THOMAS ("Lessee"), an individual. RECITALS The following statements are true and correct and form the basis of this Agreement. WHEREAS, On or about October 5, 1992,Lessor and Lessee entered into City Secretary Contract("CSC")No. 19353,a twenty-five year Unimproved Ground Lease for the lease and use of real property known as Lease Site l OS-B,and any improvements and facilities thereon("Leased Premises") at Fort Worth Meacham International Airport("Airport"). WHEREAS,the initial term of the Lease is for 25 years,terminating on September 30, 2017; WHEREAS, CSC No. 19353 was subsequently amended by CSC No. 19353-A1 to add two five-year Renewal Options to provide Lessee a total potential Lease term of thirty-five(35)years. AGREEMENT NOW, THEREFORE, for good and valuable consideration, the receipt and adequacy of which are hereby acknowledged,Lessor and Lessee hereby agree as follows: 1. The Lease is hereby renewed and extended for a first term of five (5)years, commencing on October 1,2017 and expiring on September 30,2022. 2. In accordance with the established Schedule of Rates and Charges, this lease site of 11,619 square feet at the current Lease rate of$0.26 per square foot will generate revenue of $3,045.36 per year or$253.78 monthly. 3. All other terms and conditions of the Lease shall remain in full force and effect. The Lease is a public document on file in Lessor's City Secretary's Office and is incorporated herein by reference for all purposes. All other provisions and conditions of the Lease that are not expressly amended herein or directly in conflict with the provisions and conditions of this Amendment shall remain in full force and effect. Thomas for Lease Site 10S-B at Fort Worth Meacham International Airport (COUNCIL DISTRICT 2) RECOMMENDATION: It is recommended that the City Council authorize the execution of Renewal Option No. 1 exercising the first of two five-year renewal options to City Secretary Contract No. 19353 with Stanley C. Thomas for Lease Site 10S-B at Fort Worth Meacham International Airport. DISCUSSION: City Secretary Contract(CSC No.19353), a 25-year Ground Lease for Lease Site 10S-B, was executed with Stanley C. Thomas on October 5, 1992, Mayor and Council Communication (M&C C-13481). On April 7, 2009, Amendment No. 1 (CSC No. 19353-A1)was approved to amend CSC No. 19353 and add two five-year renewal options extending the Ground Lease 10 years, for a total lease term of potentially 35 years. On May 10, 2017, City staff received a request from Mr. Stanley C. Thomas to amend CSC No. 19353 to execute the first of two five-year renewal options in accordance with the Lease Agreement. Renewal Option No. 1 will have an effective date of October 1, 2017 and will expire on September 30, 2022. In accordance with the established Schedule of Rates and Charges, Mr. Thomas will pay annual rent for the Ground, the sum of$3,045.36, at the current lease rate of$0.26 per square foot, payable in equal monthly installments of$253.78. Rental rates shall be subject to an increase on October 1 st of any given year to reflect the upward percentage change, if any, in the Consumer Price Index for the period since the last adjustment. All other terms and conditions of the Lease shall remain in full force and effect. The property is located in COUNCIL DISTRICT 2. This M&C does not request approval of a contract with a business entity.
