ORDINANCE :N0 ~.3<O~
AN ORDINANCE VACATING ABANDONING CLOSING AND
EXTINGUISHING A 20 FOOT BY 77 FOOT FIRE LAND AND_
AND EMERGENCY ACCESS EASEMENT TWO 20 FOOT BY 20
FOOT PUBLIC OPEN SPACE EASEMENTS AND A•26 FOOT BY
905 10 FOOT EMERGENCY ACCESS FIRELANE AND UTILITY
EASEMENT ALL IN LOT 1-R BLOCK 1 WESTERN TECHNICAL
AND MANAGEMENT CENTER PROVIDING FOR REVERSION OF
FEE IN SAID LANDS REPEALING ALL ORDINANCES IN CONFLICT
HEREWITH AND PROVIDING AN EFFECTIVE DATE

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH TEXAS
SECTION 1
That the below described easement be and the same are hereby
vacated abandoned and permanently closed and extinguished for
easement purposes
A A 20 foot by 77 foot fire lane and emergency access
easement more particularly described as follows
Being 0 035 acres of land situated in the Heirs
of Wm Smith Survey Abstract Number 1418 Tarrant
County Texas and being a portion of Lot 1R Block
1 Western Technical and Management Center an
addition to the City of Fort Worth Texas as recorded
in Volume 388-138 Page 89 Tarrant County Plat
Records and being more particularly described as
metes and bounds as follows
,, COMMENCING at the southwest corner of said Lot 1R
Block 1 and being the intersection of the northerly right-
of=way line of Watauga-Smithfield Road with the
easterly right-of-way line of Pacesetter Drive
THENCE S 89° 00' 53" E along the southerly line of
said Lot 1R a distance of 614 29 feet
THENCE S 89° 42' 10' E continuing along said southerly
line of Lot 1R a distance of 1920 55 feet to the
POINT OF BEGINNING of the tract herein described
THENCE NORTH leaving said southerly line of Lot 1R
a distance of 20 0 feet
THENCE EAST a distance of 77 0 feet
THENCE SOUTH a distance of 20 0 feet to a point once
again in the southerly line of said Lot 1R

wide strip of land being 13.0 feet each side of
and parallel with the following described centerline
COMMENCING at the southwest. corner of said Lot 1R
Block 1 and being the intersection of the northerly
right-of-way line of Watauga-Smithfield Road with
the easterly right-of-way line of Pacesetter Drive
THENCE S 89° 00' S3" E along the southerly line of
said Lot 1R a distance of 614 29 feet

SECTION 2
That the fee to the lands in the above described vacated
firelane emergency access public open space and utility easements
is hereby released and shall revert to the adjacent owner as provided
by law

Thal all ordinances or parts of ordinances in conflict
herewith are hereby repealed
SECTION 4
That this ordinance shall take effect and be in full force
and effect from and after the date of its passage and it is so
ordained

Western Company of North America owner of all abutting property has requested tha
the City vacate the following
(a) A 20' wide x 77' long fire lane and emergency access easement in Lot 1-R
Block 1, Western Technical & Management Center
(b) Two 20' x 20' public open space easements located adjacent to and on eithe
side of said 20' x 77' fire~~Tarie and emergency access easement in Lot 1-R
Block 1 Western Technical & Management Center and
(c) A 26' wide by 905 10' long L-shaped emergency access, fire lane and utilit
easement in~i,ot ~-R Block`-3 Western Technical & Management Center, as
recorded in Volume 388-138, P 31 & 32 PRTCT and as shown on :,the attached
map
The subject emergency, fire lane utility and public open space easements,
acquired by dedication, are not open on the ground and contain no utility facili-
ties The subject vacation request is made in order to expand the building area
and provide more usable yard space
Reviewing City departments and private utility companies have raised no objections
to this request
Recommendation
It is recommended that an ordinance be adopted vacating the subject 20' x 77' 26'
x"`g6`~``~'0' and 20' x 20' emergency access fire lane, utility and public open space
easements in Lot 1-R, Block 1, Western Technical and Management Center
