ORDINANCE NO.
AN ORDINANCE VACATING, ABANDONING, AND CLOSING AND EXTIN-
GUISHING CERTAIN UTILITY EASEMENTS LOCATED IN BLOCKS 15,
16, AND 17, PHASE I, MEADOW CREEK ADDITION; PROVIDING FOR
REVERSION OF FEE IN SAID LANDS; REPEALING ALL ORDINANCES
IN CONFLICT HEREWITH AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS:
SECTION 1.
THAT those certain utility easements located in Blocks 15, 16,
and 17, Phase I, Meadow Creek Addition which are described by metes
and bounds in Exhibit "A", attached hereto and incorporated herein,
be and the same are vacated, abandoned, and permanently closed and
extinguished as public utility easements.
SECTION 2.
That the fee to the lands in the above described vacated public
utility easements is hereby released and shall revert to the adja-
cent owners as provided by law.
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.

effect from and after the date of its passage, and it is so or-

TWO-10' x 105' UTILITY EASEMENT
Being two 5' x 105' and two 10' x 105' utility easements situated in the
John Jennings Survey, Abstract Number 873, City of fort Worth, Tarrant County
Texas and being situated in Lot 2, Block 15, Lots 1, 4 and 5, Block 16, Lots
2 and 3, Block 17, Phase I, Meadow Creek Addition, an addition to the City
of Fort Worth as recorded in Plat Volume 388/131, Page 66, said County Records,
said casements being more particularly described by metes and bounds as follows.
5' x 105' UTILITY EASEMENT IN LOT 2, BLOCK 15
Being a 5 foot wide strip utility easement on the westerly side of the
easterly line of said Lot 2, Block 15, the centerline of which is described by
metes and .bounds as follows
BEGINNING at a point in the northerly right-of-way line of Clovermeadow
Drive (a 50 foot wide public right-of-way, 388/131-66) said point being
N 71° 13' S3" W, 2.50 feet from the southeast corner of said Lot 2, Block 15,
THENCE ~1 18° 46' 07" E, 105.00 feet to the end of said centerline and
also the end of said 5 foot utility easement and containing 525 square .feet
of land, more o.r less.
5' x 105' UTILITY EASEMENT IN LOT 1, BLOCK 16
Being a 5 foot wide strip utility easement on the westerly side of the
easterly line of said Lot 1, Block 16, the centerline of which is described
by metes and bounds as follows
BEGINPING at a point in the southerly right-of-way line of Clovermeadow.
Drive (a 50 foot wide public right-of-way, 388/131-66), said point being
N 71° 13' 53" W, 2,50 feet from the northeast corner of said Lot 1, Block 16,
THENCE S 18° 46' 07" W, 105 00 feet to the end of said centerline and
also the end of said 5 foot utility easement and containing 525 square feet
of land, more or less.
10` x 105' UTILITY EASEMENT IN LOTS 4 AND 5, BLOCK 16
Being a 10 foot wide strip utility easement centered on the common Lot
line between Lots 4 and 5, Block 16, the centerline of which is described
by metes and bounds as follows.
Beginning at the southwest corner of Lot .S and the southeast corner of
Lot 4 said Block 16, said point being in the northerly right-of-way line of
Forest Creek Drive (a 50 foot wide public right-of.-way 388/131-66),
THENCE N 18°46' 07" E, along the common line between Lots 4 and 5,
105 00 feet to the end of said centerline and also the end of said 10 foot

BEGINNING at the northwest corner of Lot 3 and the northeast corner of
Lot 2 said Block 17, said point being in the southerly right-of-wa line of
Forest Creek prive (a 50 foot wide public right-of-way, 38$/131-66~,

Cambridge-Spyglass Meadowcreek J.V., owners of all abutting property, have
requested that the City vacate the following:
(1) The 5' wide north/south utility easement in Lot 2, Block 15, Meadow Creek
Addition, from Clovermeadow Drive north 5' west of, parallel, and co-linear
with the east property line of said Lot 2, Block 15, 105' to the south
right-of-way line of a 5' east/west utility easement;
(2) The 5' wide north/south utility easement in Lot 1, Block 16, Meadow Creek
Addition, from Clovermeadow Drive, south 5' west of, parallel and co-linear
with the east property line of said Lot 1, Block 16, l05' to the north
right-of-way line of a utility easement;
(3) The 10' wide north/south utility easement in and between Lots 4 and S,Block
16, Meadow Creek Addition, from Forest Creek Drive north, along and 5' on
either side of the common property line of said Lots 4 and 5, Block 16,
105' to the south right-of-way line of a 10' wide eastjwest utility ease-
ment; and,
(4) The 10' wide north/south utility easement in and between Lots 2 and 3, Block
17, Meadow Creek Addition, from Forest Creek Drive south., along and 5' on
either side of the common property line of said Lots 2 and 3, Block 17,
105' to the north right-of-way line of a 5' east/west utility easement.
All of the subject easements are as shown on the attached map.
The subject utility easements, acquired by dedication, are platted but contain no
utility facilities The subject request is made in order to incorporate the
vacated easement rights-of-way with the abutting property, thus expanding the
building area and providing more usable yard space
It is the opinion of the Real Property Department that the interest of the City
in the subject utility easements described in this vacation request, have no
monetary value to the City, if same are vacated.
Reviewing City departments and priviate utility companies have raised no objec-
tions to this request.
Recommendation
It is recommended that the City Council adopt an ordinance vacating the 5` wide
north/south utility easements in Lot 2, Block. l5, and Lot 1, Block. l6, and the
10' wide north/south. utility easements in Lots 4 and 5, Block. l6 and Lots 2 and
3, Block 17, Meadow Creek. Addition. APQROVEQ B~'•
