STANDARDS AND GUIDELINES
In 2011, the City Council adopted the 1-35W Design Overlay District Standards and Guidelines.
The ordinance resulted from a community effort led by the 35W Coalition to encourage quality
development along the 1-35W corridor, extending from the core of Fort Worth into southern
Denton County. Through a series of public meetings, the 35W Coalition created the 1-35W
development standards and guidelines to address landscaping, lighting, and site planning in
order to enhance the economic value of all property in the corridor. The standards and guidelines
are intended to achieve the 35W Coalition's vision of an economically sustainable corridor.
Every few years, staff reviews design district standards and guidelines to address development
trends and improve clarity. Over the last year, staff has been working with 35W Coalition partners
to update the 1-35W Design Overlay District Standards and Guidelines.
Proposed updates include improvements and clarifications to the following elements:
• Visual guidance for landscaping, parking, tree planting, and setback standards
• Landscaping intent and standards
• Parking and tree planting standards and guidelines
• Building and pavement setback standards and guidelines
• Plan submittal requirements
The anticipated public hearing schedule for adoption of the new text amendment is as follows:
• Urban Design Commission May 25
• Zoning Commission June 14
• City Council June 20

1-35W Overlay _
The 1-35W Development Standards and
Guidelines apply to a 15-mile stretch of 1-35W
from Meacham Boulevard to SH 114. The
district covers a 2,000 foot wide corridor ,F ,
(1,000 feet either side from centerline), which
includes many of Fort Worth's most prominent `
business parks.
