ORDINANCE NO .
AN ORDINANCE AMENDING ORDINANCE NO. 3011, AS AMENDED, THE
COMPREHENSIVE ZONING ORDINANCE OF THE CITY OF FORT WORTH,
CODIFIED AS APPENDIX A OF THE CODE OF THE CITY OF FORT
WORTH, TEXAS (1964), AS AMENDED, BY AMENDING SECTION 2C,
"'MH' MOBILE HOME PARK DISTRICT" PROVIDING FOR NEW USES
AND REGULATIONS THEREIN; PROHIBITING MOBILE HOMES IN THE
CITY EXCEPT IN MOBILE HOME PARKS OR SUBDIVISIONS; AND BY
AMENDING SECTION 20, "BOARD OF ADJUSTMENT", BY ALLOWING
MOBILE HOMES AS A SPECIAL EXCEPTION USE; PROVIDING THAT
THIS ORDINANCE SHALL BE CUMULATIVE; PROVIDING A SEVER-
ABILITY CLAUSE; PROVIDING FOR A PENALTY; PROVIDING FOR
PUBLICATION AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That Ordinance No. 3011, as amended, be amended by revising
Section 2C, "MH" - Mobile Home Park District to read as follows:
"SECTION 2C "MH" MOBILE HOME DISTRICT
It is the purpose of the "MH" Mobile Home District to
provide a specific zone for mobile home parks and
mobile home subdivisions only, thus providing a lo-
cation for the use and enjoyment of mobile homes
along with those uses customarily incidental thereto.
I. MOBILE HOME PARKS
A. Use Regulations:
In the "MH" Mobile Home Park, no building or
land shall be used, except as follows:
1. Mobile Home Parks in accordance with Ordin-
ance No. 6293.
2. Accessory uses and buildings.
3. Special exception uses when authorized by
the Board of Adjustment under the
provisions of Section 20.
B. Development Regulations:
The following items 1, 2, and 3, shall comply
with the requirements and regulations pertaining
thereto in Ordinance No. 6293.
1. Height and Area
2. Yard Requirements
3. Parking
4. Signs: An identifying sign shall be per-
mitted at each major entrance to the mobile
home park except that no more than three
signs shall be permitted for one park, and
such signs shall be subject to the follow-
ing provisions:
a. Each sign shall contain only the iden-
tifying name of the park and its
street address.
b. Signs may be illuminated but the
source of light shall not be visible
and shall not be intermittent or
flashing; revolving signs shall not be
permitted. Signs shall not be lighted
between the hours of ten (10:00) P.M.
and six (6:00) A.M.
c. Such signs may be free standing but
shall have not more than two supports
and the top of the sign shall be no
more than eight feet (8') above grade.
d. Each sign shall be single-face and
shall be limited to a maximum area of
twelve (12) square feet.
e. All signs must conform with the set-
back requirements of buildings within
the park, from all public streets, ex-
cept that such signs may be attached
flat against a wall or fence surround-
ing the mobile home park, no portion
or which shall extend into the public
right-of-way.
II. MOBILE HOME SUBDIVISIONS
A. Use Regulations:
In the "MH" Mobile Home Subdivision no building
' or land shall be used except as follows:
1. Mobile homes located on platted lots within
approved subdivisions where the purpose of
the subdivision is to have individual
ownership of land. Such mobile home
subdivision shall contain a minimum land
area of 4 acres.
2. Accessory uses and buildings.
3. Special exception uses when authorized by
the Board of Adjustment under the provi-
sions of Section 20.
B. Development Regulations:
1. Height: Maximum thirty-five (35) feet.
2. Front Yard: Minimum twenty (20 feet.
3. Rear Yard: Minimum five (5) feet.
4. (a) Side Yard, Interior Lot: Minimum five
5 feet.
(b) Side Yard, Corner Lot: Minimum ten
10 feet adjacent to side street un-
less front yard setback required.
5. Width of Lot: Minimum forty (40) feet.
6. Lot Area Per Mobile Home Unit: Minimum
four-thousand 4,000 square feet.
7. Lot Coverage: Maximum 0.50 or fifty (50)
per cent.
8. No more than one dwelling unit may be lo-
cated on any one mobile home subdivision
lot.

III. SPECIAL REGULATIONS
A. No mobile home shall be located within the City
of Fort Worth except in a Mobile Home Park or
Mobile Home Subdivision unless permitted by the
Board of Adjustment as a special exception use
under the provisions of Section 20.
B. Recreation vehicles shall not be occupied as
living quarters..
C. Mobile home sales lots shall not be permitted.
D. Skirting shall be required on all mobile homes.
E. All mobile homes shall be anchored to a perman-
ent foundation."
SECTION 2.
That Ordinance No. 3011, as amended, be amended by adding the
following to the list of special exceptions authorized under Section
20, subsection C:
"SPECIAL EXCEPTION
39. Mobile Homes as a place of
residence when required for docu-
mented security purposes at com-
mercial and industrial sites or
during the construction phase of
any permitted use, subject to such
conditions as may be required by
the Board of Adjustment and pro-
vided that approval shall be
granted for a limited period of
time to be specified by the Board,
but not to exceed five (5) years.
Upon application, time may be ex-
tended for successive periods of
five (5) years or less, provided
there shall be new notice and hear-
ing before each extension.

That this ordinance shall be cumulative of all provisions of
ordinances and of the Code of the City of Fort Worth, Texas (1964)
as amended, except where the provisions of this ordinance are in
direct conflict with the provisions of such ordinances and such
Code, in which event conflicting provisions of such ordinances and
such Code are hereby repealed.

SECTION 4.
It is hereby declared to be the intention of the City Council
that the sections, paragraphs, sentences, clauses and phrases of
this ordinance are severable, and, if any phrase, clause, sentence,
paragraph or section of this ordinance shall be declared unconsti-
tutional by the valid judgment or decree of any Court of competent
jurisdiction, such unconstitutionality shall not affect any of the
remaining phrases, clauses, sentences, paragraphs and sections of
this ordinance since the same would have been enacted by the City
Council without the incorporation in this ordinance of any such un-
constitutional phrase, clause, sentence, paragraph or section.
SECTION 5.
That any person who violates, disobeys, omits, neglects or
refuses to comply with or who resists the enforcement of any of the
provisions of this ordinance shall be fined not more than Two
Hundred Dollars ($200.00) for each offense. Each day that a vio-
lation is permitted to exist shall constitute a separate offense.
SECTION 6.
The City Secretary of the City of Fort Worth, Texas, is hereby
directed to publish the caption and penalty clause and effective
date of this ordinance for five (5) days in the official newspaper
of the City of Fort Worth, Texas, as authorized by the Tex. Rev.
Civ. Stats. art. 1176b-1.
SECTION 7.
This ordinance shall be in full force and effect from and after
the date of passage and publication as above specified.
