ORDINANCE NO.
AN ORDINANCE VACATING, ABANDONING, AND CLOSING AND EXTIN-
GUISHING CERTAIN UTILITY EASEMENTS LOCATED IN LOT 6, BLOC K
5, WOODHAVEN COUNTRY CLUB ESTATES, PHASE IX; PROVIDING FOR
REVERSION OF FEE IN SAID LAND; REPEALING ALL ORDINANCES IN
CONFLICT HEREWITH AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That the following utility easements located in Lot 6, Block 5
Woodhaven Country Club Estates, Phase IX, be and the same are
vacated, abandoned, and permanently closed and extinguished as
utility easements:
A. The 10' wide east-west Texas Electric Service Company
easement more particularly described by metes and bounds
in Exhibit "A", attached hereto and incorporated herein
for all purposes.
B. The 60' wide utility easement, being- a portion of former
Oakland Hills Drive as vacated by Ordinance No. 7871, said
easement being more particularly described by metes and
bounds in Exhibit "B", attached hereto and incorporated
herein for all purposes.
SECTION 2.
That the fee to the lands in the above described vacated
utility easements is hereby released and shall revert to the
adjacent owners as provided by law.
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.

SECT ION 4 .
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so
ordained.

DESCRIPTION FOR 10 FOOT WIDE
TEXAS ELECTRIC SERVICE COMPANY EASEMENT VACATION
Being a 0.09 acre tract of land situated in the P. E. Coleman
Survey, Abstract Number 372, City of Fort Worth, Tarrant County, Texas
and being a portion of a 10 foot wide Texas Electric Service Company
easement, as recorded in Volume 4483, Page 05, Tarrant County Deed
Records, said 0.09 acre tract of land being more particularly described
by metes and bounds as follows
BEGINNING at the northeast corner of Block "A", Boaz Turnpike
Addition, an addition to the City of Fort 4Jorth, as recorded in Plat
Volume 388/42, Page 82, said Deed Records, said point being the most
westerly northwest corner of Lot 6, Slock 5, Woodhaven Country Club
Estates, Phase Ig, an addition to the City of Fort Worth, as recorded.
in Plat Volume 388/126, Page 02, said Deed Records, said point also
being. in the southerly line of Lot 1, Block 1, Cherry Hill Addition, as
recorded in Plat Volume 388/129, Page 20, said Deed Records;
THENCE S 89° 52' 00" E, along the common lot line of said Lot 6
and Lot 1, 137.62 feet;
THENCE N 26° 00` 00" E, continuing along the common lot line of
said Lot 6 and Lot 1, 5.56 feet,
THENCE S 89° 52' 00" E, leaving the westerly line of said Lot 6,
320.03 feet to a point in the easterly line of said Lot 6,
THENCE S 26° 00' 00" W, along the easterly line of said Lot 6,
11.11 feet,.
THENCE N 89° 52' 00" W, leaving the easterly line of said Lot 6,
455.22 feet to a point in the west line of said Lot 6, said point also
being once again in the east line of the aforementioned Block "A" ,Boaz
Turnpike Addition;
THENCE N 00° 05' 40" E, along the common lot line of said Lot 6 and
Block A,-5.00 feet to the POINT OF BEGINNING and containing 0.09 acre
of land, more or less.

NOTE Whereas Texas Electric Service Company is the holder and owner of
th is certain easement, Volume 4483, Page 05, Tarrant County Deed
Records, - Upon request from present owner,abandoned this portion
of easement within Lot 6, Block 5, Woodhaven Country Club Estates,
Volume 3881126, Page 02, said Deed Records, under a release easement
dated September 7, 1982 and recorded in Volume 7363, Page 43,
said Deed Records.

Being a 0.402 acre tract of land situated in the P. E. Coleman Survey,
Abstract Number 372, Tarrant County, Texas, said 0.402 acre tract of land
being a portion of Lot 6, Slock 5, Woodhaven Country Club Estates, Phase
IX, an addit-ion to the City of Fort 4Jorth, Tarrant County, Texas according
to the plat of same recorded in Plat Volume 3881153, Page 14, Tarrant
County Deed Records, said 0.402 acre tract of land also being that certain
tract of land as described in Special Warranty/and Deed Restrictions to
the Hills of Woodhaven Apartments, a Joint Uenture, as recorded in Volume
7373, Page 1477, said Deed Records, said 0.402 acre tract of land being
more particularly described by metes and bounds as follows
BEGINNING at a point on the common lot line between Lots 5-R and 6,
Block 5, Woodhaven Country Club Estates, Phase IX, said point being
S 26° 00' 00" W, 68.34 feet from the most northerly common corner of
Lots 5-R and 6, Block 5, said sub-division, said point also being the
beginning of a non-tangent curve concave to the northeast whose radius
is 2614.42 feet and whose long chord bears S 54° 42' 40" E, 291.80 feet,
THENCE along said curve in an easterly direction through a central
angle of 06° 23' 54", an arc distance of 291.95 feet to the end of said
curve, said point being the common lot lines between Lots 6 and 7-R,
Block 5, said Woodhaven Country Club Estates, Phase IX;
THENCE S 26° 00' 00" W, along said common lot fine of Lots 6 and 7-R,
Block 5, said Addition, 60.33 feet and also being the beginning of a non-
tangent curve concave northerly, whose radius is 2674.42 feet and whose
long chord bears N 54° 55' 19" 4J, 291.63 feet;
THENCE along said curve in a westerly direction through a central
angle of 06° 15' 03", an arc distance of 291.77 feet to the end of said

west property line of Lot 6, east to the east line of Lot 6, as recorded
in Volume 4483, Page 5, D R.T.C.T and further recorded in Volume 388-126,
Page 2, P R.T.C T., and,
(b) A 60' wide utility easement, being a portion of former Oakland Hills Drive
as vacated by Ordinance No 7871, from the west line of Lot 6, east to
the east line of Lot 6. The subject easements are shown on the attached
maps
The subject utility easements, acquired by dedication, are platted but contain
no utility facilities The subject vacation request is made in order to expand
the building area and provide parking
Reviewing City departments and private utility companies have raised no objections.
to this request.
Recommendation
It is recommended that an Ordinance be adopted vacating the 10' wide and 60'
wide utility easements in Lot 6, Block 5, Woodhaven Country Club Estates,
Phase IX
