ORDINANCE NO. _~~' r~ ,
AN ORDINANCE VACATING, ABANDONING, AND CLOSING AND EXTIN-
GUISHING A 15 FOOT WIDE SANITARY SEWER EASEMENT LOCATED IN
LOTS 1 AND 2, BLOCK 1, SHEPARU OAKS ADDITION; PROVIDING
FOR REVERSION OF FEE IN SAID LAND; REPEALING. ALL ORDI-
NANCES IN CONFLICT HEREWITH AND PROVIDING AN EFFECTIVE
DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY, OF FORT WORTH, TEXAS:
SECTION 1. ,
THAT THE 15 foot wide sanitary sewer easement located in Lots 1
and 2,'Block~= 1, Shepard Oaks Addition, said easement being .more
particularly described in Exhibit "A", attached hereto and incorpo-
rated herein, be and the same is vacated, abandoned, and permanently

closed and extinguished as a sanitary sewer easement.
SECTION 2.

That the fee to the land in the above described vacated sani-
tary sewer easement is hereby released and shall revert to the
adjacent owners as provided by law.
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so or-
dained.

Shepherd Oaks J.V., S. A. Bieler and Michael J. Bieler, owners of all abutting
property, have requested that the City vacate the 15' wide north/south sanitary
sewer easement in Lots 1 and 2, Block 1, Shepherd Oaks Addition, from Ederville
Road northward 146.68' to Shepherd Oaks Circle (a 26' emergency access and
utility easement), as shown on the attached map.
The subject sanitary sewer easement, acquired by dedication, is platted but
contains no utility facilities. The subject request is made in order to
incorporate the vacated easement right-of-way with the abutting property, thus
expanding the building area and providing more usable yard space.
It is the opinion of the Real Property Department that the interest of the City
in the subject sanitary sewer easement described in this vacation request has
no monetary value to the City if same is vacated.
Reviewing City departments and private utility companies have raised no objec-
tions to this request.
RECOMMENDATION
It is recommended that the City Council adopt an Ordinance vacating the 15' wide
sanitary sewer easement in Lots 1 and 2, Shepherd Oaks Addition.
