ORDINANCE N0.
AN ORDINANCE VACATING, ABANDONING, AND CLOSING AND EXTIN-
GUISHING A CERTAIN PORT ION OF THE ONE HUNDRED FOOT (100' )
WIDE DRAINAGE AND UTILITY EASEMENT LOCATED IN LOT 1, BLOCK
1-R, WOODHAVEN COUNTRY CLUB ESTATES ADDITION ; PROVIDING
FOR REVERSION OF FEE IN SAID LAND; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH AND PROVIDING AN EFFECTIVE
DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS
SECTION 1 .
That a certain portion of the one hundred foot (100') wide
drainage and utility easement located in Lot 1, Block 1-R, Woodhaven
Country Club Estates Addition to the City of Fort Worth, said por-
tion being more particularly described by metes and bounds in Exhib-
it "A", attached hereto and incorporated herein for all purposes, be
and the same is vacated, abandoned, and permanently closed and ex-
tinguished as a drainage and utility easement.
SECTION 2.
That the fee to the land in the above described vacated drain-
age and utility easement is hereby released and shall revert to the
adjacent owner as provided by law.
SECTION 3 .
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.
SECT ION 4 .
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so
ordained.

6,041 square feet of land crossing and being a part of Lot 1,, Block 1-R, Woodhaven
Country Club Estates, an addition to the City of Fort Worth, Tarrant County, Texas,
as recorded in Volume 388/88, page 35, Tarrant County Plat Records
COMMENCING at the most southerly corner of said Block 1-R, said corner being the
intersection of the northerly right-of-way line of Boca Raton Boulevard and the
easterly right-of-way line of Woodhaven Boulevard,
THENCE North 32 degrees 09 minutes 59 seconds West 125 89 feet along said easterly
R.O.W. line of said Woodhaven Boulevard to the beginning of a curve to the right
whose center point bears North 57 degrees 50 minutes O1 second East a distance of
1859.63 feet,
THENCE continuing along said R.O.W. line and along said curve to the right in a
northwesterly direction thru a central angle of 00 degrees O1 minute 26 seconds a
distance of 0.77 feet to the POINT OF BEGINNING of the tract herein described,
THENCE continuing along said R.O.W. line and along said curve to the right in a
northwesterly direction thru a central angle of O1 degree 55 minutes 03 seconds
a distance of 62.23 feet to the end of said curve;
THENCE North 09 degrees 11 minutes 43 seconds East 204.85 feet departing said
R.O.W. line to a point in the westerly line of a 100.0 foot wide drainage .easement;
THENCE South 04 degrees 00 minutes l6 seconds East 207.20 feet along said westerly
easement line to an angle point;
THENCE South l7 degrees 04 minutes 53 seconds West 51.01 feet to the POINT OF

Daon-Texas, owner of all abutting property, has requested that the City vacate a
portion of the 100' wide drainage and utility easement traversing the western
portion of Lot 1, Block 1-R, Woodhaven Country Club Estates, a variable width from
0' to 62.23'; from the north property line of said Lot 1, Block 1-R,Woodhaven
Country Club Estates, southwesterly towards Woodhaven Boulevard, as shown on the
attached map.
The subject portion of the drainage and utility easement, acquired by dedication,
is platted but contains no utility or drainage facilities. The subject request
is made in order to expand the building ar-ea, provide more usable yard space, and
will bring to a satisfactory conclusion the drainage improvement and relocation
agreement between the City of Fort Worth and Daon-Texas (property owner/developer).
According to said agreement, the subject portion of the 100' wide drainage and
utility easement was to be vacated after a revised drainage easement alignment has
been established and the necessary drainage easements dedicated A revised drain-
age alignment was established on or about June 24, 1980; the necessary drainage
easement(s) dedicated by a deed recorded in Volume 6952, Page 453, D R T.C T ,
and the drainage improvements were constructed Thus, the subject portion
of the (original) 100' wide drainage and utility easement is no longer needed as
such.
Reviewing City departments and private utility companies have raised no objections
to this request
Recommendation
It is recommended that an Ordinance be adopted vacating a portion of the 100'
wide drainage and utility easement in Lot 1, Block 1- R, Woodhaven Country
Club Estates.
