SUBJECT: PROPOSED ZONING ORDINANCE TEXT AMENDMENT FOR
rrn URBAN RESIDENTIAL (UR)
Staff is proposing a Zoning Ordinance text amendment related to parking and setbacks in the UR
Urban Residential zoning classification.
Earlier this year, the Mixed Use Zoning Advisory Group (MUZAG) reconvened to review
development standards for UR Urban Residential, MU-1 Low Intensity Mixed-Use, and MU-2
High Intensity Mixed-Use, particularly related to infill development, and to make appropriate
recommendations for changes. MUZAG consists of developer and neighborhood representatives.
At the first two work sessions held to date, MUZAG members reached consensus on several
items and will discuss additional items through the end of the year. Staff is recommending that
three UR Urban Residential items move forward now as a text amendment to address concerns
raised by the Development Advisory Committee and neighborhood representatives:
1 . Remove 25% parking reduction.
2. Only count adjacent on-street parking that does not block the travel lane.
3. Clarify how the 20-foot rear yard setback is measured adjacent to A-# One-Family and B
Two-Family zoning districts when UR driveways are on separate lots.
The anticipated public hearing schedule for the proposed amendment would be:
