AN ORDINANCE DECLARING CERTAIN FINDINGS PROVIDING FOR THE
EXTENSION OF CERTAIN BOUNDARY LIMITS OF THE CITY OF FORT
WORTH TEXAS AND THE ANNEXATION OF 24 49 ACRES (0 038
SQUARE MILES) OF LAND MORE OR LESS WHICH SAID TERRITORY
LIES ADJACENT TO AND ADJOINS THE PRESENT BOUNDARY LIMITS
OF FORT WORTH TEXAS PROVIDING THAT THE TERRITORY ANNEXED
SHALL BEAR ITS PRO RATA PART OF TAXES PROVIDING THAT THE
INHABITANTS THEREOF SHALL HAVE ALL THE PRIVILEGES OF ALL
THE CITIZENS OF FORT WORTH TEXAS PROVIDING THAT THIS
ORDINANCE SHALL AMEND EVERY PRIOR ORDINANCE IN CONFLICT
HEREWITH PROVIDING THAT THIS ORDINANCE SHALL BE
CUMULATIVE OF ALL PRIOR ORDINANCES NOT IN DIRECT CONFLICT
PROVIDING FOR SEVERABILITY AND NAMING AN EFFECTIVE DATE
WHEREAS, a public hearing before the City Council of the City
of Fort Worth Texas wherein all interested persons were provided
with an opportunity to be heard on the proposed annexation of the
territory hereinafter described was held at the City Council
Chambers in the Municipal Office Building of Fort Worth Texas, on
the 5th day of November 1980 which date is not more than twenty
(20) nor less than ten (10) days prior to the institution of
annexation proceedings and
WHEREAS notice of such public hearing was published prior
thereto in a newspaper having general circulation in the City of
Fort Worth Texas and in the hereinafter described territory on
the 24th day of October 1980 which date was not more than twenty
(20) nor less than ten (10) days prior to the date of the public
hearing and
WHEREAS the population of the City of Fort Worth Texas ,was
in excess of 367 000 inhabitants on January 1 1963 and in excess
of 400 000 inhabitants on January 1 1980 and
WHEREAS the corporate area of the City of Fort Worth Texas
was 152 580 square miles on January 1 1963 and was 245 582 square
miles on January 1 1980 and
WHEREAS the hereinafter described territory lies within the
exclusive extraterritorial jurisdiction of the City of Fort Worth
Texas and
WHEREAS the hereinafter described territory lies adjacent to
and adjoins the City of Fort Worth Texas and
WHEREAS the hereinafter described territory contains 24 49
acres (0 038 square miles) of land more or less
NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF FORT WORTH TEXAS
SECTION 1
That the following described land and territory lying adjacent
to and adjoining the City of Fort Worth Texas is hereby added to
and annexed to the City of Fort Worth Texas and said territory
hereinafter described shall hereafter be included within the
boundary limits of the City of Fort Worth Texas and the present
boundary limits of said City at the various points contiguous to
the area hereinafter described are altered and amended so as to
include said area within the corporate limits of the City of Fort
Worth Texas to-wit
Boundary description of a tract of land in the J BURNETT
Abstract 1923 and R BURNETT Abstract 1922 Surveys
Tarrant County Texas being a portion of the C 0
Edwards Estate property according to the deed recorded
in Volume 1129 Page 620 Deed Records Tarrant County
Texas and being more particularly described by metes and
bounds as follows
BEGINNING at a point in the curved West right-of-way line
of Hulen Street (a 120 foot wide dedicated street) having
a radius of 1544-19/100 feet at its intersection with the
common North line of said R Burnett Survey and South line
of the George Shields Survey Abstract 1436 said common
line also being the existing Fort Worth Texas city limit
line
THENCE departing said common line and with the said West
line of Hulen Street and arc of said curve to the left
having a radius of 1544-19/100 feet a distance of
145-1/10 feet to the end of said curve
THENCE continuing with said West line South 1 degree 56
minutes West 985-0/10 feet to the beginning of a curve to
the right having a radius of 2462-53/100 feet
THENCE southwesterly with the arc of said curve to the
right a distance of 185-4/10 feet to a point for corner
THENCE departing said curved West line of Hulen Street
North 88 degrees 04 minutes West 570-0/10 feet to a point
on a curve to the left whose radius point bears South 70
degrees 54 minutes 15 seconds West 2700-0/10 feet
THENCE northwesterly with the arc of said curve to the

left crossing the line common to aforesaid R Burnett and
J Burnett Survey and continuing in all 677-81/100 feet
to the end of said curve whose radius point bears South
56 degrees 31 minutes 15 seconds West 2700-0/10 feet said
point also being the beginning of a curve to the right
whose radius point bears North 63 degrees 42 minutes 45
seconds East 123-8/10 feet
THENCE northerly with the arc of said curve to the right
127-42/100 feet to the end of said curve
THENCE North 32 degrees 41 minutes East recrossing afore-
said common line between R Burnett and J Burnett Surveys
250-0/10 feet to a point in the proposed curved Southwest
line of South Drive (a proposed 80 foot wide street)
THENCE northwesterly with the arc of a curve to the right
having a radius of 765-0/10 feet again recrossing said
common survey line and continuing in all a distance of
270-37/100 feet to the end of said curve
THENCE continuing with said Southwest line North 37
degrees 04 minutes West 212-36/100 feet to a point at its
intersection with the aforementioned common North line of
said J Burnett Survey South line of aforesaid Shields
Survey and existing Fort Worth Texas city limits
THENCE departing said southwest line and with said common
line crossing aforesaid proposed South Drive passing the
common Northeast corner of said J Burnett and Northwest
corner of said R Burnett Surveys and continuing with
said common line in all 1110-75/100 feet to the place of
beginning and containing some 24-49/100 acres of land
SECTION 2
That the above described territory is shown on Exhibit Map A
which is attached hereto and expressly incorporated herein by
reference for the purpose of illustrating and depicting the
locations of the hereinabove described territory
SECTION 3
That the above described territory and the area annexed shall
be part of the City of Fort Worth Texas and the property so
added hereby shall bear its pro rata part of the taxes levied by
the City of Fort Worth Texas and the inhabitants thereof shall
be entitled to all of the rights and privileges of all the
citizens and shall be bound by the acts ordinances resolutions
and regulations of the City of Fort Worth Texas
SECTION 4
That thereafter the City Limit Line of Fort Worth shall be

BEGINNING at a point south from the intersection of the
common North line of said R Burnett Survey Abstract 1923
and South line of the George Shields Survey, Abstract 1436
with the curved West right-of-way line of Hulen Street a
distance of 1315 5 feet along the West right-of-way line
of Hulen Street to a point for corner
THENCE departing said West line of Hulen Street North 88
degrees 04 minutes West 570-0/10 feet to a point on a
curve to the left whose radius point bears South 70
degrees 54 minutes 15 seconds West 2700-0/10 feet
THENCE northwesterly with the arc of said curve to the
left crossing the line common to aforesaid R Burnett and
J Burnett Survey and continuing in all 677-81/100 feet
to the end of said curve whose radius point bears South
56 degrees 31 minutes 15 seconds West 2700-0/10 feet said
point also being the beginning of a curve to the right,

SECTION 5
That this ordinance shall and does amend every prior ordinance
in conflict herewith but as to all other ordinances or sections
of ordinances not in direct conflict this ordinance shall be and
the same is hereby made cumulative
SECTION 6
That it is hereby declared to be the intent of the City Coun-
cil that the sections, paragraphs sentences clauses and phrases
of this ordinance are severable and if any phrase clause sen-
tence paragraph or section of this ordinance shall be declared
unconstitutional by the valid judgment or decree of any court of
competent jurisdiction such unconstitutionality shall not affect
any of the remaining phrases clauses sentences paragraphs and
sections of this ordinance since the same would have been enacted
by the City Council without the incorporation in this ordinance of
any unconstitutional phrase clause sentence paragraph or
section
SECTION 7
That this ordinance shall be in full force and effect from and
after the date of its passage on second reading as provided for in
Section 40 of Chapter XXVIII of the Charter of the City of Fort
Worth and it is so ordained

The Crawford 0 Edwards Estate is requesting annexation of 24 49 acres west of
the intersection .of Hulen Street with South Drive This property is approxi-
mately 1,200' south of Hulen Mall The property is located in Fort Worth's
exclusive extraterritoraal jurisdiction (See Attached.Extiibit Map "A") The
anticipated zoning for this property is "C" Apartment and "F" Commercial
Districts The existing land use is 'vacant
Plan Commission
The proposed.annexation-is-a portion of the Concept Plan for Overton South
(C-786) as approved by the Plan Commission on September 27, 1978 which include
the subject site This area is also a portion of a Preliminary Plan (P-80-51)
which was approved by the Plan Commission at the September 24, 1980, meeting
and recommended for annexation The Commission's decision recommending annexa-
tion was based on reviewing City departments and the Development Revi.ew.-Committe
raising no objections and anticipating no ~r-t~ems in providing City services
to the subject property Tn addition, Plan Commission approval of the Prel~ni-
nary Plan (P 80-51) mentioned above was contingent upon annexation of the subjec
property by the City Council
Recommendation
It is recommended that the City Council, accept the .xecommendation of the City
Plan Commission and initiate proceedings to annex and initially zone the subject
property in accordance with the attached City Council Annexation Timetable and
the normal zoning process
