One section of the Comprehensive Zoning., Ordinance MI they have completed their review and recommendations on is Section 16A Unified Residential Development Provisions. These recommendations were transmitted to the Zoning Commission which held a public hearing to consider same on April 14, 1982. In order to permit various interested parties that appeared more time and opportunity to provide additional input, the Commission voted to continue the public hearing to their May 12, 1982, meeting. Section 16A contains provisions which among other things would seem to allow the con- struction of multi-family developments on land zoned "A" One Family and "B" Two Family. The Zoning Task Force concluded that this type of development is not consistent with the intent of the "A" and "B" districts and have recommended that it not be permitted in the future. Therefore, the Zoning Task Force has proposed that the option to construct a unified residential development in the "A" and "B" districts be deleted from Section 16A of the City's Comprehensive Zoning Ordinance. Proposal ow I propose that the City Council should direct the City Zoning Commission to conduct public hearings and to report to the City Council as expeditiously as possible its recommendations relating to proposed amendments to Section 16A. Moreover, to preserve the status quo of unified residential developments in the "A" One Family and "B" Two Family zoning districts within the City, the City should prohibit by ordinance the approval of site plans by the Plan Commission and the issuances of building permits for such developments in the City of Fort Worth, pending the expeditious consideration by the Zoning Commission and the City Council of the question of amending the Compre- hensive Zoning Ordinance to delete the option to construct a unified residential development in the "A" and "B" districts from Section 16A Unified Residential Develop- ment. City Manager's Comments Careful consideration must be given by the City Council as to whether or not a moratorium should be imposed in addition to the existing moratorium on high rise projects.
