AN ORDINANCE VACATING ABANDONING AND CLOSING
VARIOUS EASEMENTS IN THE CITY OF FORT WORTH
SAID EASEMENTS BEING A SEWER EASEMENT IN LOT 1
BLOCK A EASTERN HEIGHTS ADDITION A SEWER
EASEMENT ACROSS TRACT A-1 AND SOUTH OF LOT 33
AND LOT 37 BLOCK 1 CHIMNEY WOOD SECTION OF
MEADOWBROOK HILLS AND EMERGENCY ACCESS AND
UTILITY EASEMENTS CORNER SIGHT EASEMENTS
AND A TEMPORARY TURN-AROUND EASEMENT BY LOTS
33 THROUGH 40 BLOCK 1 P~'IEADOWBROOK HILLS
CHIMNEY WOOD SECTION REPEALING ALL ORDINANCES
IN CONFLICT HEREWITH, AND PROVIDING AN EFFECTIVE
DATE

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH TEXAS
SECTION 1
That the below described easements be and the same are
hereby vacated abandoned and permanently closed for easement or
other similar purposes
A A portion of a sanitary sewer easement as shown on
a plat of Lot 1 Block A Eastern Heights Addition to the City of
Fort Worth Tarrant County Texas more particularly described as
f o 1 lows
BI~,I?'dG a part of an easement for existing sanitary
sewer Lateral No 6815 beginning at a manhole at
Centerline Station No 0+00 on said lateral said
point being Centerline Station No 3+21 9 on
Lateral No 6326 and said point also being in what
would be Cienegas if it were extended northerly
THENCE with the center of said existing sanitary sewer
Lateral No 6815 N 79°18' E 150 0 feet to an angle
point in said line and N 52°57' E approximately 230 0
feet to a point in a proposed utility easement at
which point the relocated line will connect to the
existing line
B A sanitary sewer easement shown across Tract A-1
south of Lot 33 and Lot 37 Block 1 of the Chimney Wood Section of
Meadowbrook Hills as shown on the plat thereof recorded in Volume
388-85 at page 41 of the Deed Records Tarrant County Texas and
being an unused 10 foot wide sanitary sewer easement extending from
the east line of the east leg of Chimney Wood Circle easterly
approximately 180 feet to the most easterly line of said Tract A-1
Block 1
C The final easements hereinabove vacated are emergency
access and utility easements corner "sight" easements and a temporary

turn-around easement in Block 1, Meadowbrook H.l~s Addition,
Chimney Wood Section in Fort Worth Tarrant County Texas and
are more particularly described as follows
An emergency access and utility easement
including adjacent corner "sight easements
and a temporary turn-around easement the
same being that part of Meadow Wood Lane
that is east of the east line of the east
leg of Chimney Wood Circle and that portion
of the emergency access easement that lays
east of Lots 37 through 40 Block 1 of the
Chimney Wood Section of Meadowbrook Hills
as shown by plat recorded in Vol 388-85
Page 41 of the Deed Records of Tarrant County
Texas
BEGINNING at a point on the south line of Brent-
wood Stair Road at its intersection with the
northerly extension of the ,east line of the east
leg of Chimney Wood Circle
THENCE S 80°13' E with the south line of
Brentwood Stair Road 129 05 feet to the
beginning of a curve in said line from which
the center of said curve bears N9°47' E
2091 37 feet
THENCE easterly with said curve through a
central angle of 1°24' for a distance of 51 04
feet to the northeast corner of the end of
Meadow Wood Lane as shown on said plat said
point also being the northwest corner of said
temporary 'turn-around easement
THENCE continuing easterly with said line of
Brentwood Stair Road approximately 50 feet
and then easterly southerly westerly and
northerly with a radius of 50 feet around the
curve of said turn-around easement to the
southeast corner of the east end of said Meadow
Wood Lane said point being S 7°48' W 40 02
feet from the above mentioned northeast end of
said Meadow Wood Lane and said point also
being on a curve in the south line of said
emergency access easement from which the center
of said curve bears N 8°24' E 213.1 37 feet
THENCE westerly through a central angle of 1°23 ''
for a distance of 51 44 feet to the west end of
said curve
THENCE N 80°13' W 7 6 feet to the east corner
of a corner sight easement
THENCE S53°48' W 28 8 feet to the south. corner
of said corner sight easement a point on the
east line of said emergency access easement
THENCE S7°48' W 144 5 feet to its southeast
corner and N 82 12' W 30 0 feet to its
southwest corner and N 7 48' E 145 5 feet to
a point on said line at the south corner of a
corner sight easement,

east line of the east leg of Chimney Wood Circle;
THENCE N 7°48'' E with. said east line 60 0.2 feet
to the place of beginning and containing a.pprox-~
mately 20,..774 square feet of area of whch_approx-
mately 11 9.60. square feet are contained in the
emergency access and utility easement approximately
8 39.0 square feet are contained in tfie temporary
turn-around easement and approximately 424 square
feet are contained in the three corner s.glit
easements
SECTION 2
That all ordinances or parts of ordinances in conflict
herewith. are hereby repealed
SECTION 3
That this ordinance shall take effect and be in full
force and effect from and after the date. of its passage and it is
so ordained

Overcash-Goodman Enterprises, with the consent of all aubtting property owners
has requested that the city vacate 40' and 30' wide emergency access and utility
easements a 10' wide utility easement a 20' x 20' and two 15' x 15' public open
space easements, and a 100' diameter turn-around easement as .shown on the
attached map and described in the attached metes and bounds description
The subject easements, acquired.. by dedication, contain no public utility faci-
lities abd are not in use
Reviewing City departments and private utility companies have raised no obj ec-
tions to this request provided the vacated easements are replatted with abutting
property A satisfactory replat has been submitted
Recommendation
It is recommended that an ordinance be adopted vacating the subject easement
