Background
The Fort Worth Water Department is requesting that the-City involuntarily annex
._189 394 acres of .property located north and youth of the intersection of Thompson
Road (County Road 4104) and, Alta Vista Road''»~(County Road 4053)- Subsequently
we received a request from Dalfor Ins: , owner of 428 acres (60 735 acres of which
are included within the original Water Departm~.nt request) to annex the balance
of their or~riZe~ship This additional Dalfor Inc property (367 265 acres) is
located at the northwest intersection.®f Thompson Road, and Alta Vista Road In
combining these two requests the total. area being considered for annexation is
556 659 acres The intended use of the 428 agre Dalfor Inc property is for
predominant y residential subdivision as shown on a sketch plan submitted at
the Development Review Committee and City .Plan meetings A formal preliminary
plat application is anticipated in approximately six months (See the attached
Exhibit Map A" and Report )
The existing land use in the area is vacant with some land being used for cattle
grazing and the site of an abandoned residence
Reason for Request
The purpose of the Water Department request for annexation is to eliminate any
jurisdictional problems with the County oiler installation and maintenance of a
36-inch water main to be constructed in or adJoining a County road right-of-way
After annexation the roadway will be in the jurisdiction of the City of Fort
Worth and this will eliminate the need to obtain approval from Tarrant County
each time a cut in the County road is made
City Plan Commission
Following the recommendation of City departments the Development Review Committee
the City Plan Commission at its November 2,8 1979 meeting recommended approval
of the annexation subject to the following conditions
1 That Dalfor Tnc owner of 428 acres included within this annexation
request submit a letter (which has been received by staff) prior to
final annexation proceedings stating that they understand and accept
that the City will not be able to extend sewer service to their property
for three to five years and maybe longer and
2 That the residential development ,proposed will be compatible with the
District Plan
