~` A RESOLUTION PROVIDING FOR A PUBLIC HEARING TO BE HELD IN
THE CITY COUNCIL CHAMBERS AT THE MUNICIPAL BUILDING IN THE
CITY OF FORT WORTH TEXAS, JANUARY 16 1996 AT 10 00 A M
FOR THE PURPOSE OF CONSIDERING THE PROPOSED CHANGES AND
AMENDMENTS TO ORDINANCE NO 3011 AS AMENDED WHICH IS
THE COMPREHENSIVE ZONING ORDINANCE OF SAID CITY AND
PROVIDING THAT SAID HEARING MAY CONTINUE FROM DAY TO
DAY UNTIL EVERY INTERESTED PARTY AND CITIZEN HAS HAD A FULL
OPPORTUNITY TO BE HEARD
BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH
TEXAS
That at 10.00 o clock A M Tuesday January 16 1996 the City Council of the City
of Fort Worth which is the legislative body of said City will hold a public hearing in
the Council Chambers at the Municipal Building for the purpose of considering
changes and amendments to Ordinance No 3011 as amended the Comprehensive
Zoning Ordinance of said City The purpose of said hearing is to determine whether
or not said Ordinance No 3011 as amended should be amended so that the zoning
classification of the following areas shall be changed as hereinafter described
Z 95-090 Block 47 Lots 7 8 9 and Blocks 15 16 17 and 18 Fostepco Heights

1 FIRE ACCESS/STATLER BLVD For the purpose of fire access
a fire lane/access easement shall be provided from existing
Statler Blvd to either Trinity Blvd or Buckingham Road at the time
of final platting of the adjacent property At that time an
automatic security gate shall be installed by the developer at the
existing terminus of Statler Blvd with full operational capability
provided to the Fort Worth Fire Department
2 USE RESTRICTIONS When any tract is adjacent to existing multi-
family development, as determined at the time of any request for
building permits no outside storage shall be permitted within 150
of the adjacent multi-family development or will be visible from any
location within the adjacent multi-family development No use
which is offensive by reason of odor fumes dust, smoke noise
or pollution or which constitutes a nuisance or is hazardous by
reason of fire or explosion or potentially hazardous to health and
safety of residents, guests or employees or injurious to the
reputation of the adjacent multi-family development shall be
permitted The following uses would not be allowed

3 LANDSCAPE BUFFER A forty (40) foot landscaped buffer shall be provided along the
west property boundary by the property developer when that common boundary is
adjacent to existing multi-family development, as determined at the time of request
for building permit. Landscaping shall be maintained in a manner consistent with
common areas located within the CentrePort development Landscaping shall be
fully irrigated and include earthen berm (4 height) and a continuous line of long life
evergreen trees (5 caliper) of a quality consistent with the trees in common areas of
CentrePort spaced so as to provide solid vegetative screen at the time of maturity
(no more than 15 spacing depending on tree species) Any fencing placed inside
landscape buffer area of the proposed development and adjacent to multi-family
development shall be wrought iron or a combination wrought iron and masonry
4 LOADING No loading docks shall face the west boundary of the PD tract when
adjacent to existing multi-family development. Loading docks loading or truck
maneuvering for the purpose of loading when requested with light industrial uses
shall not be permitted within two hundred (2001 feet of any existing multi-family
development, as determined at the time of request for building permit. Setback
shall be measured from the multi-family property line

• 5 BUILDING HEIGHTS/SETBACKS When any tract is adjacent to existin multi-famil

development, as determined. at the time of request for building permits building
heights shall be restricted to thirty (30) feet at the fifty (50) foot setback line Any
building exceeding thirty (30) feet shall require two (2) additional feet of setback
for each, one (11 foot of additional building height
6 FINAL SITE PLAN REQUIREMENT Final site plan approval shall be required within
the PD area when adjacent to existing multi-family development.
7 DEED RESTRICTIONS Prior to the development of any tract in the PD developer
agrees to record deed restrictions which incorporate all of the items in the original
declaration filed of record 3-11 83
8 SITE LIGHTING All site lighting shall be oriented away from any adjacent residential
development. Lighting foot candles shall not be of an intensity so as to be a disturbance
to any adjacent residential development

with the provisions of Chapter 211 of the Texas Local Government Code
BE IT FURTHER RESOLVED that this Resolution when published in the official newspaper of
the City of Fort Worth which is a paper of general circulation one (1) time shall constitute a
notice of hearing which publication shall be -made at least fifteen (15) days prior to such
hearing and all interested parties are urgently requested to be in the Council Chambers at the
Municipal Building at the time hereinabove set forth to make any protest or suggestion that may
occur to them, and this hearing may continue from day to day until every interested party and
citizen has had a full opportunity to be heard
