AN ORDINANCE AMENDING ORDINANCE NO. 3011 , BEING AN ORDINANCE TO REGULATE AND TO RESTRICT THE
LOCATION AND USE OF BUILDINGS, STRUCTURES, AND LAND FOR TRADE, INDUSTRY, RESIDENCES, OR OTHER
PURPOSES; THE HEIGHT, NUMBER OF STORIES AND SIZE OF BUILDING; AND OTHER STRUCTURES: THE SIZE
OF YARDS AND OTHER OPEN SPACES; OFF-STREET PARKrNG AND LOADING AND THE DENSITY OF POPULATION;
AND FOR SAID PURPOSES TO DIVIDE THE MUNICIPALITY INTO DISTRICTS OF SUCH NUMBER, SHAPE AND AREA
AS MAY BE DEEMED BEST BY FIXING DEFINITE USES OF THE BUILDINGS HEREINAFTER ERECTED IN SAID
DESCRIBED AREAS FROM THE USES AS SHOWN ON THE MAPS CONTAINED IN SAID ORDINANCE NO. 3011 ; PRE-
SCRIBING A SAVINGS CLAUSE; PROVIDING A FINE OF NOT LESS THAN $5,00 NOR MORE THAN $200.00 FOR
EACH OFFENSE, AND THAT EACH DAY THAT A VIOLATION IS PERMITTED TO EXIST SHALL CONSTITUTE A
SEPARATE OFFENSE; AND NAMING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL. OF THE CITY OF FORT WORTH, TEXAS:
SECTION 1 .
That Ordinance No. 3011 be amended so that the following described uses in the hereinafter
described area be altered, changed and amended as follows to wit:
Z-67-46 Lot 4 and the residue of Lot 5, Block 49, M. G. Ellis Addition. (2707 Lincoln
Avenue) FROM "B” TO "I"
Z-67-47 West 50 feet of Lots 8 through 30, Taylor and McBrayer Addition. (Rear of the
2500-2600 Blocks of Warfield Street west side) FROM "B" TO "I"
Z-67-53 Tract 1 , Block 1 , Ridglea Country Club Estates (Southside of Ridglea Country

Z-67-60 Beginning at a point in the present City of Fort Worth City Limit Line, 50 feet
east from the Southeast Corner of Lot 5 in Block 38, Indian Oaks Addition, and
50 feet east from a City of Fort Worth City Limit Line established by Ordinance
No. 3717 of the City of Fort Worth, which ordinance and the municipal boundary
lines therein set forth were held to be valid and existing by order rendered
by the District Court of Tarrant County, Texas , 17th Judicial District, on June
20, 1966 in Cause No. 43626-C, City of Fort Worth, Texas , vs. City of Lake Worth,
Texas , which judgment is recorded in Volume 4231 , at Page 205, Deed Records of
Tarrant County, Texas. Thence North, 50 feet east from the City of Fort Worth
City Limit line established by Ordinance No. 3717, a distance of 3900 feet, more
or less, to a point 50 feet south of the City Limit Line established by Ordinance
No. 3717, which line is 200 feet south of the South right-of-way line of
Charbonneau Road. Thence in an easterly direction along a line 250 feet south
and parallel to the south right-of-way line of Charbonneau Road and the south
right-of-way line of Jacksboro Highway, and 50 feet south of and parallel to
the Fort Worth City Limit Line established by Ordinance No. 3717, to a point
being North 48°21 ' West 1163.67 feet from the Southwest corner of Lot 8, Block A,
Shady Oaks Manor Addition, and being the N.E. corner of a tract previously
zoned "F" Commercial . Thence South 65°45' West 1310 feet; thence South 55°00'
West 340 feet; thence South 55°00' West 80 feet; thence South 45°00' West 100
feet; thence South 60°15' West 360 feet; thence South 81°30' West 80 feet;
Thence South 61°00' West 250 feet; thence South 48°15' West 300 feet; thence

thence S 0°-18'W 634 feet. North 89°42' West 1904.4 feet, and North 0°18' East
200 feet, and North 89°42' West 803.2 feet, and North 44°42 ' West 848.5 feet,
and North 0°18' West 397 feet to the Northeast corner of the H. B. Smallwood
Survey, and North 89°34' West along the North line of the H. B. Smallwood
Survey 174 feet, more or less, to the place of beginning. (Southwesterly of
the 6000-6500 Blocks of Highway #199) FROM UNZONED TO "AG"
Z-67-61 Beginning at a point in the present City of Fort Worth City Limit Line in the
west Line of the J. H. Duncan Survey. Thence along the present City of Fort
Worth City Limit Line: south 44 - 46 west 1078 feet; and south 09 - 37 west
500 feet; and south 13 - 23 west 551 feet, said point being the south corner
of the C. H. Putman Survey; and south 0-08 east along the west line of the
Thomas Hicks Survey 866.9 feet; and south 89-52 west 347.2 feet; and S0-08
east 591 .4 feet, and south 52-15 west 330.2 feet; and south 52-15 west 960.6
feet to a point in the northeasterly line of Ten Mile Bridge Road (Angle
Avenue) ; and north 41-15 west along the northeasterly line of Angle Avenue
1650 feet, more or less; and continuing along said line North 56 west 640

or less ; and southeasterly 5200 feet more or less ; and west 480 feet, more or
less; and south 1350 feet, more or less ; and west 4600 feet, more or less ; and
southeasterly 1800 feet, more or less; and west 800 feet, more or less ; and
southerly and southeasterly to a point in the southerly line of the G.C. and
S. F. spur track to the Trinity Portland Cement Plant; and continuing south-
westerly along the present City of Fort Worth City Limit Line to the place of
beginning and containing approximately 6.60 square miles. UNZONED TO "AG"

SECTION 2.
The zoning regulations and districts, as herein established, have been made in accordance with
the comprehensive plan for the purpose of promoting health, safety, morals and the general
Welfare of the community. They have been designed to lessen congestion in the streets ; to
secure safety from fire, panic, flood and other dangers; to provide adequate light and air;
to prevent overcrowding of land; to avoid undue concentration of population; to facilitate
the adequate provisions of transportation, water, sewerage, parks and other public require-
ments. They have been made after a full and complete public hearing with reasonable considera-
tion among other things, of the character of the district and its peculiar suitability for
the particular uses and with a view of conserving the value of buildings and encouraging the
most appropriate use of land throughout the community.
SECTION 3.
This ordinance shall be cumulative of all other ordinances of the City of Fort Worth affecting
zoning and shall not repeal any of the provisions of said ordinances except in those instances
where provisions of those ordinances are in direct conflict with the provisions of this
ordinance,
SECTION 40
Should any section, clause or provision of this ordinance be declared by the court to be in-
valid, the same shall not affect the validity of the ordinance as a whole or any part thereof,
other than the part so declared to be invalid.
SECTION 5.
Any person, firm or corporation who violates, disobeys , omits , neglects or refuses to comply
with or who resists the enforcement of any of the provisions of this ordinance shall be fined
not less than Five and No/100 Dollars ($5.00) nor more than Two Hundred and No/100 Dollars
($200,00) for each offense. Each day that a violation is permitted to exist shall constitute
a separate offense.
SECTION 6.
This ordinance will take effect and be in full force and effect from and after its passage
and publication as required by law.
