. steel rod. for corner;
THENCE S 880 43 ' 00" E, a distance of 285 .02 feet to a
point for corner;

672 .49 feet to a steel rod for corner, said point being
in the north line of said 31 .24 acre tract as recorded

beginning and containing 84.49 acres of land.

SECTION 2.
That the zoning regulations and districts , as herein established,
have been made in accordance with the comprehensive plan for the
purpose of promoting the health, safety, morals and general
welfare of the community. They have been designed to lessen con-
gestion in the streets ; to secure safety from fire, panic , flood
and other dangers ; to provide adequate light and air; to prevent
overcrowding of land, to avoid undue concentration of population;
to facilitate the adequate provisions of transportation, water,
sewerage, parks and other public requirements . They have been
made after a full and complete public hearing, with reasonable
consideration, among other things , of the character of the
district and its peculiar suitability for the particular uses and
with a view of conserving the value of building and encouraging
the most appropriate use of land throughout the community.
SECTION 3 .
That this ordinance shall be cumulative of all other ordinances
of the City of Fort Worth affecting zoning and shall not repeal
any of the provisions of such ordinances , except in those
instances where provisions of such ordinances are in direct
conflict with the provisions of this ordinance .

SECTIM,i 4.
That all rights or remedies of the City of Fort 1,forth, Texas , are
expressly saved. as to any and all violations or Ordinance No.
3011 or of any amendments thereto of said. City of Fort 1,,,Torth,
Texas , that have accrued at the time of the effective date of
this ordinance ; and, as to such accrued violations , the court
shall have all of the powers which existed prior to the effective
date of this ordinance.
SECTION 5 .
It is hereby declared to be the intention of the City Council
that the sections , paragraphs , sentences , clauses and phrases of
this ordinance are severable, and if any phrase, clause, sen-
tence, paragraph or section of this ordinance shall be declared
void, ineffective or unconstitutional by the valid judgment• or
decree of any court of competen'L, jurisdiction, such voidness ,
ineffectiveness or unconstitutionality shall not affect any of
the remaining phrases , clauses , sentences , paragraphs or section

of this ordinance, since the same would have been enacted by the
City Council without the incorporation herein of any such void,
ineffective or unconstitutional phrase, clause, sentence, para-
gra-ph or section.
SECTIoi\i 6 .
That any person, firm or corporation who violates , disobeys ,
omits , neglects or refuses to comply with or who resists the
enforcement of any of the provisions of this ordinance shall be
fined not less than Five Dollars ( $5 .00) , nor more than Two
Hundred Dollars ( $200 . 00) for each offense. Each day that a

SECTION 7.
That this ordinance shall become effective and be J L n full force
and effect from and after the date of its passage and publica-
tions , as required by law, and it is so ordained.
