AN ORDINANCE VACATING ABANDONING CLOSING AND
EXTINGUISHING STREET RIGHTS-OF-WAY AND UTILITY
EASEMENTS IN THE CITY OF FORT WORTH SAID RIGHTS-
OF-WAY AND EASEMENTS BEING THE 7500 BLOCK OF
LUCILLE STREET FROM THE WEST RIGHT-OF-WAY LINE
OF OLD BENBROOK ROAD TO THE EAST RIGHT-OF-WAY
LINE OF WARREN DRIVE THE 4200 4300 AND 4400
BLOCKS OF WARREN DRIVE FROM THE SOUTH RIGHT-
OF-WAY LINE OF PENSACOLA STREET TO THE NORTH
RIGHT-OF-WAY LINE OF EEING STREET THE 10 FOOT
WIDE UTILITY EASEMENT IN AND ADJACENT TO LOTS lR
2 AND 3 BLOCK 23 RIDGECREST ADDITION FROM THE
WEST RIGHT-OF-WAY LINE OF WARREN DRIVE TO A POINT
30 FEET EAST OF LOT. 18 BLOCK 23 THE 10 FOOT
WIDE UTILITY EASEMENT IN .AND ADJACENT TO LOTS
1-4 BLOCK 24 RIDGECREST ADDITION FROM THE EAST
RIGHT-OF-WAY LINE OF WARREN DRIVE TO THE WEST
RIGHT-OF-WAY LINE OF OLD BENBROOK ROAD AND THE
10 FOOT WIDE UTILITY EASEMENT IN AND ADJACENT TO
LOTS 1-7 BLOCK 25 RIDGECREST ADDITION FROM THE
EAST RIGHT-OF-WAY LINE OF WARREN DRIVE TO THE
WEST RIGHT-OF-WAY LINE OF OLD BENBROOK ROAD
PROVIDING FOR REVERSION OF FEE IN SAID LANDS
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH
AND PROVIDING AN EFFECTIVE DATE
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH TEXAS
SECTION 1
THAT the below described street rights-of-way and utility
easements be and the same are hereby vacated abandoned closed and
extinguished for street rights-of-way and easement purposes
A The 7500 block of Lucille Street from the west right-
of-way line of Old Benbrook Road to the east right-of-way line of
Warren Drive
B The 4200 4300 and 4400 blocks of Warren Drive from the
south right-of-way line of Pensacola Street to the north right-of-way
line of Ewing Street
C The 10 foot wide utility easement in and adjacent to
Lots 1R 2 and 3 Block 23 Ridgecrest Addition from the west right-
of-way line of Warren Drive to a point 30 feet east of Lot 18 Block
23
D The 10 foot wide utility easement in and adjacent to
Lots 1-4 Block 24 Ridgecrest Addition from the east right-of-way
line of Warren Drive to the west right-of-way line of Old Benbrook

E The 10 foot wide utility easement in and adjacent to
Lots 1-7 Block 25 Ridgecrest Addition from the east right-of-way
line of Warren Drive to the west right-of-way line of Old Benbrook
Road
SECTION 2
That the fee to the lands in the above described vacated
street rights-of-way and utility easements is hereby released and
shall revert to the adjacent owner as provided by law SAVE AND
EXCEPT that easements are retained for existing utilities as follows
a 21 foot wide utility easement on Warren Drive extending 10 feet
west of the center line of Warren Drive and 11 feet east of the
center line of Warren Drive and it extends in length from the north
right-of-way line of Ewing Street to the south right-of-way line of
Pensacola Street and a 21 foot wide utility easement on Lucille .Street
extending 10 feet south of the center line of Lucille Street and 11
feet north of the center line of Lucille Street and its length extends
from the west. right-of-way line of Old Benbrook Road to the center
line of Warren Drive a distance of 170 43 feet

That all ordinances or parts of ordinances in conflict
herewith are hereby repealed
SECTION 4
That this ordinance shall take effect and be in full force
and effect from and after the date of its passage and it is so
ordained

Wildflower Apartment, Tnc owner of all abutting property, has requested that
the City vacate the following streets and easements=:
(a) The 7500 block of Lucille Street a width of 50' from Old Benbrook Road
west to Warren Drive
(b) The 4200, 4300 and 4400 blocks of Warren Drive, a width of 50' from
Pensacola Street south to Ewing Street
(c) A 10' wide utility easement in and adjacent to Lots 1R 2 and 3 Block 23
Ridgecrest Addition from the existing 30' wide drainage and utility
easement east to Warren Drive
(d) A 10' wide utility easement in and adjacent to Lots 1-4, Block 24
Ri:dgecrest Addition .from Warren Drive east to Old Benbrook Road and
(e) A 10' wide utility easement in and adjacent to Lots 1-7, Block 25
Ridgecrast:Additinn, from Warren Drive east to Old Benbrook Road
All of the vacations are shown on the attached map
The subject streets and easements were acquired by dedication The subject stree
rights=of-way are open on the ground bounded by curb and gutter, otherwise
unimproved, in use and contain utility facilities The subject lp' easements
are platted, but do not contain utilities The subject vacation request is made
in order to replat the vacated rights-of-way with abutting property and expand
the building a~°ea to allow multi-family development
Reviewing City departments and private utility companies have raised no objec-
tions to this reques-t provided the vacated rights-of-way are replatted with
adjacent property and the required replat dedicates the appropriate easements
for the existing utility facilities A satisfactory replat, dedicating the
appropriate utility easements has been submitted
The Plan Commission has reviewed this request and recommends that the subject
street and easement rights-of-way be vacated
