HomeMy WebLinkAboutOrdinance 23137-03-2018 ORDINANCE NO. 23137-03-2018 AN ORDINANCE AMENDING ORDINANCE NO. 22702 TO REFLECT AND ADD THE CORRECT ZONING DISTRICT INFORMATION EXHIBIT FOR ZONING CASE ZC-17-058; PROVIDING THAT THIS ORDINANCE SHALL BE CUMULATIVE OF ALL ORDINANCES; PROVIDING A SAVINGS CLAUSE; PROVIDING A SEVERABILITY CLAUSE AND NAMING AN EFFECTIVE DATE WHEREAS, on May 2, 2017, the City Council approved Ordinance No. 22702-05-2017 which included Case No. ZC-17-058 to rezone properties generally bounded by Walsh Ranch Parkway, Mary's Creek, Markum Ranch Road, Aledo Iona Road, FM 1187 and White Settlement Road, FROM: PD522 Planned Development for"PD/LDR" Low Density Residential, for all single-family uses in "A-43" One-Family through "R2" Townhouse/Cluster districts listed in the Walsh Planned Development Residential Use Table. A maximum of 14,785 dwelling units is permitted. Development standards shall be in accordance with each applicable single-family district as recorded in Ordinance No. 13896; site plan waived TO: Amend PD522 development standards for maximum lot coverage for single-family residential development; site plan waiver recommended, and; WHEREAS, Ordinance No. 22702-05-2017 incorporating the City Council's zoning hearing decisions from the May 2, 2017 meeting inadvertently omitted the exhibit for zoning Case No. 17-058 which amended PD 522 to revise development standards related to maximum lot coverage for single-family residential development; and WHEREAS, it is advisable to amend Ordinance No. 22702-05-2017 with regard to Zoning Case No. ZC-17-058 only, to include Exhibit A which depicts revised development standards related to maximum lot coverage for single-family residential development standards into the approval of the zoning case by the City Council on May 2, 2017; 1 NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH: SECTION 1. Ordinance No. 22702-05-2017 an amendment to Ordinance 21653, is amended to include the zoning case Exhibit A for Case No. ZC-17-058, as follows: ZC-17-058 Generally bounded by Walsh Ranch Parkway, Mary's Creek, Markum Ranch Road, Aledo Iona Road,FM 1187 and White Settlement Road Zoning Change: From: PD522 Planned Development for "PD/LDR"Low Density Residential,for all single- family uses in "A-43"One-Family through "R2" Townhouse/Cluster districts listed in the Walsh Planned Development Residential Use Table.A maximum of 14,785 dwelling units is permitted. The zoning regulations and districts, as herein established, have been made in accordance with the comprehensive plan for the purpose of promoting the health, safety, morals and general welfare of the community. DISCUSSION: A correction ordinance is needed to correct Ordinance No. 22702 to clarify the development standards for residential development for ZC-17-058 for Walsh Ranch (PD 522). On May 2, 2017 City Council approved a request to rezone the area to Amend PD 522 development standards for maximum lot coverage for single-family residential development. Development standards that were adopted with the district as an exhibit were not attached to Ordinance No. 22702. Adding these development standards to the zoning case as adopted in the Ordinance will clarify the standards for the district. This M&C does not request approval of a contract with a business entity.
