ORDINANCE NO~~
AN ORDINANCE VACATING., ABANDONING AND CLOSING
VARIOUS EASEMENTS AND A BLOCK IN THE CITY OF
FORT WORTH, SAID EASEMENTS BEING A GUY WIRE
(UTILITY) EASEMENT EXTENDING FROM THE NORTH
PROPERTY LINE OF BLOCK F, SOUTH OF LOTS 15
AND 16, BLOCK 7, RIDGMAR ADDITION, SOUTHWARD
35 FEET, THREE 25 FOOT WIDE ACCESS, FIRE LANE
AND UTILITY EASEMENTS IN BLOCK E, LANDS ENDj
GATES OF SPAIN ADDITION, A 6 FOOT WIDE SANITARY
SEWER (UTILITY) EASEMENT IN BLOCK E, LANDS/
GATES OF SPAIN ADDITION, A 10 FOOT WIDE STORM
DRAIN (UTILITY) EASEMENT FROM PLAZA PARKWAY
NORTHEASTERLY TO A VARIABLE WIDTH FLOODWAY
EASEMENT AND THE 6600 BLOCK OF SEVILLA ROAD
FROM SOUTH OF DAKAR STREET IN AN EASTERLY
DIRECTLON'TOWARDS NORTHGATE LANE; PROVIDING
FOR REVERSION OF FEE IN SAID LAND; REPEALING
ALL ORDINANCES IN CONFLLCT HEREWITH AND PRO-
VIDING AN EFFECTIVE DATE

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH, TEXAS
SECTION 1
That the below described easements and street right-of-way
be the same are hereby vacated, abandoned and permanently closed for
easement or street purposes
A. The 10 foot by 35 foot guy wire (utility) easement
extending from the north property line of Block F, Ridgmar Addition,
more particularly described as follows
BEING an existing unused 10 foot wide guy
wire easement, originally shown on plat of
Ridgmar recorded in Vol 388-19, Page 32 of
the Deed Records of Tarrant County, Texas,
as being centered on the lot line between
Lot 15 and Lot 16, of Block 7, Ridgmar and
extending southerly 35 feet, and said same
easement also being shown on plat of Lands_
End/Gates of Spain as recorded in Vol 383-52,
Page 75 of the Deed Records of Tarrant County,
Texas as being westerly approximately 15 feet
westerly from said lot line, save and except
the north 5 feet
B A 25 foot wide access, fire lane and utility ease-
ment in Block E, Lands End/Gates of Spain Addition recorded in
Vol 388-52, Pages 75 and 76 of the Deed Records of Tarrant County,
Texas, the centerline of said easement being more particularly
described as follows
The following is the description of the cen-
terline of a 25 foot wide access firelane and
utility easement in Block E, Lands End/Gates
of Spain recorded in Vol 388-52, Pages 75
and 76 of the Deed Records of Tarrant County,
Texas

BEGINNING at a point on a curve in the north
line of Plaza Parkway, said point being 22.1
feet southwesterly from the east end of said
curve that has a central angle of 52° 00';

THENCE N 26° E with said centerline, 292.3
feet to the beginning of a curve to the right
whose center bears S 64° E, 35 feet;
THENCE with said centerline through a central
angle of 180° 00' for a distance of 109 96
feet to the end of said curve; ,
THENCE S 26° W, 77 0 feet to the beginning of
a curve to the right whose center bears N 64° W,
35 0 feet;
THENCE with said curve through a central angle
of 90° 00' for a distance of 54 98 feet to the.
end of said curve;

from said beginning point, and containing
approximately 13,856 square feet of land
C A 25 foot wide access, fire lane and utility ease-
ment in Block E, Lands End/Gates of Spain Addition recorded in
Vol 388-52, Pages 75 and 76 of the Deed Records of Tarrant County,
Texas, the centerline of said easement being more particularly
described as follows
The following is a centerline description of
a 25 foot wide easement;
BEGINNING at a point on the south line of a
street known as Sevilla Road, as shown by
plat of Lands End/Gates of Spain, recorded
in Vol 388-52, Pages 75 and 76 of the Deed
of Records of Tarrant County, Texas, said
point being approximately 32 feet southwest
along said line from the northwest corner
of Block E-R, as shown by plat recorded in
Vol 388-16, Page 99 of the Deed Records of
Tarrant County, Texas;
THENCE 5 26° W, 210 8 feet to the beginning
of a curve to the left whose center bears
S 64° E, 35 0 feet;
THENCE with said centerline through a central
_ angle 180° 00' for a distance of 109 96 feet
-` to the end of said curve;
THENCE N 26° E, 130 0 feet to a point on said
west line of said Block E-R, said point being
approximately 115 feet south of the northwest
corner of said block, and containing approxi-
mately 11,269 square feet of land and also an
unoccupied 6 foot wide sanitary sewer easement
and said sanitary sewer easement containing
489 square feet of land

Texas, the centerline of said easement being more particularly

The following is a centerline description of
a 25 foot wide easement
BEGINNING at a point on the south line of
Sevilla Road, as shown on plat of Lands End/
Gates of Spain, recorded in Vo. 388-52,
Pages, 75 and 76 of the Deed Records of Tar-
rant County, Texas, said point being N 74°
17' E, 39.8 feet from the easterly end of
a curve in Sevilla Road with a central angle
of 73° 30';
THENCE S 26° W, 34 5 feet to the beginning
of a curve to the left whose center bears
S 64° E, 35.0 feet;
THENCE with said centerline through a central
angle of 180° 00' for a distance of 109 96
feet to the end of said curve;
THENCE N 26° E, with said centerline 96 9
feet to a point in the south line of Sevilla
Road and containing 6,034 square feet of land
E. A 6 foot wide sanitary sewer (utility) easement
extending from Plaza Parkway extending northeasterly to a variable

F. A 10 foot wide storm drain (utility) easement from
Plaza Parkway extending northeasterly to a variable width floodway
easement, more particularly described as follows
Being a 10 foot wide storm drain easement,
beginning in the northeast line of Plaza
Parkway., 431 0 feet southeasterly from the
northeast corner of the intersection of
Green Oaks Road and Plaza Parkway and ex-
tending N 40° 05' E, 313 1 feet to a south-
west limit line of a floodway easement as
shown on plat of Lands End/Gates of Spain,
as recorded in Vol 388-52, Pages 75 and 76
of the Deed Records of Tarrant County, Texas
This easement contains 3,131 square feet of
land
G The 6600 block of Sevilla Road, more particularly
described as follows
Being a~~part of the 60 foot wide Sevilla
Road as shown by plat of Lands End/Gates
of Spain, recorded in Vol. 388-52, Pages
75 and 76 of the Deed Records of Tarrant

on either side of its centerline described

BEGINNING in the centerline intersection of
Sevilla Road and the south line of Blocks 48,
and 7, Ridgmar, as shown by plat recorded in

Tarrant County, Texas;
THENCE S 0° 28° E with said centerline,. 30 7
feet to the beginning of a curve to the left
whose center bears N 89° 32' E, 300 0 feet;
THENCE southeasterly with said centerline
curve through a central angle of 31° 45' for
a distance of 166 24 feet to the end of said
curve;
THENCE S 32° 13' E, 24 7 feet to the beginning
of a curve to the left whose center bears N 57°
47' E, 300 0 feet;
THENCE easterly with said curve through a
central angle of 73° 30' for a distance of
384 5 feet to the end. of said curve;
THENCE N 74° 17' E, with said centerline

THENCE easterly with said curve through a

to be vacated contains 63,628 square feet
of land
SECTION 2
That the fee to the above described easement and street
rights-of-way is hereby released and shall revert to the adjacent
owned as provided by law
SECTION 3
That all ordinances or parts of ordinances in conflict
herewith are hereby repealed

That this ordinance sha11 take effect and be in full
force and effect from and after the date of its passage and it is
so ordained

The subject right-of-way and easements were all acquired. by dedication Sevilla
Road, although not open on the ground, contains utility facilities The 10' x
35' guy wire (utility) easement and the 10' storm drain (utility) easement
contain the facilities for which their were dedicated The access, fire lane and
utility easements are not open on the ground and contain no utility facilities
The 6' wide sanitary sewer (utility) easement contains no utility facilities
The subject vacation request is made in order to relocate the existing utility
facilities and replat the vacated rights-of-way with adjacent property to expand
the building area and provide more usuable yard space
Reviewing City departments and private utility companies have raised no objec-
tions to this request, provided the existing utility facilities are relocated
at the applicant's expense and the vacated right-of-way and easements are
