consideration paid by the City of Fort Worth, a municipal corporation of Tarrant County,
Texas,receipt of which is hereby acknowledged, do grant, bargain and convey to said City, its
successors and assigns, the use and passage in and along the following parcel or tract of land
situated in Tarrant County,Texas,in accordance with the plat hereto attached,to-wit: 7.00 W D

PERMANENT UTILITY EASEMENT
Being a twelve (12) foot wide strip of land within which to construct,
operate and maintain a sanitary sewer with the appurtenances and
connections thereto deemed appropriate by the City of Fort Worth, over,
under and across a tract of land out of the McCaulay Addition, Lots 10 &
11 as conveyed to Raymond G. Berryhill and Anna Mae Berryhill as described
in Volume 7269, Page 2256.of the Deed Records of Tarrant County, Texas,
and being more particularly described by metes and bounds as follows:
COMMENCING at the Northwest corner of said McCaulay Addition, said point
also being the intersection of the East right-of-way line Binkley St. and
the South right-of-way line of Avenue N; THENCE South along the East line
of Binkley St. a distance of 124.0 feet to a point, said point being the
POINT OF BEGINNING;
THENCE South along the Fast line of Binkley St. a distance of 12.0 feet to
a point, said point being the Southwest corner of Lot 11;
THENCE East along the South line of Lot 11 a distance of 43.0 feet to a
point, said point being the Southeast corner of Lot 11;
THENCE Fast along the South line of Lot 10 a distance of 50.0 feet to a
point, said point being the Southeast corner of Lot 10;
THENCE North along the East line of Lot 10 a distance of 12.0 feet;
THENCE West a distance of 50.0 feet to a point in the West line of Lot 10;
THENCE West a distance of 43.0 feet to the POINT OF BEGINNING.
Said PERMANENT UTILITY EASEMENT contains approximately 1,116.0 square feet
(0.026 acres) of area.
TO HAVE AND TO HOLD the above described premises, together with, all and
singular, the rights and appurtenances thereto in anywise belonging, unto the said City of
Fort Worth, its successors and assigns, forever. And we do hereby bind ourselves, our heirs,
successors and assigns, to warrant and forever defend, all and singular, the said premises
unto the said City of Fort Worth, its successors and assigns, against every person
whomsoever lawfully claiming or to claim the same or any part thereof.
It is intended by these presents to convey a right-of-way to the said City of Fort
Worth to maintain and construct the above improvements, with the usual rights of ingress and
egress in the necessary use of such right-of-way,in and along said premises.

Recommendation
It is recommended that approval be given for the acquisition of the land and/or
easements described below:
1. Project: Sanitary Sewer Rehabilitation Project, L-1180 (Part 1)
Type of Acquisition: Permanent Utility Easement
Description of Land: A rectangularly shaped strip of land 12 feet wide
and 50 feet in lFngth from the rear of Lot 7, McCaulay Addition, as
described in Volume 7439, Page 1507, Deed Records, Tarrant County, Texas.
This strip of land is 600 square feet as required for a sanitary sewer
easement.
