AN ORDINANCE VACATING, ABANDONING AND CLOSING THE
NORTHERNMOST 20 ' OF RIGHT-OF-WAY OF BUTTERCUP LANE
IN THE 7400 BLOCK ADJACENT TO TRACT 12, R. R. RAMEY
SURVEY, FROM SANDY LANE EAST TO BOSWELL DRIVE A
LENGTH OF 1419.96 ; AND VACATING, ABANDONING AND
CLOSING 10 ' OF RIGHT-OF-WAY ON EACH SIDE OF BOSWELL
DRIVE IN THE 3200 BLOCK ADJACENT TO LOTS E, F, G
AND H, BLOCK 1, BOSWELL INDUSTRIAL PARK AND TRACT
12, R. R. RAMEY SURVEY FROM BUTTERCUP LANE SOUTH
TO EAST LANCASTER AVENUE A LENGTH OF 995.43 ' ; AND
VACATING, ABANDONING AND CLOSING A DRAINAGE EASEMENT
APPROXIMATELY 30' IN WIDTH AND APPROXIMATELY 300'
IN LENGTH ACROSS PORTIONS OF LOTS C AND D, BLOCK 1,
BOSWELL INDUSTRIAL PARK; RETAINING EASEMENTS THEREIN
FOR UTILITIES INCLUDING WATER AND GAS FACILITIES;
PROVIDING FOR THE REVERSION OF THE FEE IN SAID LAND;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH AND
PROVIDING THAT THIS ORDINANCE SHALL BECOME EFFECTIVE
IMMEDIATELY.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
That the hereinafter described street right-of-way 20 ' in
width off the North side of Buttercup Lane in the 7400 Block
adjacent to Tract 12, R. R. Ramey Survey, from Sandy Lane East
to Boswell Drive a length of 1419.961 , and the 10 ' street right-
of-way on each side of Boswell Drive in -the 3200 Block adjacent
to Lots E, F, G and H, Block 1, Boswell Industrial Park and
Tract 12, R. R. Ramey Survey from Buttercup Lane South to East
Lancaster Avenue a length of 995.43 feet, and the drainage
easement approximately 30' in width and approximately 300' in
length across protions of Lots C and D, Block 1, Boswell In-
dustrial Park, be and the same are hereby vacated, closed and
permanently abandoned as rights-of-way for street purposes and
as a drainage easement, SAVE AND EXCEPT that in said vacated
rights-of-way and drainage easement, easements are retained for
all existing utilities, including water and gas facilities, said
abandoned rights-of-way and drainage easement being more partic-
ularly described as follows:
Portions of Buttercup Lane and Boswell Drive to be vacated:
Embracing a north portion of Buttercup Lane and an east
portion of Boswell Drive and they appear upon the map
recorded in Volume 388-19, Page 61 of the Tarrant County
Deed Records.
Commence at the northwest corner of Lot A in Block 1
of Boswell Industrial Park as it appears upon the said
map recorded in Volume 388-19, Page 61 of said Deed
Records and then run north no degrees 15-1/2 minutes
east 60 feet to the southwest and beginning corner of
the tract being described.
Thence north no degrees 15-1/2 minutes east 20 feet to
a point for corner.
Thence along the north line of said Buttercup Lane:
south 89 degrees 44-1/2 minutes east 933-2/10 feet to
the beginning of a curve to the left with a radius of
1864-20/100 feet; then along said curve to the left
347-62/100 feet to its end; and north 79 degrees 27-1/2
minutes east 215-37/100 feet to the east line of said
Boswell Drive.
Thence south 10 degrees 32-1/2 minutes east, along the
said east line of Boswell Drive, 1075-05/100 feet to the
north line of U. S. Highway No. 80.
Thence south 79 degrees 27-1/2 minutes west, along said
highway line, 4-5/10 feet.
Thence northerly along a curve to the right with a
radius of 230 feet a distance of 50-40/100 feet.
Thence north 10 degrees 32-1/2 minutes west, 10 feet
westerly from and parallel to the said east line of
Boswell Drive, 1004-93/100 feet to a point for corner
20 feet southerly from the north line of Buttercup
Lane.
Thence along a line 20 feet southerly from and parallel
to said north line of Buttercup Lane: south 79 degrees
27-1/2 minutes west 205-37/100 feet to the beginning of
a curve to the right with a radius of 1884-20/100 feet;
then along said curve to the right 351-39/100 feet to
its end; and north 89 degrees 44-1/2 minutes west 933-2/10
feet to the place of beginning and containing 0-93/100 of
an acre.

AND Portion of Boswell Drive to be vacated:
Embracing a westerly portion of Boswell Drive as it
appears upon the map of Block 1 of Boswell Industrial
Park recorded in Volume 388-19, Page 61 of the Tarrant
County Deed Records.
Beginning at the southeast corner of Lot H of said
Block 1 in the west line of said Boswell Drive.
Thence along the said west line of Boswell Drive:
north 10 degrees 32-1/2 minutes west 175 feet; north
4 degrees 49-1/2 minutes west 100-43/100 feet; and
north 10 degrees 32-1/2 minutes west 720 feet to the
northeast corner of Lot E in said Block 1.
Thence north 79 degrees 27-1/2 minutes east 10 feet.
Thence south 10 degrees 32-1/2 minutes east 944-93/100
feet to the beginning of a curve to the right with a
radius .of 230 feet._
Thence along said curve to the right 50-40/100 feet
to its end in the north line of u. S. Highway No. 80.
Thence south 79 degrees 27-1/2 minutes west, along the
said north line of highway, 14-5/10 feet to the place
of beginning and containing 0-27/100 of an acre.
AND Drainage Easement to be vacated:
A tract which embraces a portion of the 30 feet wide
drainage easement in Lot C and all of said easement
in Lot D of Block 1 of Boswell Industrial Park as
they appear upon the map recorded in Volume 388-19,
Page 61 of the Tarrant County Deed Records.
Beginning at the southeast corner of said Lot C and
the northeast corner of Lot D.
Thence south 43 degrees 38 minutes west, along the
southerly line of said easement, 67-6/10 feet to the
west line of said Lot D.
Thence north no degrees 02 minutes west, along the said
west line of Lot D, 40 feet to its northwest corner in
the south line of Lot C.
Thence north 79 degrees 12 minutes east, along the
north line of Lot D and the said south line of Lot C,
17-5/10 feet.

Thence along the westerly line of said easement:
north 10 degrees 19 minutes 30 seconds west 74-7/10
feet; and north 26 degrees 16 minutes west 81-6/10 feet
to a reentrant corner of said Lot C.
Thence north no degrees 15 minutes 30 seconds east,
along the east line of the 30 feet wide drainage
easement recorded in Volume 5542, Page 523 of said
Deed Records, 67-2/10 feet.
Thence south 26 degrees 16 minutes east, along the
northeast line of said 30 feet drainage easement which
appears upon said map, 145-9/10 feet to the east line
of said Lot C.
Thence south 10 degrees 19 minutes 30 seconds east,
along the said east line of Lot C, 78-7/10 feet to
the place of beginning and containing 6648 square
feet.
SECTION 2.
That the fee to the land in the above described vacated
rights-of-way and drainage easement is hereby released and
will revert to the adjacent owners as provided by law, SAVE
AND EXCEPT THAT easements are reserved therein for any and
all existing and prospective utilities, as indicated.
SECTION 3.
All ordinances or parts of ordinances in conflict here-
with are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full
force and effect from and after the date of its passage and
it is so ordained.

and a portion of Tract 12, R. R. Ramey Survey, with the consent of the

has requested that the. City vecate the northernmost 20 feet of right-of-way(extra
GU right-of-way' of Buttercup lane :in the 7400 block adjacent to Tract 12, R.R.
Ranw,y Survey, from Sandy Lane exist to Boswell Drive a length of 1419.96 feet,
and Lo vacate 10 feet of right-ul-way(extra right-of-way) on each side of Boswell
Drive in the 3200 hlo�k adjacent to Lots E. F,G & H, Block 1, Boswell Industrial
Park and Tract 1.2, R.R. Ramey Survey from Buttercup Lane South to East Lancaster
Avenue a length of 995.43 feet , as indicated on the attached map(V-74-53) .
Subject 80 feet rights-of-way, acquired by dedication, are open and contain water
and gas facilities. The. Water Department has requested that the proposed vacated
street lights-of-way be retained as an easement for existing facilities. A
Community Facility contract has been negotiated to cover all street, storm sewer,
street light , water and sewer needs.
L.�swel.l Development Company, owner of Lot (,Block 1, Boswell. Industrial Park, and
D.H.T. Properties, owner of Lot d), Block 1, Boswell Industrial Park, with the
consent of George L. Harris and Eva Carolyn Harris, owners of Tract 12C(Proposed
Lot K, Block 1. , Boswell Industrial Park) , and the Acushnet Company, owner of
Tract 12D, (Proposed Lot J, Block 1, Boswell Industrial Park) both in R.R. Ramey
Survey, have requested that the City vacate a drainage easement 30 feet and
variable in width and appro%lmately 300 feet in length across portions of Lots
C & B, Block 1, Boswell Industrial Park as shown on the attached map(V-76-8) .
The subject easement, acquired by dedication, is no longer needed for drainage
purposes, since required drainage has been aligned just west of the subject
easement.
The City Plan Commission has reviewed these requests an(' recommends that an
ordinance be adopted vacating :,object rights-of-way and easement as requested.
A satisfactory replat has been submitted to City Staff.
Recommendation
It is recommended that an ordinance be adopted vacating subject rights-of-way and
easement as recommended by the City Plan Commission.
