ORDINANCE NO. ~Vg.~
AN ORDINANCE VACATING, ABANDONING, AND CLOSING AND
EXTINGUISHING A PORTION OF THE 3850 BLOCK OF BRANCH ROAD
ADJACENT TO LOT 1, BLOCK 7 AND LOT 1, BLOCK 9, OVERTON
PARK ADDITION, AND VACATING, ABANDONING, CLOSING; AND
EXTINGUISHING A PORTION OF THE DRAINAGE AND UTILITY
EASEMENT ADJACENT TO LOT 1, BLOCK 7, AND LOT 1, BLOCK 9,
OVERTON PARK ADDITION, AND LOT 14, BLOCK 82-A, WESTCLIFF
ADDITION; PROVIDING FOR REVERSION OF FEE IN SAID LAND;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH AND PROVID-
ING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS:
SECTION 1.
THAT a portion of the 3850 Block of Branch Road adjacent to
Lot 1, Block 7 and Lot 1, Block 9, Overton Park Addition, and a
portion of the drainage and utility easement adjacent to Lot 1,
Block 7, and Lot 1, Block 9, Overton Park Addition, and Lot 14,
Block 82-A, Westcliff Addition, both of the aforesaid portions of
Branch Road and the drainage and utility easement being more
particularly described in Exhibit "A", attached hereto and
incorporated herein, be and the same are vacated, abandoned, and
permanently closed and extinguished as a public street right-of-way
and drainage and utility easement.
SECTION 2.
That the fee to the lands in the above described vacated public
street right-of-way and drainage and utility easement is hereby
released and shall revert to the adjacent owners as provided by law.
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith
are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so
ordained.

Being a portion of an existing right-of-way dedicated for Branch
Road and a 60 foot drainage right-of-way and more fully described
as follows:
BEGINNING at the southeast corner of Lot 1, Block 7, Overton Park
Addiiton according to plat recorded in Volume 388-12, Page 62 of
the Plat Records of Tarrant County, Texas;
THENCE south 00 degrees 28 minutes east for a distance of 6.0
fee t. to an iron pin;
THENCE south 70 degrees 13 minutes 28 seconds west for a distance
of 164.3 feet to an iron pin;
THENCE south 56 degrees 07 minutes 53 seconds west for a distance
of 86.13 feet to an iron pin at the northeast corner of Lot 13-R,
Block 82-A, Westcliff Addition according to plat recorded in
Volume 388-157, Page 48, Tarrant County Plat Records;
THENCE north 44 degrees 15 minutes east along the east line of a
residue of Lot 14, Block 82-A, Westcliff Addition for a distance
of 66.67 feet to an iron pin at the southeast corner of Lot 1,
Block 9, Overton Park Addition;
THENCE north 00 degrees 34 minutes west along the east line of
said Lot 1, Block 9 for a distance of 60.0 feet to an iron pin;
THENCE north 89 degrees 26 minutes east for a distance of 50.0
feet to an iron pin at the southwest corner of Lot 1, Block 7,
Overton Park Addition;
THENCE north 89 degrees 26 minutes east along the south line of
Lot 1, Block 7 for a distance of 130.2 feet to the southeast
corner of said Lot 1, Block 7, the Point of BEGINNING and con-
taining 0.1655 acres of land.

The subject street and drainage & utility rights-of-way, acquired by dedication,
are not open on the ground and contain no utility facilities. The subject
vacation request is made in order to replat the vacated rights-of-way with
adjacent property, to expand the building area, and provide more usable yard
space.
Reviewing City departments and private utility companies have raised no
objections to this request, provided the vacated rights-of-way are replatted with
adjacent property. A satisfactory replat has been submitted.
The City Plan Commission has reviewed this request and recommended that the
subject street and drainage & utility rights-of-way be vacated as requested.
Recommendation
Tt is recommended that the City Council adopt an ordinance vacating the
3850 blcolt of Branch Road and a portion of the drainage & utility right-of-way
adjacent t4 Lot 1, Block 7; Lot 1, Block 9, Overton Park Addition, and Lot 14,
Block 82~A, Westcliff Addition, as recommended by the City Plan Commission
