FORT WORTH MEACHAM INTERNATIONAL AIRPORT
UNIMPROVED GROUND LEASE
This RENEWAL AGREEMENT ("Agreement") is made and entered into by and
between the CITY OF FORT WORTH ("Lessor"), a home rule municipal corporation
organized under the laws of the State of Texas and situated in portions of Tarrant and Denton
Counties, Texas, acting by and through Marc Ott, its duly authorized Assistant City Manager,
and TEXAS AVIATION ENGINEERING ("Lessee"), acting by and through Mr. Uel
Stephens, its duly authorized Owner.
Recitals
The following statements are true and correct and form the basis of this Agreement:
A. Lessor and Lessee previously entered into City Secretary Contract ("CSC") No.
11628, (collectively the "Lease"), an Unimproved Ground Lease Site 50-S at Fort Worth
Meacham International Airport ("Airport") and agreement giving Tenant the right to store
aircraft on such property at the Airport. The Lease commenced on January 1, 1981 and expired
on December 31, 2005, subject to renewal at Lessee's option for two (2) consecutive terms of
five (5) years each.
B. The Lease has not been previously renewed. In accordance with the provisions of
the Lease, Lessee has properly exercised its first (1S) option to renew the Lease for a five (5)
year period.
Agreement
1. The Lease is hereby renewed and extended for a term of five (5) years, commencing on
January 1, 2006 and expiring on December 31, 2011.
2. All other terms and conditions of the Lease shall remain in full force and effect.
IN WITNESS WHEREOF Lessor and Lessee have executed four(4) duplicate original
copies of this Agreement on this day of'" l , 2006.

Authorize Execution of a Five Year Lease Extension of City Secretary Contract No. 11628 with
Texas Aviation Engineering for Unimproved Ground Lease Site 50-S at Fort Worth Meacham
International Airport
RECOMMENDATION:
It is recommended that the City Council authorize the City Manager to execute a five year lease extension
with Texas Aviation Engineering for Unimproved Ground Lease Site 50-S at Fort Worth Meacham
International Airport.
DISCUSSION:
City Secretary Contract (CSC) No. 11628, a 25-year ground lease of unimproved property, was executed
on January 1, 1981, (M&C C-5442) and expired on December 31, 2005. City staff received a request from
Mr. Uel Stephens, owner of Texas Aviation Engineering, to execute the first of two, five-year extensions in
accordance with the lease agreement.
In accordance with the established schedule of rates and charges, this lease site of 3,120 square feet will
generate revenue of$686.40 per year, or $57.20 monthly.
The lease will provide for a five-year term with one five-year option to renew. The initial term of the lease
will commence upon the date of execution. Rental rates shall be subject to an increase on October 1st of
any given year to reflect the upward percentage change, if any, in the Consumer Price Index for the period
since the last adjustment. All agreement terms will be in accordance with City and Aviation Department
policies.
The property is located in COUNCIL DISTRICT 2.
FISCAL INFORMATION/CERTIFICATION:
The Finance Director certifies that the Revenue Office of the Finance Department will be responsible for the
collection and deposit of funds due to the City under this agreement.
