AN ORDINANCE VACATING, ABANDONING AND CLOSING AND EXTIN-
GUISHING THE 2700-3000 BLOCKS OF' ALEMEDA STREET; PROVIDING
FOR REVERSION OF FEE IN SAID LAND; PROVIDING FOR RETENTION
OF UTILITY EASEMENTS IN SAID LAND; REPEALING ALL ORDI-
NANCES IN CONFLICT HEREWITH; AND PROVIDING AN EFFECTIVE
DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.

THAT the 2700-3000 blocks of Alemeda Street, a public street
right-of-way, being more particularly described by metes and bounds
in Exhibit "A", attached hereto and incorporated herein, be and the
same is vacated, abandoned and permanently closed and extinguished
as a public street right-of-way.
SECTION 2.
,.That the fee to the land in the above described vacated public
street right-of-way is hereby released and shall revert to the adja-
cent owners as provided by law, SAVE AND EXCEPT that easements are
retained for any and all existing and prospective utilities.
SECTION 3.
That ail ordinances or parts of ordinances in conflict herewith
are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full force and
effect from and after the date the realignment of Alemeda Street has

been constructed, accepted by the City and physically opened for
vehicular use.

A 5.20 ACRE TRACT OF LAND
WITHIN THE RIGHT-OF-WAY LIMITS
OF ALEMEDA STREET
DESCRIPTION of a 5.20 acre tract of land situated in the Heirs of
Hays Covington Survey, Abstract No. 256, City of Fort Worth, Tarrant
County, Texas, said 5.20 acre tract of land being comprised of a 50
foot wide right-of-way without benefit of deed by public usage and two
(2) 15 foot strips of additional right-of-way, one on each side, as ~ :~
described by deed to the Tarrant County Highway Department .and recorded.;
in Volume 3747, Pages 657 and 659, County Records Building, Tarrant ~~°°, ~?,.
County, Texas, and being more particularly described by metes and bounds
as follows: `
BEGLNNING at point in the northerly line of Lot 21, Block 3, Linda :_: ~w~;V'-t. ,
Vista Estates, an addition to the City of Fort Worth, as recorded in
Plat Volume 388/C, Page 7Q, said county records at a point 15.00 feet
N 89° 19' 43" W from its northeast corner. Said point also being the
southeast corner of that certain 140.814 acre tract as described by
deed to Virgil B. Pettigrew, Trustee of the Crown Hill Trusts, and
recorded in Volume 7743, Page 1749, with a supplemental deed recorded in ~:~;:
Volume 7765, Page 1207, said County Records.
THENCE N 00° 02' 42" W along the easterly line ofAsaid Crown Hill
tract .at a distance of 337.07 feet pass its northeast corner ~(a 3.708 "..~. ~~,
acre tract) being the. remainder of said 140.814 acres. Said point also
being the southeast corner of that ,certain 134.340 acre tract as >~ ~ .~zz~
described by deed to The Pinnacle Group, Joint Venture, and recorded in
Volume 7765, Page 1251 (Tract I), said County Records and continue with
same bearing along the easterly line of said Tract I a Distance of
2511.43 feet (in all a total distance of 2848.50 feet) to its northeast °°
corner. Said point also being the southeast corner of that certain
3.997 acre tract as described by deed to the State of Texas (for addi- ~""..;~;
tional highway right-of-way to widen Interstate Highway No. 30) and

THENCE S 640 09' 08" E crossing at an angle the right-of-way limits ,~~_:
of said Alemeda Street a distance of 88.93 feet to the most southerly
northwest corner of that certain 58.296 acre tract as described by deed
to the State of Texas for right-of-way purposes of Interstate Highway
(S.W. Loop) No. 820 and recorded in Volume 4999, Page 197, (Parcel 7-A), ,t
said County Records. Said point also .being the northwest corner of that
certain 5.189 acre tract (Tract II) of the aforementioned- Pinnacle Group °j~ ~;~`
deed.
THENCE S 00° 02' 42" E along the westerly line of said Tract II, at
a distance of 1088..92 feet pass its southwest corner, said point also
being once again to the aforementioned State of Texas right-of-way,
Parcel 7-A, in the north right-of-way line of North Normandale Drive and ~° ~~~~
continue with same bearing crossing said Normandale at a distance of
88.00 feet, pass its south right-of-way line, said point also. being the
northwest corner of that certain 9.585 acre tract (Tract III) of said
Pinnacle Group deed and continue with same bearing along the westerly
line of said Tract III and also the westerly line of Pinnacle Group deed
Tract V and a portion of Tract IV, a distance of 1533,74 felt din all a

THENCE N 89° 19' 43" W crossing said Alemeda Street right-of-way a
distance .of 80.01 feet to the PLACE OF BEGINNING

The Pinnacle Group Joint Venture, with the written consent of all abutting property
owners, has requested that the City vacate the 2700-3000 blocks of Alemeda Street,
a widrh of 80 O1', from IH-30, south to the north property line of Lot 21, Block 3,
Linda Vista Estates Addition, as shown on the attached map.
The subject street right-of-way, acquired by dedication, is open on the ground,
paved, in use and contains electric, gas and telephone utility facilities The
subject vacation request is made in order to replat the vacated right-of-way with

adjacent property, thus expanding the building area and providing more usable yard
space. The replat will also dedicate a new Alemeda Road Alignment, which is in
conf~x'p~ance with the Master Thoroughfare Plan
The necessary and appropriate monetary consideration has been placed in escrow
with the Real Property Department of the City.
Reviewing City departments and private utility companies have raised no objections
to this request provided the vacated right-of-way is replatted with adjacent pro-
perty, the necessary and appropriate utility easements are retained and dedicated
for the existf.ng utilities, and the vacated right-of-way is retained physically
open on the ground until the realigned portion of Alemeda Road has been constructed
and accepted for vehicle use by the City of Fort Worth A satisfactory replat

which retains and dedicates the necessary a.nd appropriate easements, and which con-
tains a special note on its face requiring t:he vacated right-of-way to be retained
phys~.c.ally open on the ground until the new alignment has been accepted by the
City ~f Fort Worth, has been submitted
The City Plan Commission has reviewed this request and recommends that the subject
stre~~ night-of-way be vacated as requested.
